My library love reaches it ultimate point in today's property a duplex at The Hotel Des Artistes, 1 West 67th in New York City. The building is located off Central Park West and designed by George Mort Pollard in a Neo-Gothic-style building in 1916. The nine-room duplex opens to a large foyer and a great room with a wall of double height leaded glass windows. The room is framed by a double height, oak paneled 2,500 volume library and the floor plan shows the layout which includes a media room with a wine cave on one side balanced by a formal dining room and kitchen on the other. Upstairs is given over to bedrooms with a master suite in a private wing that has an ample dressing room. Three other bedrooms plus a small office are located on the other side. This apartment is listed at $6.95 million through Sotheby's.

The St. Claire Rises Again In Harlem

Curbed called it a "zombie building" but we like to think of it as more of a sleeping beauty. The St. Claire condo development in Harlem, New York will have just 13 luxury units in a seven story building. Sales first started in 2008 but faded out amid the recession. Now the St. Claire is back with occupancy planned for early 2011.

Has Brooke Astor's Co-Op Finally Sold?

We've been watching this once since 2008 but could Brooke Astor's New York City co-op at 778 Park Avenue finally have a buyer? Mrs. Astor, who died at the age of 105 in 2007 was one of the grand dames of New York society. Her home at 778 Park Avenue is considered to be an exceedingly prime New York co-op and it first hit the market for the wallet-busting price of $46 million but the NY Post's Jennifer Gould Keil reports that it could be selling for a price that is "in the high teens" less than half of the original list price.

The five-bedroom apartment has high ceilings, six terraces and five wood-burning fireplaces. A reception gallery with a wet bar, leads to a living room with a wood-burning fireplace and views up and down Park Avenue. According to the Post, the Upper East Side building's co-op board hasn't accepted the bid yet and so the duplex on the 15th and 16th floors of the classic 1931 Rosario Candela building is still being shown in hopes of boosting the price over the $20 million mark.

Nicole Kidman Rents Out New York City Apartment

The Real Deal broke the news this week that Nicole Kidman has put her apartment in the ultra-minimalist, Richard Meier-designed 176 Perry Street building in New York City up for rent. Get out your wallets, Kidman is asking $45,000 per month. The actress bought the 12th floor apartment back in 2003 for around $8 million. She and husband Keith Urban bought a new designer penthouse complete with "sky garage" at 200 11th Avenue earlier this year.

The 176 Perry Street unit is listed with Halstead Property's Richard Orenstein. The full-floor unit has three bedrooms. The light-filled condo is 3,785 square feet and has a dramatic glassy living room that stretches the full width of the apartment.

As the Real Estalker mentioned, whoever bunks at 176 Perry Street will get some posh neighbors including Martha Stewart's daughter Alexis who has a triplex unit, Calvin Klein, who owns a penthouse duplex, hotelier Ian Schrager, celebrity chef Jean-Georges Vongerichten, and Hugh Jackman who picked up Sun Microsystems co-founder Bill Joy's triplex for $21 million in 2008.

River House, Estate of the Day

I first saw today's home in the River House building in New York City listed last December when Cityfile brought it to our attention. At that point the home, the 14-room duplex belonging to Arlene Farkas, the ex-wife of real estate/retail heir Bruce Farkas, was listed with Stribling. The five-bedroom apartment was first listed for $15 million in 2008 and now has a new broker but the same price as it did nearly a year ago, $11 million.

The NY Observer points out that the River House hasn't always been the hottest property and certainly we've seen some units there linger on the market but it certainly does have some beautiful views. The Art Deco building was built in 1931 and overlooks the East River. The apartment has 10'6" ceilings and large windows. Rooms include a large living room, library, formal dining room, a chef's kitchen with a breakfast room and a second floor with five bedrooms plus three maid's rooms.

400 West Street, Estate of the Day

Today's estate of the day is one we've been looking at for a while. Bob and Cortney Novogratz, who now star on Bravo's "9 By Design," created a truly unique residence at 400 West Street in New York City's West Village. In 2009 we heard that the six-story townhouse, which was then listed at $25 million, was headed to contract, but it wasn't meant to be and the colorful home is still on the market. This summer we learned that Heidi Klum, Seal and their four children stayed there.

The modern home has always attracted attention for its modern looks and its fun details including an indoor basketball court that converts to a screening room and a two-car garage, things that can be a little rare in New York City. The home overlooks the Hudson River and has gorgeous views from different floors. The home opens into a mosaic entry hall and mud room. From this level a stainless steel and glass stair ascends all the way to the top of the home. The parlor floor has a huge open kitchen and dining room and a living room opens to outdoor space. The master suite is on the third floor and there are two bedrooms each on the fourth and fifth floors. The best part of the house might be the stone and wood rooftop terrace with a wet bar and space for a hot tub. This home is now listed at $18.95 million. This home is now listed as a co-exclusive at $18.95 million with Paula Del Nunzio of Brown Harris Stevens and Raphael De Niro of Prudential Douglas Elliman.

Lulu in NYC, Estate of the Day

Lulu de Kwiatkowski has a charmed life and some charming real estate. The lovely socialite turned designer and design book author and her partner Alfredo Gilardini have decided to stop being bicoastal and make a permanent move to Los Angeles. Their two-bedroom New York City co-op is an example of beautiful modern design. The apartment had its shelter magazine moment on the cover of Elle Decor magazine. The home has a large foyer with a bright nearly pixelated paint job and a living room with four large windows with tree top views. There are two cozy reading alcoves with built-in chaises and bookshelves. The eat-in kitchen is outfitted with custom cabinetry, Miele and Sub-zero appliances and a laundry area. The master bedroom and the second bedroom/library each have access through glass double doors to the large private terrace. The overall effect is cozy and welcoming; it's obviously a designer apartment but it also looks like a place you can set down a glass and a book without messing with the decor. The apartment is listed at $1.999 million.

Apex Condos Up For Sale In Harlem

Sales are opening this month for 44 contemporary condominium residences atop the first hotel to open in Harlem in 40 years. The Apex condominiums are on the upper six floors of a new 12-story, 124-room Starwood Aloft Hotel at 2300 Frederick Douglass Boulevard, on the southeast corner of 124th Street. The residences have a separate,secured entrance to the condominiums with a 24/7 attended lobby, residents-only elevators, storage, and a rooftop terrace with panoramic views. Owners of the residences will also partake of shared hotel amenities such as a second entrance, bar, fitness center and on-site parking.

The studio-to-three-bedroom residences range from 476 to 1,767 square feet of living space. Many units have floor-to-ceiling windows. There is wood flooring throughout and Bosch washer and dryers in every residence. The kitchens have custom two- tone cabinetry, granite countertops and a Kitchen Aid stainless steel appliance package that includes cook top, wall oven, dishwasher, refrigerator and microwave. The master baths offer over-sized glass showers, custom designed vanities with polished marble counters and Grohe fixtures. The studio-to-three-bedroom residences will sell from the mid-$300,000s to just over $1 million, according to the owner/developer, RCG Longview.

15 Penn Plaza Approved By New York City Council

As I mentioned earlier this week, Manhattan is about to get a new skyscraper, 15 Penn Plaza. The new skyscraper is just 34 feet shorter than its Midtown neighbor, the Empire State Building. The building, which was designed by Pelli Clarke Pelli Architects, has caused controversy because some are concerned that the new building will decrease some of the older building's legendary allure. From certain angles the new building will overlap the Empire State Building, taking away a lot of its dramatic impact. But it looks like, despite protests, it's going to happen. On Wednesday, the City Council approved the plans for the skyscraper by a 47 to 1 vote. Subcommittees on Zoning and Franchises and Land Use also approved the proposal. The one opposing member was City Councilman Charles Barron who voted against the project because he doesn't believe that the developers will do enough to employ minorities.

In a statement, Vornado Realty Trust, the developers of the new building said: "We wish to acknowledge the efforts of the City Council, the City Planning Commission, the Borough President and all those connected with the approval of our project, which we believe will be an outstanding addition to New York's iconic skyline. We look forward to working with the Council to implement strong minority and women participation in the development and construction of 15 Penn Plaza."

The new building may end up being the third tallest building in New York City. The Empire State Building is tallest currently but that reign will last only until the 1,776-foot 1 World Trade Center is completed.

several City Council members who make it clear that they were voting for jobs and the future of this ever-growing, ever-changing city. Anthony Malkin, one of the owners the Empire State Building who opposed the project as it stands, was gracious in defeat, saying in a statement that while his teamed advocated for amending the project, that they are "pro-development and think this area represents a great opportunity for development."

Although several polls in New York City have shown that some are opposed to having a new skyscraper so close to the Empire State Building our own unofficial poll showed that 65 percent of people were in favor of the project.

235 West 71 St., Estate of the Day

An older Beaux Arts building in New York City has a new life as luxury condos. The building at 235 West 71st Street maintains its 1912 pre-war style on the outside while on the inside it provides all the modern touches. Building amenities include a 24-hour doorman, new solid oak floors, fitness center, play room and bike room.

The building's nine floors feature one to three condominium residences per floor. Today's estate is a penthouse with approximately 4700 square feet of living space with a private approximately 1700 square foot terrace rooftop. The living space is over 70 feet long all facing south and west with huge picture windows, partial river views, gas fireplace and over 10 foot ceilings. The chef's kitchen can be open to the living space or closed off with pocket doors.

There are four bedrooms in the bedroom wing and a huge fifth bedroom and full bathroom that can be open to the living space or used as a regular bedroom and accessed from the bedroom wing. There is also a powder room and staff room or office with full bathroom. It is listed with Lisa Lippman of Brown Harris Stevens for $13.5 million.

Steve Wynn All In At The Plaza

steve wynnCasino king Steve Wynn is doing a little high-profile buying in New York City. Josh Barbanel of the Wall Street Journal reports that Wynn has picked up a four-bedroom duplex condominium with a private elevator and a 24-foot-long terrace facing Central Park. The deal closed for around $23 million, slightly shy of the $24 million asking price. The WSJ article says that Wynn also bought all of the furnishings in the unit. It had been filled with custom-made Italian furniture built by Giorgetti by architect Gal Nauer who was responsible for the redesign of the Plaza's interior space. The nine-room apartment on the 20th floor of the Plaza has a circular staircase and a rooftop extension with a terrace facing Central Park. There is also a 27-foot-wide living room facing the park.

This penthouse has been a matter of some dispute. In 2007, the first prospective buyers of the apartment signed a contract to pay $31 million for the penthouse but when they toured the apartment in 2008 they were not pleased and filed court papers suing for their $6.2 million deposit. Court papers from that case disparaged the design of the unit referring to it as a "warren of dimly-lit and cheaply furnished rooms." A state judge dismissed the lawsuit last fall but the deposit is still in escrow pending appeal. "Unsold and unsellable" said a complaint filed in March and yet here we are in July and it is in fact sold. Should the owner, El-Ad Properties, manage to keep the $6.2 million deposit and Wynn's money, it would have pretty close to the amount of the original 2007 deal.

Wynn, who also owns homes in Sun Valley, Idaho and Las Vegas. He previously owned a unit at 820 Fifth Avenue which hit the market last year for $25 million.
