Garnet Hill Lodge, Estate of the Day

The latest auction from Concierge Auctions isn't a home, it's a whole resort. The real estate auction company has scheduled the sale of the Garnet Hill Lodge in the Adirondack Mountains. The Garnet Hill Lodge was originally listed for $2.5 million but the property, located at 39 Garnet Hill Road in North River, New York, will sell to the highest bidder regardless of price. The sale is being conducted in cooperation with listing agent Shane Newell of Select Sotheby's International Realty.

"Garnet Hill is a hidden gem - tucked away in the unspoiled wilderness in one of the least populated counties in the nation," Newell stated. "But make no mistake, these are the most realistic, determined sellers in upstate New York. Buyers searching for an operating mountain resort business or for a corporate or family retreat should not miss this opportunity."

The resort has views of the Thirteenth Lake with nearly 16,000 square feet of functional space on 268 acres. The buildings include a main lodge and two additional cabins. The large gathering room in the main lodge includes a reception desk and dining room with plenty of seating and natural light. Two additional lounges, a TV room and a four-season dining porch offer more private conversation areas and a grand stone fireplace is a natural gathering spot. There are 16 upstairs suites, nine of which have balconies. The current owners operate a ski center from the lodge but it could be a bed-and-breakfast or a private family estate.

Two additional cabins, Birches and the Tea House, could serve as guest houses. The Birches has five suites and a large gathering room with full kitchen and dining tables. The Tea House, a smaller sister cabin, contains four guest bedrooms with convenient en-suite bathrooms, each featuring Jacuzzi bathtubs. Both are just a short ski or hike from the main lodge.

The property will be available for preview daily from 1 to 4 pm through March 14. Bidders will be able to participate in the March 15 auction in person or via phone or Internet. A 2.5% commission is offered to the buyer's broker. See Auction Terms and Conditions for full details. For more information call 877-214-3785 or visit GarnetHillAuction.com.

Imagine life inside this high floor corner apartment in the tower of the legendary newly restored five star Pierre Hotel. By day, light fills the rooms as you gaze out on city and Central Park views. At night, the city sparkles below. Welcome your guests in to a foyer which leads to a gallery with elegantly sleek lacquer finish walls. The long corner living room offers views over the entire Park in two directions: north all the way up through the Park past the Metropolitan Museum to the George Washington Bridge and west across the Park to the Hudson River, seen through the shimmering Time Warner Towers and also encompassing all of Central Park South and Central Park West. In the living room walls of textured finish with aluminum leaf and patina are anchored with important moldings.

Restrained luxury takes over in the master bedroom which is upholstered in pale silk and has a large dressing closet and a flannel grey and white zebrino marble bath with an oversized glass stall shower. East 80th Street, Estate of the Day

The words "indoor waterfall" immediately brought my attention to this townhouse at 170th East 80 Street in Manhattan. After all, those aren't words you hear too often in New York real estate. This 19 century townhouse has been reinvented over the last three years into a modern mansion by Kate Shin, president of WEmi:t LLC. "We have spared no expense to renovate this classic townhouse into a modern home with impeccable design sensibility and unsurpassed amenities," stated Shin. "Over the past three years, we have poured our heart and soul into this project.

The one-of-a-kind 20-foot wide and 22-foot high indoor cascading waterfall, pond and sculpture garden add a calming note to the home which also has an art gallery on the first floor that can be put to private or commercial use (the walls are reinforced and pre-lit to handle art installations). An indulgent 2,300-square-foot private spa lounge pampers with a jacuzzi, spa, sauna, massage room and a 1,000-bottle wine cellar.

The 13,000-square-foot home designed by Toshiko Mori Architects spans five levels. The parlor entertaining level has a grand living room, kitchen, pantry and dining room with a wall of Bendheim glass overlooking the waterfall and reflecting pool below. The third floor master suite includes a powder room, full bath, Dornbracht steam shower, Kohler "tea for two" bathtub, a large library or office in front and a serene bedroom space in the rear. Off the master suite is a grand terrace with planted grass, wood decking, and a skylight looking down onto the waterfall. Floors four, five, and six offer four bedrooms and the roof garden is a planted, green space. This incredible property is listed for $35 million through exclusive broker Paula Del Nunzio of Brown Harris Stevens. All images shown here are renderings.

This Sagaponack barn is the home, studio and gallery of artist Sydney Butchkes. Newsday's Real LI reported that Butchkes bought this property back in the 1960s for just $15,000. Butchkes creates abstract art and sculptures which have appeared in shows and on album covers and book jackets.

The two-bedroom, two-bathroom property was built in the 1840s and retains its rustic charm with wide-plank floors but also now has radiant heat for comfort. The second-story loft has peaked ceilings with exposed beams and double doors. It's currently decorated in an artsy, bohemian style. Much of Butchkes' art can be seen in the home. The home is on 3.4 acres and is listed for $5.5 million with Beate Moore of Sotheby's Realty.

Water Mill, Estate of the Day

The Hamptons are full of lavish real estate and so it takes a lot to turn heads but this one in Water Mill, New York definitely does. Newsday reported last year that the home belongs to real estate principal and chef Andrew Borrok. According to that article, the kitchen alone with a a prep-kitchen, walk-in refrigeration, bakery and a finishing kitchen upstairs cost $3 million.

The home dazzles from the get-go with a a foyer that has a double staircase in cast bronze with silver and gold-leaf details and crowned by an early 19th-century, stained glass skylight. Archer Road, Estate of the Day

Today's home is a Norman-style estate in the town of Harrison, New York. The six-bedroom home, built in 1931, was designed by architect Frank J. Forster and is on 1.9 acres. A gated, stone-pillared entry adds to the feeling of stepping into the past. The home has its original Ludowici tile roof, stone and original brick construction and three turrets. A hand-carved Gothic door opens into the stone reception hall with powder room. To the right is a turret with a circular staircase embellished by medallion windows. An arched entry leads to the sunken living room with wood ceiling beams. The living room has a Norman-style fireplace with built-in side seating, random-width pegged floors and the luxurious space to accommodate numerous seating arrangements.

Another nice feature is the paneled library with a corner fireplace includes a built-in wet bar. The formal dining room has a fireplace, hand hewn beams and wide plank oak floors with French doors leading out to a private stone terrace. An updated eat-in-kitchen has a reclaimed antique terra cotta floor, tumbled marble counters and a center island. There are modern appliances, an adjacent laundry room, new powder room and mud room. Double doors lead out to the porte cochere, four car garage and beamed-ceilinged tack room.

The renovated master bath has a Jacuzzi and separate shower plus a dressing area with floor-to-ceiling closets. La Selva Back On The Market

One of my favorite properties is back on the market and for a lower price than ever. La Selva is Italian Renaissance mansion in Upper Brookville, New York built for investor Henry Sanderson in 1915. It's a classic American example of the exuberance of wealth. The 40-room villa on 24 acres was used by the Roman Catholic Church as the St. Francis Retreat House and next went to Sylvia Kumar, wife of imprisoned former Computer Associates chief Sanjay Kumar. Sanjay Kumar was ordered by a federal judge to pay back $798 million to shareholders after he pleaded guilty to securities fraud. The home was bought by Sylvia Kumar from St. Francis Monastery for $6.75 million in 2001.

The home has a domed rotunda, a loggia, a winding staircase, a library, two dining rooms, seven bedrooms and seven bathrooms. The home has stone columns and arches, wrought iron doors and delicate Renaissance style paintings. There is a possibility that the land could be subdivided into five acre plots and the property does have a renovated three-bedroom cottage and a walled carriage house with heated garage, five indoor stables, six bedrooms, workshop and two bathrooms. It was first listed at $17 million then went to $14.5 million. Now it's back with a new listing and new listing pictures (finally, furniture!) and a price that skates under $10 million at $9.999 million. Margaret Mateyaschuk and Margaret Trautmann of Daniel Gale Sotheby's International Realty have the listing.

Central Park West, Estate of the Day

Today's home on New York's Central Park West combines a classic exterior built in 1887 by William Noble and architect Edward J. Angell with a blindingly modern interior. The mansion is one of the few remaining single residences on Central Park. Once you get inside the door the space has been completely redone, mostly in the service of art. The opened up light and bright parlor floor and living area have double-height ceilings and gallery-size walls for big pieces. The great room has a dome-shaped skylight that pours light down on a floating staircase. The basement area features a freshwater lap pool and a fitness area. The current owners have a collection of small figures installed behind glass cases in a tranquil white sitting room with park views. The home also has a sedate gray media room, five large bedrooms, a professional kitchen and a zen garden with outdoor dining. The master suite has a bow-front window seat, dressing area, spa bath and terrace. The roof terrace has sweeping park views and an elevator links the floors. This home is listed at $32.5 million with Sotheby's Homes.

Hotel Des Artistes, Estate of the Day

My library love reaches it ultimate point in today's property a duplex at The Hotel Des Artistes, 1 West 67th in New York City. The building is located off Central Park West and designed by George Mort Pollard in a Neo-Gothic-style building in 1916. The nine-room duplex opens to a large foyer and a great room with a wall of double height leaded glass windows. The room is framed by a double height, oak paneled 2,500 volume library and the floor plan shows the layout which includes a media room with a wine cave on one side balanced by a formal dining room and kitchen on the other. Upstairs is given over to bedrooms with a master suite in a private wing that has an ample dressing room. Three other bedrooms plus a small office are located on the other side. Building amenities include a La Palestra Health Club, pool, squash court and roof terrace and there is a concierge and an elevator attendant. This apartment is listed at $6.95 million through Sotheby's.

Alexis Stewart Drops The Price Of Her TriBeCa Duplex

Radio host and Martha Stewart's daughter Alexis Stewart is another celebrity slow seller. She's been trying to sell her duplex loft at 27 North Moore Street on and off since 2007 and we've seen prices as high as $12.95 million. Curbed NY reports that the home is now down below the $10 million mark. It is listed at $9.5 million.

There's a lot to love about this home. It has almost 4,000 square feet of interior space and also has an outdoor terrace. The large bright and white living room has a solarium celing. The kitchen includes two SubZero refrigerators and two dishwashers for Martha-Stewart-style entertaining. The three-bedroom home also has grey terrazzo floors, custom-designed wood shelving and integrated built-ins.

New York Observer Owner Jared Kushner Lists New York Duplex

Curbed NY reported on Friday that the New York Observer owner and husband to Ivanka Trump, Jared Kushner, has listed his New York City duplex. Kushner bought the home in 2009 for $3.225 million. Now it seems the pair have been apartment hunting. In December, the NY Post had them checking out a $25,000-a-month, three-bedroom rental at the new 55 Thompson building.

Meanwhile, Kushner's duplex at 21 Astor Place has been listed at $4.1 million. The 2,000-square-foot two-bedroom loft faces south for plenty of light and the listing says it has plenty of upgrades including a designer staircase and the delightful arched window in the master bedroom. The contemporary home is wired for surround sound and has a wine cooler, marble countertops, two dishwashers, steam showers and more. The building has a 24-hour doorman, health club and private storage for each unit.

The St. Claire Rises Again In Harlem

Curbed called it a "zombie building" but we like to think of it as more of a sleeping beauty. The St. Claire condo development in Harlem, New York will have just 13 luxury units in a seven story building. Sales first started in 2008 but faded out amid the recession. Now the St. Claire is back with occupancy planned for early 2011.
