We first heard about these a couple years ago but the Viceroy Anguilla Residences are now ready for immediate occupancy. The 134 private island residences command an idyllic spot on 3,200 feet of white sand beaches on Barnes and Meads Bays along Anguilla's northwest shore. The Viceroy Anguilla is currently in its final sales release with contemporary beachfront and blufftop villas, townhomes and resort residences on offer starting at $935,000 and going as high as $9.9 million. Around 75 percent of these residences have been sold to date, with over $15 million in new sales generated in 2010. So much for the real estate slump.

The interiors were designed by famed tastemaker Kelly Wearstler, who matched the scenic natural beauty of the area with sculptural and organic elements such as driftwood, rattan, travertine and hand-carved sculptures. Homeowners at Viceroy Anguilla also receive membership into the Viceroy Club with discounts and preferred access privileges at the Caribbean resort and throughout the entire Viceroy Hotel Group collection of properties. Amenities on the property include both fine dining and casual restaurants, an 8,000 square-foot two-story oceanfront spa, three championship tennis courts, personal chef/butler service and a Kid's/Teen's Club. Luxe Home Swap: Trading Spaces for Vacations in Style

"Luxe" doesn't have to mean luxury, believes Debbie Wosskow, who came up with the idea of Luxe Home Swap. Wasskow was tired of spending 80% of her travel budget on her hotel stays and tested out the main home exchange sites. When she posted her home in Central London on a few sites, she was bombarded with inquiries from others whose homes weren't what she was asking for in exchange -- in some cases, the wrong size, wrong location, and even the wrong continent..

Her recently launched web site for Luxe Home Swap is member-driven and lets clients make their own deals It costs $159 a year to list as many homes as you own and wish to include and you can swap as often as you wish within the year. If you haven't completed a swap within the first year, the second year's membership is free.

Two of the trends Luxe Home Swap is seeing, said Wosskow, are "asymmetrical" swaps -- 10 days in your condo for 7 nights in my beach home -- and "non-simultaneous" swaps -- you come in October and I'll use your home in June.

"It's totally up to our members to work out the details with each other and they're completely free to arrange swaps however they wish," she said. Flexibility is what distinguishes this site from the others, she said.

El Banco Luxury Development

The serene location shown here is the setting for el Banco, a new luxury community on the Mexico coast. Tim Koogle, the founding CEO of Yahoo! Inc., is creating el Banco as a low-density luxury development. The el Banco community will include unfinished estate lots, finished homes and an all-suite luxury boutique hotel. The oceanfront estate lots are selling for about $4.75 million and 14 beach villas that will be finished in late 2006 will have price tags of $3 million-plus.
