Choteau Mountain Ranch, Estate of the Day

Monte Burke over at Forbes recently wrote about the "white-hot" market for western ranches. A bunch of these large properties have sold recently. The article says that ranch insiders say the market is driven by investors looking for hard assets for their cash.

Should you be in such a situation, you might want to check out today's estate. The Choteau Mountain Ranch is an approximately 8,540 acre block of deeded and state land (5,060 deeded, 3,480 School Trust Lands) with an additional 2,000 acres of USFS and BLM permitted ground on the upper east-facing slopes and abutments.

The lands are situated with the Teton River passing through on the south, but primarily lie to the north of the river and are immediately adjacent to Lewis and Clark National Forest Lands that transition into the Bob Marshall Wilderness Area on what is known as the Front Range of the Rocky Mountains. The property includes an attractive main home, guest cabins, an indoor arena, a full shop, many miles of new fencing, and first-class livestock facilities. Choteau Mountain Ranch is either part- time or full-time home to virtually every one of Montana's big game species, from mountain goats and big horn sheep to elk, mule and whitetail deer, antelope, moose, black and grizzly bear, grey wolf and mountain lion. The ranch is located at the base of the mountains looking up to dramatic peaks that are snowcapped for a good portion of the year. Access to the ranch from the town of Choteau is a short 17-mile drive on paved roads. This property is listed at $10.995 million with Hall & Hall.

Darwin Ranch, Estate of the Day


Today's estate brings us some beautiful Wyoming views. The Darwin Ranch is a private 160-acre in-holding in the Bridger-Teton National Forest that is completely surrounded by the Gros Ventre Wilderness Area and the National Forest. The ranch is 30 air miles east of Jackson Hole in a natural basin surrounded by the Gros Ventre Range and three 10,000-foot ridges.

On the property there is an authentic lodge and several small but comfortable cabins. It has been operated as a small guest ranch and outfitting business by the current owners for the last 45 years and is accessible seasonally by road and off-season by snowmobile. There is also a nearby airstrip under permit from the national forest that will accommodate single engine aircraft. The Gros Ventre River meanders through the ranch and the ranch offers dry-fly fishing, hiking, riding and hunting. This ranch was given to the original owner by Teddy Roosevelt (presidential decree). It is listed at $8.5 million.

The Foundation Ranch Up For Auction

A 100-acre Alabama retreat with two homes, stables, four log cabins and a private lake is up for auction on October 21, with Albert Burney Auction Company managing the sale. The property is being sold in six parcels, ranging from 4.92 acres to 28.72 acres but bidders may bid on any combination of parcels or on the property as a whole. The Foundation Ranch is centrally located between Birmingham, Atlanta, Chattanooga, and Montgomery and can be used as a private residence, a corporate or church retreat, or a hunting property. The two land parcels and the parcel with the cabins all border the Choccolocco Wildlife Management Area, providing access to 46,550 acres of deer, dove and turkey hunting.

The 10,000-square-foot main house is on 22.63 acres and includes an exercise room and an in-ground game room. The second home is on 7.68 acres and has a sun room and borders the parcel with the cabins. The equestrian facility, located between the two homes, has six large stalls, an office and a living area. Bell Ranch Finally Sold After Years On The Market

Some big properties take a long time to sell but finally after years on the market the Bell Ranch in northeastern New Mexico has finally sold. Bates Sanders Swan represented the seller and RMA Brokers represented the sellers. The sale and purchase of the Bell Ranch was closed on August 17, 2010. The Bates Sanders Swan announcement says that the sale was comprised of 290,100 acres of contiguous deeded land most of which is situated in San Miguel County about 40 miles north of Tucumcari and 150 miles east of Santa Fe. It is believed that this is the largest single block of deeded land to sell in the Western United States during the past 60 years. The announcement says that the buyer has interest in maintaining and enhancing the Bell Ranch, which was established in 1824, as one of the most historic and admired cattle operations in the nation.

The Bell Ranch features Bell Mountain and a a 10,832-square feet hacienda with swimming pool and tennis courts The property includes a general manager residence and lake house, ranch offices, stables, barns, garage and storage facilities. Cowboy camps are located throughout the property. The Bell Ranch airfield (8,200' x 75' lighted dirt airstrip) has a large hangar. It was listed for $115 million back in 2007 and then was at $103 million in 2009. It was most recently at $83 million. The final selling price hasn't been revealed.

Six Top Luxury Ranches For Sale

Is this the time to indulge your hankering' and buy yourself a not-so-modest spread in Wyoming, Montana, or Colorado? After all, just three months ago, Texas billionaire Kelcy Warren picked up the Boot Jack Ranch in southwest Colorado for a mere $46.5 million; the ranch was originally listed two years before at $88 million. At the time, it was the highest price residential sale in the country for 2010 -- a short-lived record surpassed by a Bel-Air home a few weeks later.

But if a guy like Warren can get half off the price of a ranch with of 3,000 pristine wilderness acres, 6 lakes and 7 miles of world-class fly fishing on the West Fork of the San Juan River -- not to mention the 14,000-square-foot home -- might now not be the time for the rest of us to get in touch with our inner cowboy?

Lest you think Warren got the only real deal out there: A Bozeman-area ranch, once listed at $39 million, just closed escrow at $11.5 million. Another ranch in southwest Montana, which at its peak listed for $60 million, just sold for below $30 million. In southern Colorado, a ranch that once sported a price tag of $100 million, has a new owner who paid about $46 million for it.

But before you jump in the saddle, you might want to hold your horses, literally. There's more than meets the eye about what constitutes value in ranch land and it's not just acreage alone.

(First, let's eliminate those ranches that Luxist readers likely wouldn't consider: The ones that are in the middle of nowhere, have no pretty views, and their value is based on things like the dependability of the precipitation, the strength of the grass and the quality of livestock water. i think we can safely eliminate most of Western Nebraska and Eastern Montana, maybe even Eastern Colorado.)
