We first heard about these a couple years ago but the Viceroy Anguilla Residences are now ready for immediate occupancy. The 134 private island residences command an idyllic spot on 3,200 feet of white sand beaches on Barnes and Meads Bays along Anguilla's northwest shore. The Viceroy Anguilla is currently in its final sales release with contemporary beachfront and blufftop villas, townhomes and resort residences on offer starting at $935,000 and going as high as $9.9 million. Around 75 percent of these residences have been sold to date, with over $15 million in new sales generated in 2010. So much for the real estate slump.

The interiors were designed by famed tastemaker Kelly Wearstler, who matched the scenic natural beauty of the area with sculptural and organic elements such as driftwood, rattan, travertine and hand-carved sculptures. Homeowners at Viceroy Anguilla also receive membership into the Viceroy Club with discounts and preferred access privileges at the Caribbean resort and throughout the entire Viceroy Hotel Group collection of properties. Amenities on the property include both fine dining and casual restaurants, an 8,000 square-foot two-story oceanfront spa, three championship tennis courts, personal chef/butler service and a Kid's/Teen's Club. The Foreclosure At The Ritz

Boston's Ritz-Carlton residences are some of the most luxurious in the city which is why the news of a foreclosure in the complex is surprising to many. The residences associated with the luxury hotel have been home to Manny Ramirez, Johnny Damon and other former Red Sox players as well as many of Boston's wealthy residents. The foreclosed one-bedroom, eighth-floor unit in the Ritz-Carlton Residences should still sell for about $600,000 at resale. Other units in the building are currently on sale from $795,000 to $4.25 million.

Palazzo Announces St. Regis Residences

The Palazzo Las Vegas officially opened earlier this year and now, like its neighbor The Wynn, it's expanding into resdiences. Las Vegas Sands has announced that the company has reached an agreement with Starwood Hotels to create The St. Regis Residences at the Venetian Palazzo,. The new project is a collection of 398 private luxury residences under construction between Las Vegas Sands' Palazzo and Venetian resorts on the Las Vegas Strip.

The residence will be available fully furnished with a choice of several different designer packages. They will range in size from 1,700 to over 10,000 square feet for a duplex villa with private pool. Prices on individual units haven't been released yet but the press release says that total sales for all units could reach as much as $2 billion which would put the average price at over $5 million. The St. Regis Residences are expected to open in March 2010. They will begin accepting VIP reservations this month and open a preview gallery in October.

Residences at Palomar

Dallas is full of condo-hotel projects and they just keep getting more intriguing. As the the Dallas Morning News reports, the Hotel Palomar is trying to be the hipster hotel in Dallas. Now next to the Trader Vic's restaurant, you can find Brüt, a champagne store and lounge that is small but manages to stock 160 champagnes and sparkling wines on its shelves. The store generally pours three kinds of champagne each day.

You can also extend your stay at the Hotel Palomar permanently. The Residences at Palomar include condos, lofts and courtyard homes. The development includes the Exhale spa, a fitness center and several restaurants. The nine-story tower is home to 55 units ranging in price from ranging from $350,000 to $2.5 million for a penthouse.

Schloss Velden Opens As The First Capella Hotel

I first wrote about the plan for the Capella Hotels and Resorts collection back in 2005. Now they have opened the first property: Schloss Velden, a Capella Hotel in the lakeside village of Velden, Austria. Schloss Velden is a landmark in Austria's Carinthian region on the banks of Lake Woerth and was originally constructed in 1603 as a private castle. It was in use as a hotel until 1991 and has now been reopened with 39 guestrooms, a fine dining room, the Schloss Bar, a wine and champagne cellar, and private "living room" for guests with lakefront views. A contemporary addition designed by Jabonegg & Pálffy holds 66 rooms and 45 private residences. It has wraparound glass views of the mountain and lake is also home to Auriga, a 30,000-square foot spa and wellness center. The resort also includes a modern beach club and private marina, with cabanas and a lakeside restaurant. It's an odd mix, the ultra-traditional yellow lakeside Schloss Velden and the ultra modern, white, bright and angular residence complex but for those who have always been torn between modern and traditional, they can have their cake and stay in it too.

The Residences At Midtown

I'm staying in South Florida for the next few weeks and it is amazing how many condominium buildings are being built in the area. This one, the Residences at Midtown will be located in Palm Beach Gardens. The project is home to 225 condominium residences located at Main Street at Midtown a complex of retail, restaurant and office space. The condos range in size from 733 square feet to 2,030 square feet and feature granite countertops, stainless steel appliances and a separate tub and shower in the master bathroom. Building amenities include a pool and whirlpool, tennis court, fitness center and a clubhouse with a business center and entertainment area. Prices range from the $200,000s to the $600,000s.

Vail Plaza Hotel and Club

We are back in Vail for a look at yet another project in this Colorado ski resort. The Vail Plaza Hotel and Club is a complex that includes the Vail Plaza hotel, two restaurants and 38 residences. The 207-room Vail Plaza Hotel and Club will be a boutique hotel offering everything from standard guestrooms to four-bedroom suites with gourmet kitchen. Amenities include Egyptian cotton sheets, marble bathrooms and feather beds. The two restaurants will be Ristorante Da Vinci, featuring Italian fine dining and Galileo which will provide hearty American fare. There will also be a lounge for aprés-ski relaxation.The Sorrento spa will have five treatment rooms and there will also be a heated outdoor pool, fitness center and an eight-person hot tub. The hotel will open this June. Fractional interests in the residences start in the low $100K range for two-week shares.

Fairmont Plans Residences in Bar Harbor

This may be the first time I have seen a major resort make a move into developing townhomes in Maine. Fairmont Hotels has announced they will be creating the Fairmont Residences at Bar Harbor. The 25 homes will be located in the village of Bar Harbor and will have views of the island-studded bay and Acadia National Park. There will also be a Clubhouse with a heated outdoor pool, jacuzzi, billiard room, clubroom and fitness center. The homes will cost from around $1.2 million to $1.6 million and offer over 2,600 square feet of space. Groundbreaking is anticipated for this fall and the homes should be ready 2008 summer season.

Bar Harbor is one of the spots to experience classic New England charm and while it is a popular destination it isn't absolutely overrun with tourists most of the time (although the price of a lobster roll does seem to climb somewhere in June). According to the press release, the Fairmont and their partner Bayview Financial, are making nice with the locals by doing things like underwriting the cost of the Rotary Club's annual pancake breakfast and seafood festival during Bar Harbor's Fourth of July celebration.

The Alexandra Resort

Another development in the hot Turks and Caicos Islands, the Alexandra Resort is located on Grace Bay Beach (voted one of the world's best beaches). The all-suite beachfront property has a free-form swimming pool with a swim-up bar, beachfront fitness center and tennis courts. Each suite is beachfront or ocean view and has a a fully-equipped kitchen and a private balcony. They have a new "Simply Love" package for couples that includes seven nights in a one-bedroom suite, a private dinner and bottle of wine at the resort’s Orchid Restaurant and a boat excursion to one of the cays surrounding the island. The package starts at $3,675 per couple. If you fall in love with the resort there are also residences available. Condos  range from 459 square-foot -studios to 3,840- square- foot penthouses with teak furniture, granite countertops, stainless steel kitchen appliances, and private terraces.

The Grandeur Residences at the Palm Jumeirah Crescent

Developer ETA Star has announced a $326.7 million project, the Taj Exotica Resort & Spa and The Grandeur Residences at the Palm Jumeirah Crescent (the piece of land shaped like a date palm with a crescent-shaped breakwater surrounding it). The Taj Exotica Resort will be a five-star hotel with the Jiva Spa, which will be the largest spa in the Middle East.  The residences were modeled on the palaces of Rajasthan and promise the royal treatment for their clients. The project is estimated to be completed sometime between late 2008 and early 2009.
