Tis the season for Nantucket's Union Street Inn, a former whaling captain's home and Fodor's Choice selection three years running, to begin offering its absurdly charming brand of B&B lodging to nor'eastern visitors. New ways to see the area have been provided courtesy of the inn's Cisco Beach & Brew and the See Sisconset packages.

The first offer is for the kind of vacationer who's looking for real locals and real local flavors. The inn will take you to Cisco Beach on the west end of Nantucket's southern shore, which is known for remarkably soft sand and remarkably heavy swells. You'll get a voucher for lunch at Provisions, known for its sandwiches, and a certificate for Whale's Tale Pale Ale Beers from Cisco Brewers. Rates run from $199 per night during the week, and $229 on the weekend.

Island style can mean different things in different places. Usually if I say Nantucket house you'd know what to picture, the shingles, the shutters, the Colonial style. Today's Nantucket home though was designed to resemble a Hawaiian style beach house (still has the shingles though). The home known as Aloha was built in 1910 and housed the "Actors Colony" in 'Sconset at the turn of the century. It has gone through many renovations, the most recent, completed last year, brought in Black Cyprus trees from Louisiana for the porch posts. It's an upside down house meaning that the first floor is given over to bedrooms including a master bedroom with sitting room and full bath. The second floor is the public space with a large great room and access to the wraparound porch. There is a dining area, an eat-in kitchen and a fieldstone fireplace. The overall feel is very casual and welcoming. There is also a one-bedroom cottage, Little Aloha, which has a living room with a cathedral ceiling and painted floors and décor by George Davis, a Nantucket decorator. This home is listed at $4.1 million.

Nantucket Island's Christmas Stroll

One of the best kept holiday secrets on the East Coast is the annual Christmas Stroll on Nantucket Island. The island located off the coast of Massachusetts, has long been famous as a summer destination for the wealthy and occasional celebrity or well known politician. It is also renown for maintaining its charm and old-fashioned feel, accomplished through strict development and zoning laws that regulate what can be built.

The holiday season begins the first Friday after Thanksgiving, when the Chamber of Commerce sponsors an Annual Tree Lighting and Community Caroling event. Nothing could be more picturesque than the antique cobblestone filled town illuminated by over 150 Christmas trees, while sounds of the carolers fill the air. The 36th annual Christmas Stroll is held over the weekend of December 4th-6th as part of the month long Nantucket Noel Celebration.

One of the highlights is a Main Street parade featuring Santa and Mrs. Claus, who arrive by Coast Guard vessel, rather than sleigh, and ride up Main Street in a horse drawn carriage accompanied by the town crier.There are also carolers in Victorian costumes and a Magical Talking Tree to entertain the little ones. The shops and restaurants are all open and feature holiday themed window decorations and often offer hot toddies and cookies to visitors. It is a charming way to experience a little bit of an old-fashioned Christmas as well as get some early shopping accomplished.

There are many lodging options available for the special weekend. The Chatfield-Taylor Real Estate company has set up a special website for homes to rent for the Christmas stroll weekend. Many are quite conveniently located, either in town or within a short walking distance of the festivities, and come in all sizes in case you'd like to bring the extended family or just want a romantic couples retreat. There are numerous Inns and Bed & Breakfasts in town as well as the famous The Wauwinet a Relais & Chateau property located on the beach.

Dennis Kozlowski's Real Estate Sell-Off

We've been watching disgraced Tyco CEO Dennis Kozlowski sell off his stuff for a long time. There was a lot of to sell, fine antiques, a classic sailing yacht and of course, some very tempting real estate. Problem is, the real estate isn't moving quite so quickly. Kozlowski's homes have sat on the market for a while despite their obvious charms. Meanwhile, Kozlowski himself sits in a jail cell, convicted in 2005 of crimes related to his receipt of over $80 million in purportedly unauthorized bonuses.

His Nantucket home is one of the island's best. The classic shingled home is a short walk from the beach and has perfect Atlantic views. Kozlowski had a talent for spending money and this home is done with the finest of finishes. The formal living room has a wood burning fireplace with marble surround and opens to casual living space with wet bar, entertainment center and a wall of rounded glass that slides open to the deck and path to beach. The dining room overlooks the deck and another wall of glass doors lead to the barbecue area and outdoor dining. There is both a catering kitchen and a regular kitchen as well as a wine cellar and two laundry rooms. The first floor bedroom suite has a fireplace and sitting area with sliding doors out to the deck and there are two other bedrooms on this floor. Upstairs there is a library with a fireplace and French doors out to the deck and the master suite has two fireplaces and a sitting area as well as a walk-in closet and a sumptuous marble bathroom. The property also includes a guest cottage and a garage that holds a home gym/fitness center with a second floor that has studio living space with a full bath and wet bar. The Wall Street Journal reported last year that the home had been reduced from the asking of $23 million to $16.45 million which is the number the listing still shows.

In my opinion, it's Kozlowski's Boca Raton, Florida place that will be the harder sell. The Real Estalker recently profiled this estate although South Florida Blockshopper shows it has been on the market since July. The eight-bedroom estate takes up a plush 1.6 acre spot in the elite community known at The Sanctuary and includes a tennis court, guest house, pool and over 600 feet of deepwater shoreline.

The Moroccan-inspired style includes long halls framed in pointed Gothic arches, plenty of beige, dark heavy wood, cooling tile floors and wrought iron. It's lovely but there's nothing particularly unique to recommend it except size and bland splendor. it is listed at $24.9 million putting it at the very top of the still-luxurious but sagging Boca Raton market.

My guesses as to final sale prices? I think each home will sell for around $15 million. Leave me your guess in the comments below.



Four Chimneys, Estate of the Day

Four Chimneys on the island of Nantucket was built in 1835, long before Nantucket was a thriving tourist destination and was still a community based on the whaling economy. Like many of Nantucket's older houses, this grand four-story home has since served as one of the island's many bed and breakfast inns. The home was renovated in 2003 and with new electrical and plumbing systems. The first floor includes the stairway with a decorative painted floor and two parlor rooms with high ceilings and fireplaces. Steinway by Lilly Pulitzer: A Very Preppy Piano

Only two more months until this Lilly Pulitzer'ed Steinway can find its home in your parlor. Nothing can better express the fact you travel the Nantucket-Palm Beach axis with the greatest of ease. Point Breeze, Nantucket's New Private Club and Residences

Half of the 29 private residences within walking distance of Nantucket's cobbled downtown are already under agreement. (Because Nantucket real estate, like the island's timeless preppy togs, simply defies market trends.) Each owner will receive complimentary membership to Point Breeze's "ultra-elite" club, which features world-class spa, fitness center, outdoor swimming pool, tennis courts, five-star dining and concierge service. Nantucket property owners and frequent visitors can join in the fun by becoming members of the Club at Point Breeze.

A one-bedroom condo in the historically-inspired development starts at $1.5 million. The company has also broken ground on a similar project on Palm Beach Island, meaning your summers and winters are now covered.

There are few places more idyllic to be on a summer holiday weekend than Nantucket, the beautiful island of the coast of Cape Cod. Now there is a new way to experience the Nantucket getaway without owning property or staying in a one of the island's inns. Harborview is a string of 10 intown, waterfront, urban-chic cottages with concierge service. There are one-, two- or three-bedroom units available. The units are available in one-eighth shares ( six weeks ownership) and prices range from $550,000 to $950,000. Potential buyers who want to own an entire unit will be paying $2.4 to $4.6 million depending on unit size.

For the next couple of weeks we will be checking out some homes in the most expensive zip codes in the United States, up today, 02554. This zip code is is on the island of Nantucket off the coast of Cape Cod in Massachusetts. While not the best place to wait out a long winter (it's a 30-mile ferry ride from the Cape) it is a very popular place to spend the summer months. This zip code has a median price of $1,550,000 and an appreciation rate of 321% since 1990.

Today's home is a newer build but it has many of the qualities associated with Nantucket homes includes a shingled exterior, plenty of clean white walls and blue accents, a widow's walk and views of long sandy beaches and the Atlantic Ocean. This nearly two-acre property is located in the Squam area of the island and is actually two houses on one property, a four-bedroom main house, and a two-bedroom guest house with a pool and spa. This property is listed at $11.75 million.


White Elephant Chef and Shop on Nantucket

The island of Nantucket off the coast of Massachusetts is often seen as a summer destination but as someone who grew up on Cape Cod I can attest to the fact that the fall can be one of the best times to visit the island. Here's a reason to visit, the White Elephant is holding their third annual Chef and Shop series beginning October 26th. The series runs four weekends and each weekend, a new premier chef from New York, Boston, or New Orleans will visit the hotel to mingle with guests and give a demonstration and tasting with paired wines on Saturday afternoon on the heated Harborview Terrace overlooking the Nantucket Harbor. The four chefs are Alexandra Guarnaschelli of Butter in New York, Dan Silverman of Lever House in New York, Geoff Gardner of Sel de la Terre in Boston, and Bob Iacovone of Curvee in New Orleans. The Plans For Point Breeze

With the passing of Memorial Day, tourist season is officially in swing on Cape Cod and the Islands. Just in time for summer visitors, a new private club and condominium complex will be opening a sales office and model residences to tempt those interested in a more permanent place to vacation. Point Breeze in Nantucket Town will offer Nantucket residents with their own homes a place to play at the Club at Point Breeze, a club with a spa, fitness center, restaurant, swimming pool, tennis courts and wine tasting room. The Residences at Point Breeze will be 32 shingled one and two bedroom condo units including six cottages. The homes include club membership and start at $1 million each. The $100 million project is being created by the Matthews Hospitality Group which is also behind another new luxury property, The Palm House in Florida. Phase One of Point Breeze will open in 2008.

Monsac Nantucket Tote, Handbag of the Day

Monsac's 'Nantucket' tote is a twist on the old-fashioned Nantucket lightship basket bags made of woven cane or wood with a hinged lid. This bag is made of rattan and has a hinged top with a magnetic snap tab closure. It has crinkled patent leather handles and a leather front pocket that makes it look a bit like it has had some sort of accident with a hobo bag. The bag has enough room for your water bottle, a book and wallet, sunglasses and cell phone. It comes in white, blue or black with rattan. It sells for $278. I can't decide if I would like it more without the leather pocket on the front or not.

Nantucket Compound, Estate of the Day

East Brick, Estate of the Day

East Brick takes it's name from being one of the Three Bricks, three Georgian brick mansions on Main Street on Nantucket built by whale merchant Joseph Starbuck in 1838. The three mansions were for Starbuck's three sons and East Brick was built for William Starbuck. The classic brick mansion has been restored with period furnishings and the front rooms of the house were designed to be as close to their original appearance as possible. The home has four finished floors and seven bedroom suites and does include more modern details like a wine cellar, work out room and steam shower.

According to this expansive article,
East Brick was created for around $9,000, which was a quite a lot at the time, and represented the height of luxury for the island during a time when whaling made men rich. It was originally created so that the fanciest finishes were used on the bottom floor with more simple treatments used for the private rooms, kitchens and bathrooms. The renovation changed that a bit, giving a taste of modern luxury to this old beauty. It is listed at $11.8 million and was open for tours this summer. After the jump, call me Ishmael.
