Falling Prices In Franklin, Tennessee

leann rimesThe blogosphere was abuzz today with the news that country singer and actress LeAnn Rimes has dropped the price on her custom-built home in Franklin, Tennessee. Rimes and her husband, backup dancer Dean Sheremet, bought a 5.21 acre hunk of property in the gated Avalon community in 2006. The couple then built a 13,380 square foot mansion which they put on the market in 2009 for $7.45 million. The home has had few price cuts and is now listed at $6.249 million.

The home has four bedrooms and includes public rooms on a grand scale including formal living and dining rooms, an expansive kitchen, large den, home theater and a second kitchen with a stone back wall which is shown in the listing pictures. Although the outside of the house has a faux English country look, the inside is modern and urban. The master suite is done in gray and white tones with a dark hardwood floor and the master bathroom features marble floors and a glass shower that looks out over the property. We don't have too many pictures but the home is also said to have a yoga room and wiring to allow a music studio to be installed.


But the bigger story to my real-estate-loving eyes is the biggest property on the market in Franklin. Eagle's Nest Farm was listed at $33 million when it was our estate of the day in 2008 but it was later discounted to $29.5 million and now sits at a cool $27.5 million.

Nashville Condo Project Headed For Foreclosure

We've got some foreclosure news out of Tennessee. East Nashville's 5th & Main condominium complex has been slated for a foreclosure sale. Wachovia Bank will auction off the $47 million project on February 25 in front of the Metro Courthouse in Nashville. The commercial section of the building and the residential portion will be auctioned off separately. The project had only sold off nine of its 129 units despite a Hail Mary price chop by a court-appointed receiver in 2009. Units have recently been up for lease. The situation is being termed another fall-out from the real estate slump.

The building has lofts, flats, and townhouses with city views. Amenities include underground parking, a landscaped roof deck with exquisite views of downtown, a community security system with 24-hour monitoring, balconies overlooking the city or courtyard, stainless steel appliances with granite countertops.

Today's home is far and away the most expensive on the market in Nashville, Tennessee right now. The home was built in 1999 and is on six acres. The home itself has over 20,000 square feet of space. It was designed by Mark Harrison, built by Will Andrews with interior design by Mary Spalding. The six-bedroom home is rich with marbles, stones and woods from around the world with a recurring theme of vaulted wood ceilings and exposed brick. There is a wine cellar, pool, multiple outdoor fireplaces and more. This home is listed at $22.5 million.

Sheryl Crow's Tennessee Farm Fails To Sell At Auction

Sheryl Crow was tired of waiting around for her Tennessee farm to sell and so she took auction. Crow, who listed her home back in May for $7.5 million, agreed to have Cross Creek Farm put up for auction but the auction closed on Tuesday, November 23rd, 2010 without the reserve having been met.

This "solar farm" and equestrian property of approximately 150 acres includes a 10,264 square-foot home. The property also features a 14-stall barn, indoor riding area and large pond. The three-story home has five bedrooms, a theatre room, with added spaces wired for a music studio incorporating additional living space, and a private in-law apartment or nanny quarters, as well as a three-bedroom guest house. In recent years auctions have become a popular way to speed up the selling process but it's no guarantee. Could we see a new listing and a price cut soon?

Kelly Clarkson Lists Her Nashville Home

The Real Estalker alerted us to the fact that Kelly Clarkson, the first American Idol winner, is on the move. Clarkson has listed the Nashville home she bought in 2007 for $1.49 million. The Real Estalker covered this home in April 2008 so we can do a little compare and contrast with the listing pictures. It looks like, given the current very staged decor, Clarkson has already moved on but not before she changed some of the landscaping, added white plantation shutters, darkened the hardwood floors and went a little crazy with the paint selections. Practically every room is a different vivid color. Clarkson also upgraded the kitchen with green cabinets and new stainless steel appliances. Clarkson has listed the home for $1.449 million which means she will take a loss on the home.

Crantzdorf Castle, Estate of the Day

We first started covering the Crantzdorf Castle back in 2008 but a new listing with a lot more interior pictures and a lower price makes it worth covering as an estate of the day again. This castle-style home in East Tennessee took over 10 years to create and is over 20,000+ sq. ft. with 21 rooms including nine bedrooms. The rooms keep the theme of the exterior combining both antique pieces and new furniture on a grand scale. The fountain and doors and fireplaces are antique as well and the home includes handcast moldings, Italian marble floors and stained glass. There is a large home theater, indoor basketball court, large pool and a replica of the Bristol Motor Speedway complete with six cars. The home sits on 13 acres on Boone Lake and has lake access containing a boat house and gazebo. It was listed at $28.5 million in 2008.

Early last year the home caught fire when a lightning strike hit a copper beam in a turret. The copper beam conducted the lightning through the top floor of the house striking the water main. The top floor had fire damage and the lower floors were soaked with water. At that time it was reported that the owners Steve and Ashley Grindstaff were self insured but planned to rebuild. Now the home is back on the market with plenty of interior pictures that showcase the home's unique decor. Few homes have stained glass windows over the kitchen sink. Giant gilt mirrors, heavy velvet curtains, ornately carved woodwork and other elaborate details make sure that the interior is as over the top as the exterior. The home also has a new low price, $19.5 million.

Mississippi River Retreat, Estate of the Day

Need a lot of space? Today's home in Memphis, Tennessee has it. The former cotton warehouse on Front Street has been converted into three separate apartments plus the main living quarters over four stories. The home has over 22,000 square feet of space, room for a three-car drive through garage, a full gym, a pub with a 25-foot custom bar, conservatory, library, caterer's kitchen and a media room. It also has its own rooftop pool and outdoor lounging area with fabulous views over the Mississippi River. An elevator connects all floors. Some of the home retains just enough of its industrial origin for a touch of rough charm while others seem more suburban than urban. But oh the views from that pool. This building is listed at $5 million.
