Vezelay, Estate of the Day

Today Concierge Auctions takes you away to Vezelay, a sprawling equestrian estate in Unionville, Pennsylvania. This home on 51.9 acres goes up for sale on May 10. The property includes a six-stall custom barn and a more than 9,000-square-foot residence. The sale is being conducted in cooperation with Brett Jones and Karen Nader of Brandywine Fine Properties Sotheby's International Realty. The property was originally listed for $6.969 million.

The main home has open, cathedral ceilings leading to a living room with a wood-burning fireplace and floor-to-ceiling windows with views of the Laurels Preserve. Also on the first floor, the chef's kitchen offers arguably some of the best views of the property, and the master bedroom suite is complete with a sitting room with floor-to-ceiling bookshelves and a fireplace. On the second floor of the main home, two bedrooms each offer convenient en-suite bathrooms for guests. The lower level is home to a media room that looks out to the large heated pool. Another bedroom suite includes a walk-in closet and a full bath.

The home was enlarged in 2007 with a two-story addition with additional rooms and amenities. In March, Concierge Auctions heads to New York to auction off a home in the lovely small town of Cold Spring, New York. The renovated Colonial estate is on 12 acres and has mountain views. The home was previously listed at $1.95 million and will sell on March 31. The sale is being conducted in cooperation with Jean Cameron-Smith of North Country Sotheby's International Realty.

Dennis Kozlowski's Former Home Sells At Auction

When I can I like to follow up with some of the results of the big real estate auctions we cover. Last month we mentioned a huge home in New Hampshire that would be auctioned off on November 9. Grand Estates Auction Co., was selling this home on 15 acres in North Hampton, New Hampshire. This property was once owned by infamous former Tyco International CEO Dennis Kozlowski. The current owner has been rebuilding the estate virtually from the foundation up for the last six years.

Seacoast Online reports
that the 10,000-square-foot mansion sold for $4.2 million. The 15-acre property was assessed at $9.4 million. The article says that both the buyer and the seller were happy with the price. The info on the new owners hasn't been disclosed. There were 16 registered bidders taking part in the auction.

The home has been redone on a grand scale since Kozlowski's residence. An artist spent two years hand-painting walls and murals throughout the home's more than 10,000 square feet. There is a 1,600-plus-square-foot master suite that fills the entire third floor and has views of the ocean and marsh, complete with octagonal meditation room, en suite kitchen and laundry room, sitting room, and massive master bathroom featuring a handmade Egyptian chandelier.

The huge home has indoor and outdoor pools, spa, steam and sauna, fitness center, tennis court and cabana, massage and game rooms, and a home-theater wing with 13 oversized chairs and a concession stand. A smart home system controls all electronics, including indoor and outdoor security cameras and a dozen flat-screen televisions, at home or remotely. Geothermal heating and cooling, a heat recovery system, underground storage tanks to collect rainfall, and backup generators keep the home going, come what may. There are nine fireplaces, an elevator to all levels, gourmet kitchen with 14-foot, bi-level island and three guest suites including one with a nursery.

Today's home takes us to Coronado, California site of the next auction from Concierge Auctions. Coronado, also known as Coronado island, is located on a peninsula connected to the mainland in San Diego. It is home to the Hotel del Coronado, restaurants, and a quiet and picturesque community. Concierge Auctions will conduct a live, on-site luxury real estate auction of 755 F Avenue, a home and guest home in the affluent community of Coronado Village on August 12. The home was originally listed for $2,899,000 but this auction is absolute, meaning the property will sell to the highest bidder regardless of price. The sale is in cooperation with Ashlee Nicolls of Park Life Real Estate.

The completely remodeled 2,700-square-foot family home has three bedrooms, three bathrooms, a kitchen with a long granite bar and adjoining dining room. The great room has a red brick and dark wood fireplace. Other details include a staircase of wrought-iron railings and red brick and hardwood stairs and charming spaces filled with abundant natural light. The porch overlooks the home's landscaped yard and white walking stones lead to the detached guest home, a 900 square foot studio with a full bath and kitchenette. A custom built-in outdoor oven and stove completes the outdoor space.

The auction of 755 F Avenue will be held live, on-site on Thursday, August 12 at 2 p.m. Attendance will be limited to registered bidders and their representatives. Pueo Point, Estate of the Day

Concierge Auctions is back in Hawaii for another on-site auction. On August 23, the firm will auction off Pueo Point, an ocean bluff residence and adjacent lot located on the North Shore of Kauai. The sale is being conducted in cooperation with Neal Norman of Koa Properties.

Located on Anini Vista Drive, Pueo Point is perched on a bluff overlooking Anini Beach, which has the longest reef of all the Hawaiian Islands. The properties have landscaped gardens and trails leading to the tranquil and secluded beach below. The residence includes three bedrooms, an office, gourmet kitchen, maple hardwood floors, custom teak cabinetry and floor-to-ceiling sliding glass doors. Every room offers ocean, garden or sunset views and the exterior of the home features a saltwater pool and spa, private shower, protected dining area, limestone lanais and ipe decks. "The home and grounds are a work of art and a labor of love," stated Michele Hughes of The Michele Hughes Company, developer and owner of the seven-acre property.

The property is being sold in two sections, one for the main residence on 1.32 acres, and one for the adjacent 1.67-acre lot. Together the two parcels have a 2/3 undivided interest in an additional four acres of manicured common area. The residence was once offered at $9.8 million, the suggested opening bid is $3.8 million. The lot was appraised for $3.7 million and the suggested opening bid is $1.5 million.

Luxury Homes And Condos Up For Auction In Dallas

Luxury homes and condos continue to hit the auction block. In the Dallas area, homes and condos which once were priced over $1 million will be available at bargain prices during an auction on November 7. Fifteen luxury homes in McKinney's Craig Ranch area and 29 high-end condominiums in Dallas' Preston Hollow neighborhood will be auctioned by the Kennedy Wilson Auction Group. Bidding on the homes will start at $125,000 to $370,000 and starting bids for the condos in Park Hollow, in the Preston Hollow area, will range from $215,000 to $495,000. The auction will take place at the at the Hilton Anatole in Dallas and Kennedy Wilson is holding informational meetings in advance of the event.

Miami Real Estate Flounders On Sinking Prices

For a while it seemed that Miami might be one part of Florida that was if not immune from the real estate slowdown, protected a bit by its size and cachet. But now prices have started to plummet and putting many real estate speculators in trouble. The Miami skyline is dotted with cranes as buildings continue to go up but thousands of condo units are waiting either unsold or in foreclosure.

The numbers in Miami are startling, According to a report in Canada's Globe and Mail, prices citywide were 17.5 per cent lower in December than a year earlier with the value of some condos down by as much as half. And as more condo projects in progress are finished up the numbers could even go lower. Condos with sexy names and alluring promotions such as Jade and Vue are now facing millions of dollars in mortgage defaults and foreclosures. It's been a disaster for both investors and developers. In fact, two prominent Miami condo developers who were facing condo problems have died of heart attacks.

The problem in Miami is just part of Florida's boom and bust cycle. Whole towns sprung up over the last few years and many have gone bust just as quickly often leaving half-built homes abandoned (for a great photo series on this check out this piece on Rotunda Sands in Mental Floss). At this point, practically the entire state of Florida is in some sort of foreclosure crisis making it easy pickings for those from across the country and around the world looking for a real estate deal. Both homeowners who owe more than their homes are worth and developers forced to sell condos at cost or in some cases for even less than it cost to build them are ready to accept all sorts of offers.

For now, the temporary bandage seems to be real estate auctions. The other day I mentioned that two prominent real estate firms in Florida are working with a major real estate auction company. And just about every day I learn of a new auction of a condo complex in Florida. Many of the auctions are absolute, meaning that bidders will take whatever they can get. The good news is that this slump cannot last forever and for those who have the means to pick up a warm weather getaway there are major bargains to be had. Maybe this is the time for Miami developers to reach out to Russian investors looking for a place to wait out the winter chill.

More Real Estate Auctions Planned For Florida

Need more proof that Florida's real estate market is in deep trouble? Here it is, both Sotheby's Realty and Coldwell Banker are making moves on the real estate auction front. Sol Sotheby's International Realty and Nestler Poletto Sotheby's International Realty have announced they will hold their first luxury property auction for Miami-Dade, Broward and Palm Beach Counties on March 28 in Fort Lauderdale, putting more than $200 million in high-end properties on the block. Most of the properties will be sold to the highest qualified bidder with no limiting conditions or amounts.

The same company that is working with Sotheby's, Daniel DeCaro Real Estate Auctions, is also helping Coldwell Banker Real Estate Florida with auctions. They now offer clients the option of auctioning off their homes in Central Florida rather than selling in the traditional manner.
