Jamie Moyer Drops The Price Of His Seattle Home

jamie moyerLast weekend professional baseball pitcher Jamie Moer was in Texas for the Super Bowl and his annual fundraising initiative for The Moyer Foundation his nonprofit which has a mission to provide comfort and support to children enduring a time of profound physical, emotional or financial distress. The Moyer Foundation joined with chef Mario Batali and The Mario Batali Foundation to present "Spaghetti Western", which was held right next to Chef Tim Love's Love Shack restaurant in Fort Worth, Texas. The event raised $145,000.

But today Moyer is on my radar for a real estate price chop. Moyer, who is 48 and still pitching (although currently not active due to elbow surgery) is trying to sell his home in Seattle's Magnolia area. He was traded from the Seattle Mariners to the Philadelphia Phillies in 2006. He put his home on the market in 2009 for $8.9 million. In December 2010 it popped back up on the market for $7.8 million. Moyer is apparently serious about selling, it just had another price cut, to $6.75 million.

The Tudor style home was built in 1933 but has plenty of modern details including a plush wood-paneled home theater/game room and an outdoor kitchen with a pizza oven. The home's nearly 1/2 acre lot includes a pool, pool house and four-car garage. Other details include a family room with French marble floors, fireplace and butlers pantry; a living room with a vaulted ceiling; a library and a large master suite. Ray Allen Re-Lists His Washington Home

ray allenOur friends at Curbed alerted us to a change in the slow seller files. Boston Celtics player Ray Allen is trying once again to unload his five-bedroom estate in Carnation, Washington. When he played for the Seattle Super Sonics he lived in the home but he was traded to the Celtics in 2007. We covered the home in 2008 when it was first listed at $6 million and then reduced to $5.2 million. Like many sports stars after a relocation, Allen was unable to sell and pulled the home from the market. Now it's back with a new low price tag. It is listed with Matrix Real Estate for $3.7 million.

Allen's Craftsman-style estate is on nearly 4.5 acres. It's a rather nice home with vaulted entryways, box beam ceilings and a casual style. It is a former Street of Dreams Award winning home and includes a gourmet kitchen, home theater, office and exercise room. The home has a lot of exterior features too such as a putting green, pool, exterior cabana and a sports court connected with well-landscaped pathways. The press release from Matrix real estate says that Allen made several customizations including the addition of an elaborate master suite with a double-sided fireplace, attached office/nursery, two room-sized walk-in closets and a travertine-tiled spa bathroom.

Bellevue Towers Goes Back To The Lender

Big real estate news in Bellevue, Washington. The developer of Bellevue Towers, the biggest complex in the region, has turned it over to the lenders to avoid foreclosure. The 539-unit, two-towered complex has struggled to find buyers since its completion nearly two years ago at the start of the real estate collapse. Only around 120 units have sold. The buildings are the tallest on the Eastside. The Seattle Times reports that Gerding Edlen transferred the downtown Bellevue project's unsold units on Thursday to an entity led by Morgan Stanley, according to county records. The developer had borrowed $275 million in 2007. The loan matured a year ago and the lenders have been paying the project's bills since then.

On average units are priced about 30 percent lower than their original prices.The complex includes a fifth floor amenity suite with a fitness center, spa, cold-dip pool, sauna, steam room and terrace. The 42-story towers offer dramatic views.The podium between the towers is designed to have urban gardens with walking paths, a pet area and a linear water feature.

Given the need to move units I wouldn't be surprised to see a condo auction on this one to move some units more rapidly.

We've mentioned professional baseball pitcher Jamie Moyer for his philanthropy before but he's also an athlete in search of a buyer. John Saul on Lopez Island, Estate of the Day

Author John Saul is selling what might be the ultimate writer's retreat. His home on Lopez Island, one of the San Juan Islands in Washington state is a tranquil home with water views. The compound on a little over an acre includes a cedar main house, private guest quarters and numerous outbuildings. The listing also includes Saul's "Dream RV" which has its own covered carport space. The property is listed at $2.595 million.

Vendovi Island Up For Auction


A beautiful island off the coast of Washington state goes up for auction later this month. Vendovi Island is a a 216-acre island in the San Juan Archipelago that will be sold through J. P. King Auction Company on September 30. The island has 13,000 feet of shoreline and six beaches. It has been owned as a family retreat since 1966 and has a four-bedroom home. The island has self-contained utilities: a well, a water tower and tank, four generators, a septic tank, fuel trailer tank, two fuel storage tanks and two propane tanks. It can be accessed by boat or floatplane and has a protected harbor with a rock breakwater, 52-foot pier, a metal ramp and a floating dock. A video tour is after the jump.

"My family has always been into big projects, and when we ran across Vendovi Island, we knew what our next project was," said David Fluke, the island's owner. "It has kept us very close as a family, and it's been a great place for us to escape for the past 43 years."

Sometimes it seems like the biggest and most extravagant homes in Washington state were created by Microsoft executives. Today's home is on 40 acres in Spokane, Washington. The home was built a couple of years ago and utilizes top-of-the-line materials including alder and black walnut wood, granite, marble, limestone and Venetian plaster throughout. The main home is 11,200 square feet with four large bedroom suites and seven fireplaces. It has cathedral ceilings, his and hers offices, fiber optic wiring, geothermal radiant heating and cooling, an Otis elevator and Lutron lighting system. Boulevard Place, Estate of the Day

We've seen many a pricey home on Washington's Mercer Island but today's new build has to be one of the most impressive. It uses some techniques out of the classical architecture playbook including columns and pediments. The home is on a 1.66 acre site with a beach and a boathouse. The seven-bedroom home has a three-level limestone terrace and a massive 20x48ft resort-style pool with a barbecue pavilion and a 120" plasma screen rising from the edge of the pool. Public records show that this property was last sold for $5.375 million back in 2004. It is on the market with what appears to be a brand new home on the property for $28 million.

Olive 8 Condos Up For Auction

The last time I mentioned the Olive 8 condo complex in Seattle was in 2008 when the developer offered prospective buyers a price guarantee. Now on September 19, 34 condos in the building will be auctioned off in a sale conducted by Kennedy Wilson.

The 34 condominiums are located above the downtown Hyatt at Olive 8 and were previously priced from $395,000 to $1,235,000 with five of the 34 condominiums previously listed at over one million dollars each. Starting bids at the September 19th auction will range from $160,000 to $440,000 with all five million-dollar-plus condos included in the bidding.

The one- and two-bedroom condos at Olive 8 have up to 1,586 sq ft of living space and share the Hyatt's amenities including room service and housekeeping. Residents-only amenities include a 24-hour concierge, access to the Club Lounge and outdoor terrace, billiards and entertainment rooms, and a dog run. Units have hardwood flooring, glass walls, modern kitchens and bathrooms with deep soaking tubs. The 34 condominiums up for auction are situated between the 18th and 26th floors. The auction is offering a special incentive of $5,000 toward closing costs to those who who obtain financing through Bank of America Home Loans and Wells Fargo Home Mortgage and close escrow within 45 calendar days of the auction.

Once $40 Million, Mansion Sells For Deep Discount

Sheldon Good & Company has announced the results of a the sale of the Lytle Mansion on Mercer Island in Washington state. We first started watching this home in 2005 when it was listed at a whopping $40 million. The three-story mansion on two acres was put up for sealed bid auction this year. The property sold for $12 million, one of the highest prices for a single-family estate home in the Northwest in 2010. "Our home had been on the market for almost four years without any significant buying interest. Selling had become a dilemma and we realized we had to take a more proactive approach," said Charles Lytle, President of Lytle Enterprises and owner of the Mercer Island estate in a press release.

This home has some incredible details. The indoor saltwater pool has a cloud mural and Egyptian-style columns that have been specially treated to look aged. A Dale Chihuly chandelier spiraling twelve feet of crystal hangs over a marble floor in the entry. The house is full of inlaid stones, marble fireplaces and everything is done on a grand and ornate scale. It has four bedrooms but with nearly 23,000 sq. feet of space much of the space is devoted to waking pursuits. There are two wine cellars, an exercise room, massage and tanning room, music room, steam room, sunroom and a dining room with a gleaming gold leaf ceiling. The master suite has a raised platform bed, a marble fireplace and a bathroom where the tub is set on a pedestal and has a chandelier over it. Outside there is a saltwater pool and 175 feet of waterfront including a boat dock that can accommodate a 140 foot yacht. No word on who the lucky new owner is.

Today's home is a two-bedroom fortress in the sky in Seattle. This one has pretty modest square footage (2658 sq. ft.) for the price but what it lacks in space it makes up for in views. The home has views from Puget Sound to the city skyline, port and beyond and wide windows capture the glorious spectacle. Marrowstone Island, Estate of the Day

If Howard Hughes had known about this place, without a doubt, the recluse-loving billionaire would have put in a bid.
The property sits on Marrowstone island -- an island located off Seattle that's populated by a chosen few (a mere 837 people according to the 2000 Census). The compound, known as Morning Tide by the Sea, has come on the market for the first time in more than 25 years at a listing price of $7,796,000. The 6,000-square-foot home has 825 feet of beach front on Admiralty Inlet and sits on 112 pristine acres.

This is a second home for its owners, who are a bit on the reclusive side themselves but are said to have been early investors in Starbucks. They certainly made sure all their favorite amenities were included: They installed an 18-hole golf course on 82 acres (it follows the shape of the island and is modeled after famed Scottish courses), a writer's studio, a 2,500 square foot greenhouse in which they produce magnificent flower baskets from Barclay's seeds, and a horse barn with four stalls. There is also a frame guest house with a recording booth. The property is sited on rolling lawns on the bluff side and has sea views to Mt. Rainer.

The four bedroom, four-bath main residence, evocative of East Coast cottages, blends antique tiles, Tiffany glass work, and a master wing with a fire place and glass dome, according to the listing.

The island itself is reachable by ferry and a bridge from Indian Island. There is one market, the Nordland General Store, which if you blink, you may drive right past it. The island was plotted in 1889, and settled by families newly immigrated from Norway who saw its similarities to the Norwegian fjords. Many of the descendants of the original families still live on the island.

On the list of architectural periods the 1970s doesn't usually light my fire but this home in Clyde Hill, Washington is proof that 70s architecture can be simple and classic and that dated isn't always dreadful. Today's estate on posh Mercer Island in Washington, comes courtesy of a reader, Timothy, who has checked out the home in person and can attest to its fabulousness. This home is admirably located so that it has beautiful views of Lake Washington and of the landscape. The home is surrounded by trees for privacy. The home has a couple of nice maintenance features: Trex decks mean no repainting or staining the wood each year and the heated tile floors in the house keep cleaning simple. The land also has an office at the water's edge, a two-bedroom guest house over the garage and an exercise room with a bathroom behind the garage.
