Luxury Condos Up For Auction In Galveston

I've written about the Palisade Palms project in Galveston since 2008. Back then, all aflush with condo optimism, the two towers on Galveston Island were selling for $500,000 - $1.6 million. Flash forward to now and have we got a deal for you. On June 6, 27 condos will be auctioned off in an "inventory reduction" that has sellers naming their own price.

Prior to Hurricane Ike the condos were selling briskly but after the hurricane and the subsequent real estate slump sales slowed to a crawl. The Kennedy Wilson Auction Group is running the sale and starting bids will range from $125,000 to $375,000. The two towers have panoramic views over the Gulf of Mexico and amenities include two pool areas with spa hot tubs, a plaza deck with a fire pit, fitness center, tennis court, media lounge, private party room, gazebo, concierge service and more.

Chateau du Lac, Estate of the Day

Take a little bit of France, a whole lot of Texas and you get Chateau du Lac, a French-inspired compound on Grapevine Lake in Dallas. This sprawling seven-bedroom castle is on ten acres that include a bridge house, gate house, guest house and two swimming pools. This is luxury on a grand scale. There is a wine cellar which has the interesting feature of having holes for wine bottles right in the brick wall. The Moroccan-themed media room is draped in gauzy fabrics. A marble bathtub sits on a pedestal facing a fireplace with a chandelier overhead. And, as a reminder we are in Texas, there is also a trophy room with animal heads and medieval-style sconces. A long-columned hallway recalls Citizen Kane's mythical Xanadu. The home is a pastiche of many different styles but the overall effect is pure money. Will anyone be willing to pay $18.5 million? Armstrong Parkway, Estate of the Day

Today's estate in Highland Park, Texas comes with a bit of history even though its glossy renovated interior makes it look like a fresh build. The English Tudor home was designed by the Park Cities architect, Henry B. (Hal) Thompson of Thompson and Swaine Architects and built for Harry A. Olmsted, owner of a wholesale paper company and President of the State Fair of Texas in 1926. The six-bedroom home is on under an acre of land. The home itself has a stone and brick exterior with a slate roof and leaded glass windows in many of the rooms. Features include a large living room, oak-paneled study, butler's pantry, bar and family room. A solarium has glass, stone and brick walls and a slate floor and doors leading to the back yard and pool. The cook's kitchen has a center island, granite countertops, Walker Zanger custom tile back splash and limestone flooring as well as top-of-the-line appliances that include two full ovens, two Bosch dishwashers, two warming drawers, a third electric convection oven, microwave, and a SubZero freezer with two additional freezer drawers in the walk-in pantry. The master bedroom has separate his and her baths and dressing areas as well as a sitting area and bar area. The third floor of the home has a large exercise room as well as more bedrooms.

Outside is the pool, an English herb garden and a cabana/greenhouse. The open pool house has an in-ground spa, bar area with television and a full bath. The two car garage has a third bay for storage and a half bath. There is also a separate mudroom with a washer/dryer and an apartment upstairs that includes a bedroom and living area with a full kitchen and a bath. This home is listed at $9.95 million.

Tanglewood Texas, Estate of the Day

Usually I'm not a fan of recent homes in developments but this one in the Tanglewood area of Houston is rather charming, perhaps because of the current owner's use of modern art. The Tanglewood community is perhaps best known for being home to George H. W. Bush and has seen a boom in which many of the original homes in the neighborhoods have been replaced by newer modern homes like this one. This one was built in 2001 and has four bedrooms. It won me over with the elegant exterior, slate floors in some rooms, a brick wine room, plenty of built in shelfs and a lot that includes a tranquil pool area. It is listed at $4.8 million.

Teixeira in Texas, Estate of the Day

The Real Estalker Mama was a little harsh on this one but I don't think the Westlake,Texas home of baseball player Mark Teixeira is all that bad. Especially if you are a golfer. It's located in the posh Vaquero development which offers residents a Tom Fazio golf course, swim center, fishing ponds a fitness center and a clubhouse. The house itself has four bedrooms and is nearly 7,000 square feet. Teixeira, who is a first baseman, used to play for the Texas Rangers but currently plays for the Atlanta Braves (he recently signed up for a one-year contract so he will be there a while longer. He and his wife purchased the home in 2005 for $3.99 million. His Texas home has a bit of that dreaded modern Tuscan look going on but it really isn't terrible. It's got a nice negative-edge pool with a nice outdoor entertaining area. Sure it's a little stodgy and Pottery Barn catalog-like but it seems like a home that looks like it would be on MTV Cribs and many people would find it charming. Not my taste perhaps, but not bad at all. As the Real Estalker Mama did mention, the couple did show admirable decorating restraint when they could have really could have ridden the train to tackytown. And even though the library has a staircase in it, the wood-paneled walls are delightful. It is listed at $5.75 million.

Contour Drive, Estate of the Day

They say to never judge a book buy a cover and it could be said that judging a house by its exterior is a similar folly. That would definitely be the case with today's home in San Antonio, Texas. The outside reveals its past, a French country home built in the 1930s, all ivy and stone and charm. But the home was renovated in 2000 by owners with an eye to having a far more modern home. Modern art, track lighting and the use of exposed pipe furniture creates a very contemporary look. There are things to love here, the gleaming floors, the bright white bookcases and the serene pool and spa area. Piney Point Village, Estate of the Day

The listing uses the one word that describes this home best: unbelievable. After all, I try to bring you a lavish home every day but sometimes I find one that is truly extraordinary. This is currently the most expensive home in the Houston area and is full of Texas-sized luxury. The home is located in Piney Point Village, one of the most expensive areas in all of Texas. The eight-bedroom home has ornately scrolled columns, marble floors, gilded decorations and so much more. The wine room and bar is big enough to be a small restaurant, the home theater has a screen flanked by Oscar-like statues and the dining room is suitable for entertaining heads of state. Kessler Woods

Urban design is coming to Texas in the form of Kessler Woods, a development of thirty homes located in Oak Cliff, four miles southwest of Dallas. The contemporary gated development features designs inspired by Frank Lloyd Wright and Richard Neutra.The entire development will be a monument to midcentury modern, a big difference from the rather bland attempts at design that populate many developments. The development has access to the 12 Hill Nature Center and views of the Dallas skyline. According to an article in the Dallas Morning News this winter, all 11 homes in the first phase have been sold out. The houses sell for between $495,000 to $2 million.
