The New Plans For Rancharrah

rancharrah
Last year, Jared Paul Stern reported that Rancharrah, the legendary 147-acre estate of casino king Bill Harrah in Reno, Nevada was on the market for $75 million. The home didn't sell and now there are new plans for the property that are angering some locals.

Reno officials have been asked to consider zoning changes for the range that would eliminate residential use and instead allow for office, hotel and retail uses. The ranch house would also be used for weddings and other special events and the indoor arena and stables would be turned into a commercial operation. The home is currently owned by Bill Harrah's son John who bought the home from the family trust in 1991. He built a new ranch house and developed the estate's equestrian facilities.

Architectural in Reno, Estate of the Day

The architecture of this home in Reno, Nevada drew me right in, a home saved from contemporary blockiness by a pompadour-like swoop of a roof. The listing says that this 2005 Grand Award Winner has been featured on HGTV for its unique architecture, design and finishes. It is on 2.5 acres and perched on a bluff for shimmering skyline views of the city in the distance. The design centers on the core of the house with massive windows in the family room and the master bedroom. The owner is apparently a big sports fan, there are framed professional jerseys, a basketball hoop and large sculptures of sports figures. This home is listed at $2.495 million.

Nicolas Cage's Former Las Vegas Home Back Up For Sale

Around this time last year we heard that the Las Vegas home that once belonged to Nicolas Cage has finally been sold. Kenneth Lowman, Broker/Owner of Luxury Homes of Las Vegas announced that he sold Cage's foreclosed, now bank-owned Las Vegas home the first day it was on the market at a new low price of $4.95 million. Cage, who once had a variety of properties scattered all around the world, picked up this home in 2006 for $8.5 million. In July 2008 he listed it for $9.95 million. The 14,000-square-foot home with a 16-car garage was later discounted to $9.49 million. The seven-bedroom home is blandly extravagant with a sweeping staircase, home theater, elevator and panoramic views of Las Vegas. The home has a pool and spa and is located in a gated community for privacy.

The home has resurfaced with a new listing that proudly proclaims its Cage provenance. A comparison of listing pictures from then and now reveals that a little sprucing up and staging has taken place but the overall look of the home is very similar. The price is back up again, it is now listed at $8.9 million.

10 Most Expensive Properties Listed for Sale in 2010

Wasn't 2010 the year that we rejected our gluttonous spending ways, when we convinced ourselves that less was more and that Dante intended to have a circle for those who couldn't make do with any fewer than five bathrooms? Well, no doubt the following homeowners just want to join the downsizing party.

Presenting, the Luxist List of the 10 Most Expensive Properties on the Market in 2010. (An asterisk or two: Some of these listings are holdovers from 2009, one even from 2006. And while it's inconceivable that a publicly listed home in this price bracket would escape our attention, frequently homes are available as pocket listings -- the owner will sell them for the right price, but oh-so-quietly.)

1) The Manor -- or aka, Candyland, as the Candy Spelling mansion is dubbed. On the market at $150 million for eons now, the mistress of the mansion appears unwilling to bequeath the title of "most expensive home in America" to anyone else. Fair enough. But unless the frog she kisses turns into a Saudi prince, we fear this palace will be heading our list in 2011 too.
Besides, in this new era of austerity, what does one woman really need with 123 rooms and 56,500-square feet? It's the largest home in Los Angeles County and was built by Candy and her deceased husband Aaron Spelling, the entertainment mogul who created -- among other things -- "Beverly Hills 90290" that starred their daughter Tori Spelling. The two-story house has a level between the second story and the attic that is just for closets. There is a screening room, bowling alley, three rooms for wrapping presents and a parking lot for 100 cars. Oprah is said to have looked but if she did, she didn't buy. Listing agent: Jeff Hyland of Hilton & Hyland in Beverly Hills, who shares it with partner Rick Hilton and Coldwell Banker agent Sally Forster Jones.

The Wall Street Journal showcased this home as part of the Private Properties column. Once quietly marketed for as much as $60 million, the home is now officially listed for $37.5 million. The estate is on 11.2-acres that include an equestrian center, polo track practice field, an 11 car garage, swan pond, tennis court and resort-size pool. There is enough parking for 50 vehicles. There are a total of 17 bedroom suites. The home has a restaurant grade commercial kitchen, a nightclub, ballroom, a men's spa and salon and a ladies spa and salon. Rooms are on a grand scale and the entire residence has the feel of a luxury hotel. Toni Braxton Files For Bankruptcy, Foreclosed House Sold

TMZ reported this morning that Toni Braxton has filed for bankruptcy again citing debts of $10 million and $50 million in unpaid debts with assets in the $1 million to $10 million range. Creditors include Cedars-Sinai Medical Center, the Internal Revenue Service and Neiman Marcus. She had previously filed bankruptcy in 1998. Earlier this year the IRS filed a lien against her for $396,000. One thing Toni won't have to worry about is her Nevada home, the one we checked out back in August.

The six-time Grammy winner and her husband, Keirston"Keri" Lewis bought the home in Henderson, NV home in 2007 for $2.6 million. The home was listed as a foreclosure on Realtor.com for $1.15 million. Listing pictures show that the home has been completely cleaned out. The home in the Seven Hills area of Henderson Nevada has four bedrooms, a pool, three-car garage and views of the surrounding desert. Realtor.com shows that the home was sold on September 17 for $1.060 million.

Toni Braxton's Foreclosed Nevada Home

Move Trends recently unearthed an interesting story, Toni Braxton's Nevada home appears to be listed as a foreclosure. Braxton has had financial troubles for years starting with a bankruptcy filing way back in 1998 and this isn't the first time her name has popped up on our foreclosure radar. Last year TMZ reported that she was facing foreclosure on a Century City condo.

The six-time Grammy winner and her husband, Keirston"Keri" Lewis bought the home in Henderson, NV home in 2007 for $2.6 million. The couple separated late last year. The home is listed as a foreclosure on Realtor.com for $1.15 million. Listing pictures show that the home has been completely cleaned out. Palms Place Penthouse, Estate of the Day

Need a Las Vegas lair? Today's home might be a gambler's dream, a sky-high penthouse unit in Palms Place. The ultra-modern two-bedroom penthouse is being sold with all its ultra-modern furnishings which include a pool table, leather furniture and large flat-screen televisions. The most "ruler of all I survey" spot has to be the private spa which actually projects out from the building and faces a wall of glass with views of the Palms Casino and the Vegas strip. The home includes large closets and a stainless steel kitchen that looks more like a place for surgery than dinner but this isn't the sort of place you'd cozy up for meals anyway. The penthouses at Palms Place are available for rent so you can check out a similar place for a few thousand a night. This home is listed at $4 million.

Lake Las Vegas Ritz-Carlton Set To Close

Filed under: Luxury Travel & Hotels, Real Estate Developments

More bad news out of the Lake Las Vegas development. We've been watching the resort area slowly implode since last June and now USA Today's Hotel Check-In says that the Ritz-Carlton Lake Las Vegas will shut down at the start of May putting around 400 people out of work. The 348-room resort is owned by Village Hospitality, an arm of Deutsche Bank which has decided to case funding the hotel.

It's the latest blow to an area that has been hard hit in the recession. The resort destination, 17 miles away from the Las Vegas strip, features a manmade lake surrounded by an Italian-style village. It started off with grand fanfare as a quiet luxury alternative to the high-powered glitz of the Las Vegas strip. Real estate boomed and several different hotels settled in. But in the developer, Transcontinental Corp., lost the property in foreclosure after defaulting on $540 million in loans and the new owners of Lake Las Vegas filed for Chapter 11 bankruptcy in 2008. The Reflection Bay Golf Course at Lake Las Vegas closed last August leaving just one course, the private SouthShore course in Henderson, available for play. The Lake Las Vegas real estate market remains clogged with multimillion homes. The resort area faces many challenges including a still-slumping Las Vegas tourism market, a second home market that refuses to rebound and a water bill that runs into the millions jacking up the homeowners association fees.

Villina a Volanta, Estate of the Day

No decor to critique in this one, just one huge house. Villina a Volanta is the biggest home in Lake Las Vegas that I have seen so far. it is nearly 20,000 square feet with nine bedrooms, library, huge theater, exercise room and one huge wine cellar. The home has views of the lake, golf course and mountains. Elaborate bells and whistles include an old English style pub room and a rotunda with a fiber optic night sky. There is even a ballroom with a performing bandstand stage. Outside there is a bool area with waterfalls. The price of the home, $14.5 million, also includes memberships to South Shore golf, harbor, yacht, and beach club.

Lake Las Vegas, Estate of the Day

Many of the houses surrounding Lake Las Vegas in Nevada have a Tuscan fantasy look to them. This one steps out of the mold a bit with a brightly colored exterior that sets it apart from the beige homes surrounding it. The four-bedroom home doesn't sit on much land but it does have its own private boat dock. The interior has a pleasing modernity although the kitchen is a little smaller than most would like. The wide windows above one of the bathtubs are also disconcerting since it looks like the peeping would be easy (the house on the right is very close).. It does have a great outdoor space for hanging out by the lake. In other bathrooms the vanity and sink seem to have been lavished with attention while the tub and toilet look like the Home Depot special. It is listed at $10 million but Zillow's zestimate has it at $4,151,592. I predict it might eventually sell for closer to Zillow's guess than the list price.

Crystal Waters, Estate of the Day

Another beauty in one of my favorite places, Lake Tahoe, Crystal Waters offers gorgeous mountain views in Incline Village, Nevada. The home is carved into the side of the mountain and has over  6,000 square feet of space. Two of the four bedrooms have fireplaces and the living room has a fireplace and wet bar. The first floor features a gourmet kitchen with a large island and a dining area. The home has a private pier with an electric boat hoist and buoy. The home is being sold fully furnished for $6.2 million. Given some of the other estates we have seen in the area, it's practically a bargain.

Shakespeare's Island, Estate of the Day

Most  property tours that we see for multimillion dollar properties look like clips from "Lifestyles of the Rich and Famous" but the property tour for Shakespeare's Island in Lake Tahoe is more of an "On Golden Pond" type of mini-documentary. The video focuses on the family traditions (the land has been in the same family since 1910) and the natural beauty of the location. The land in Glenbrook, Nevada has a three-bedroom main house, a lakeview cabin, a bunk house and a beach cabana. It has been used as a getaway for the barbecue and boating set. The unspoiled nature of the land harks back to a time before people with money discovered just how beautiful the Lake Tahoe region is. The property has been on the market for a while, most likely because the new owner would need to build a main home on the site. It is listed at $14.5 million.
