Topridge, Estate of the Day

Today's estate is one we have seen before. Topridge was our estate of the day in 2007 back when it was listed for $9.8 million. Now the estate in Tuxedo Park, New York is headed to auction through Concierge Auctions on November 19. This grand old estate is on 19.3 acres. The main home was built circa 1909 and designed by renowned architects Delano and Aldrich. The sale is being conducted in cooperation with listing agent Cindy Booth of Towne & Country Properties Sotheby's International Realty.

"Topridge is a special place, and my family and I enjoyed many wonderful years there. However, now that my children are grown, I find myself spending more time at my residence in Florida," stated seller Heidi Steiger.

The grounds include the original tea house with field stone fireplace and a children's playhouse. The home itself is a classic of the era. It has a marble floored rotunda with a hand painted ceiling and four sets of French doors offering access to the grand salon, formal dining room, library and ground floor site. There is a morning room with a private courtyard garden and greenhouse for taking your morning coffee. The home has a modern kitchen with granite countertops and new appliances. The home also has a pool wing which includes a wet bar, billiards area, and 50-foot heated pool. The ground floor suite includes three bedrooms and a living room with kitchenette. The second floor has three bedrooms and a second floor office located overlooking a media/screening room with drop down home theater screen and surround sound. A third suite has two additional bedrooms.

The property is one of the larger ones in Tuxedo Park, a village tucked behind a manned gate house. Tuxedo Park is home to a variety of grand summer "cottages" built between 1885 and the early 1900s, showcasing Tudor, Spanish Mission, Georgian, Jacobean, Gothic Revival, Queen Anne and Dutch Colonial Revival styles from many of the period's great architects.

The on-site auction of Topridge has no reserve, and no minimum bid is required to participate. The property is open for preview daily from 1pm to 4pm by appointment. To schedule a preview call 877-463-5280, or for more information visit www.TopridgeAuction.com.

Historic Oklahoma Mansion To Be Sold In Sheriff's Sale

An Oklahoma home that once belonged to department store tycoon John A. Brown and his wife, Della, is set to be auctioned at a sheriff's sale. NewsOk reports that the three-story, 12,000-square-foot mansion in Nichols Hills was last owned by developer Jim Meyer and his wife, Robin. It was on the market for $3.65 million in 2008 but the sheriff's notice for the December 2 auction shows the appraised value at $2 million.

The mansion was built in 1929 and according to a posting on Trulia it has seven bedrooms and is over 12,700 square feet. Images from that listing show a lavish home with gilded coffered ceilings in the dining room. The mansion was featured as the Symphony Designers Show House in 2003. Brown's department store was once a fixture in downtown Oklahoma City. For the history of the store which dates from the early 1900s until the family business was eventually acquired by Dillard's in 1984, check out this story which features archival photos of the store.

Astor Courts To Be Sold At Auction

Over the summer the Astor Courts estate in Rhinebeck, New York was in the news for hosting Chelsea Clinton's wedding, now it is up for auction. The home has been up for sale for a while, it was our estate of the day back in September 2009 and was listed for $12 million. Tranzon Asset Advisors, a national real estate auction firm, is organizing the auction in conjunction with H.H. Hill Realty Services of Rhinebeck, NY. The auction is open to qualified, pre-registered bidders and will start with a sealed-bid process that has an October 14th deadline.

The home was built at the turn of the century by John Jacob Astor, IV and his wife Ava. It was designed by Stanford White and was inspired by Louis XIV's Grand Trianon at Versailles, Astor Courts. The home was originally part of the Astor family's Ferncliff estate and Astor Courts (also known as the "Astor Casino" or "Ferncliff Casino") was designed as a guest lodge and sporting pavilion. The beautiful Beaux-Arts mansion was completed in 1904 and is on 50 acres. The expansive main living area has five bedrooms and spans over 15,000 square feet. The truly stunning details include the indoor clay tennis court topped with a glass ceiling and framed by Gothic arches and a white marble pool surrounded by arches and graced with a pale sky-blue ceiling.

In 1964 Brooke Astor gave the home to the Catholic Church. The current owners, real-estate developer Arthur Seelbinder and his wife, Kathleen Hammer, a former producer for Oxygen Media, bought the home in 2005 for $3.2 million and spent a fortune restoring it. Stanford White's great-grandson, Sam White led the restoration. The property is listed on the National Historic Register, and a Letter of Patent from New York State ensures access to the Hudson River in perpetuity and a Special Use Permit allows the property to be rented for corporate retreats, conferences and other functions. It has an estimated appraised value of $15 million but will sell to the highest bidder above $7,500,000.

The 4,700-square-foot home is an assemblage four smaller condos bought over the course of 20 years. The full-floor condo has panoramic views. The condo had been listed at $1.95 million for about a year. The auction through Fine & Company has a suggested opening bid is $600,000. Le Chateau Renaissance Up For Auction

Another huge home is being put up for auction. Le Chateau Renaissance is the former estate of Stephen Hilbert, the one-time head of the firm Conseco in Carmel, Indiana. Conseco, which is now insurance company CNO Financial Group Inc. is putting the home up for auction in a sealed bid auction. CNO took the house in 2005 after a dispute with Hilbert over millions he borrowed from the company to buy its stock. The bid submission deadline is August 27.

We first saw this home in 2006 when it was the the 2006 Decorators' Show House. The estate was once valued at $25 million but was listed at $20 million in 2006. An auction of the household possessions raised more than $750,000 in February 2005. More recently the home was listed at $9.9 million. With no sale, CNO decided to try the auction route instead. The seven-bedroom home is on nearly 34 acres. The 25,000 square foot main residence has a master suite with a private indoor lap pool. Continuing the fitness theme, there is also a sports pavilion with basketball and racquet ball courts, locker rooms designed to resemble Assembly Hall, the basketball arena at Indiana University. An outdoor infinity pool has a double waterfall and separate pool house. There is also a guest house and six carpeted parking bays. The Wall Street Journal reports that Hilbert has left his mark on the place in the form of lighting that bears his initials and murals one of which is a likeness of Hilbert wearing a toga (you might want to paint over that one). Bidders can tour the house until August 20, more details are available on the property website.

A prime piece of Aspen real estate will be auctioned off in August through Sheldon Good & Company. The site was at one time the location of The Stage 3 Movie Theater and now contains a partially-built, three-story building (rendering shown above) which, when completed could house 30,000 square feet of residential, retail and office space.
