Bank-owned and beautiful pretty much describes the latest Hawaiian property being auctioned off by Concierge Auctions. This home on 1.6 acres in Kuki'o , home to the Kuki'o Golf and Beach Club, will be sold on September 3. The bank-owned property has never been offered for sale before and there is no minimum bid. 11 Park City Luxury Estates Up For Auction

An auction of 11 luxury homes located throughout Park City, Utah is scheduled for August 27th. Accelerated Marketing Partners is holding the nation's largest residential sealed-bid auction with a total of nearly $80 million in property up for grabs. Published minimum reserves for the homes range from $1.495 million to $15.875 million and represent an up to 54 percent reduction in price.These are lavish estates, several have ski-in/ski-out access and overlook resort communities or are located in golf communities. The estates are being sold by motivated individuals who are ready to commit to the highest bidder.

Our quest for luxury real estate auctions doesn't generally take us this far north. Today's home, which will be auctioned off on August 12, is located on the banks of Cook Inlet and the mouth of the Kenai River in Alaska. Rockland Estate, Estate of the Day

Concierge Auctions is back in Maryland for another beautiful old home. The historic Rockland estate in Fairplay, Maryland goes up for sale on June 11.

The 25-plus-acre equestrian estate was originally listed for $2.75 million. The property includes a 8,600-square-foot mansion as well as a turnkey horse farm with fenced pastures. The current owners Michael Moreland and Jason Daisey purchased the property in 2004 and have completed many modern infrastructure improvements to the main mansion, which was originally built in 1803, including installing central air conditioning, remodeling the kitchen, and constructing a 3,000-bottle wine cellar in one of the basement rooms. The stone home was built by Colonel Frisby Tilghman, son of Maryland's first attorney general and the home is listed on the Maryland Inventory of Historic Sites and is eligible for inclusion in the National Register of Historic Places. Victorian enhancements were made to the home in the later part of the 19th century. It has a Federal-style suspended staircase in the south wing leading from the ground floor to the third floor attic and illuminated by an oval skylight.

This home was originally listed for $2.75 million but is selling with a reserve of $1.325 million and a pre-sale estimate of $1.325 million to $1.8 million. The sale is being conducted in cooperation with Gary Gestson, a certified Historic Property Specialist with Long & Foster Real Estate.

Sotheby's First Home Auction in 20 Years

On May 31 antiques lovers and voyeurs can step inside Virginia billionaire-cum-winemaker Patricia Kluge's 45-room estate in Albermarle County, Va., for a peek at what could be theirs. Kluge's grand estate, Albermarle House, is on the market and she plans to sell off its contents during a two-day auction conducted by Sotheby's on June 8 and 9. Those who buy an auction catalog are welcome to the preview the auction items on-site in May.

"Albemarle House, [Kluge's] collaboration with designer David Easton, rejuvenated high-style country living in the United States in the English tradition, which had declined since the early 20th century," says Sotheby's Worldwide head of French, Continental and English furniture, Alistair Clarke.

Sotheby's will auction Kluge's entire collection within the house, much of which came from top dealers in the U.K. and private collections around the world, including Chinese paintings and works of art, books, sporting guns, jewels, lighting and decorative objects as well as designer gowns by Christian Lacroix and Givenchy. The Kluges' gilded life will be on the auction block.

The home itself is for sale, too. Kluge hasn't had any luck selling the 300-acre estate, which she originally listed for $100 million in October 2009. It's a wonder why she hasn't been more patient with the mansion and its 23,538-square-feet, eight-bedrooms and 13 baths. She recently reduced the price to $48 million after less than a year.

Tulip Hill Gets A New Owner

When I mentioned Tulip Hill, a Maryland home up for auction, some of you expressed concern that it find a good buyer. Concierge Auctions has released the results of the auction which took place on April 10. The pre-Revolutionary War estate sold above its listing price of $2.375 million (the most recently listed price, it was once as high as $7.5 million). George Graham, CEO of Concierge Auctions has said that their process found bidders who "appreciated the pedigree of the property." There were a total of over 500 visitors to the estate with over 100 interested buyer prospects, and 17 registered bidders from Dubai, England and six U.S. states. Tulip Hill is a Georgian plantation house built by Samuel Galloway circa 1756. It is on nearly 52 acres that includes water frontage and pier and includes terraced gardens and manicured grounds. The buyer is said to be a retired senior military official from the area.

Tulip Hill, Estate of the Day

Often we see newer homes going up for auction but today's estate, Tulip Hill in Anne Arundel County, Maryland dates back to before the Revolutionary War. Tulip Hill is a Georgian plantation house built by Samuel Galloway circa 1756. It is on nearly 52 acres that includes water frontage and pier and includes terraced gardens and manicured grounds.

Wings were added to the house between 1787-1790 enlarging Tulip Hill into its final and present five-part form by appending the two end wings and a pair of connecting hypens. The plantation house remained in the possession of the Galloway family until 1886. The five-part composition has a full stone basement under the entire structure. The central block is two full stories with a high unfinished attic and double hipped roof. The two brick end wings, built at right angles to the main axis are two stories of lower height than the main house. Both have gabled roofs with a single chimney located in the center of the outer side walls. The two brick connecting hyphens are one story with very low attic space and are covered with gable roofs that have small dormers. A whimsical note can be found on the pediment of the porch which is supported by four columns and contains a carved figure of Cupid. The fireplaces in the central block are faced with either Dutch tile or marble and are framed with wood paneling. The doors, paneling, floorboards, and stair treads are of pine and most of the hardware is original. The house was little altered during the nineteenth century and has never undergone extensive restoration. You don't get much more American authentic than this beauty.

It is being auctioned off on April 10 by Concierge Auctions. It was previously offered for $7.5 million and will have a suggested opening bid of $1.65 million.

Paliku Place, Estate of the Day

Following hot on the heels of the successful Hawaiian real estate auction last month, Concierge Auctions has announced another auction scheduled for March 8. This auction on the island of Kauai will include a 6,015-square-foot ocean bluff estate on 5.79 acres. The estate was previously offered for $9.995 million and is being auctioned with a reserve of $2 million and a pre-sale estimate of $3 to $7 million.

The home in Kealia Kai is perched atop Paliku Point and offers ocean views. The home has three bedrooms, study, exercise room, gourmet and a large great room as well as plenty of covered lanai space and a terrace. There is also a pool and spa and a detached guest house with full bathroom, kitchen and garage. The home is secure against the weather with doors and windows rated for 80-120mph winds and a whole-house generator. Other features include a digital security system, central air conditioning and central vacuum.

Also up for auction is an adjacent ocean bluff lot. The five acre lot is being sold absolute (no reserve) and has a pre-auction estimate of $500,000 to $1.5 million. Lytle Mansion, Once $40 Million, Now Up For Auction

Once upon a time (otherwise known as 2005), the Lytle Mansion on Mercer Island in Washington state was listed at a whopping $40 million. Even then it was a groaner of a price tag and one that made sure the home stayed on the market a long time. But those days are over because the three-story mansion on two acres is being put up for auction.

This home has some incredible details. The indoor saltwater pool has a cloud mural and Egyptian-style columns that have been specially treated to look aged. A Dale Chihuly chandelier spiraling twelve feet of crystal hangs over a marble floor in the entry. The house is full of inlaid stones, marble fireplaces and everything is done on a grand and ornate scale. It has four bedrooms but with nearly 23,000 sq. feet of space much of the space is devoted to waking pursuits. There are two wine cellars, an exercise room, massage and tanning room, music room, steam room, sunroom and a dining room with a gleaming gold leaf ceiling. The master suite has a raised platform bed, a marble fireplace and a bathroom where the tub is set on a pedestal and has a chandelier over it. Outside there is a saltwater pool and 175 feet of waterfront including a boat dock that can accommodate a 140 foot yacht.

The home is being offered for sale in a sealed bid auction by Sheldon Good & Company and will be sold subject to a qualified minimum bid of $15 million with a deadline of April 14, 2010. A bidder's information packet priced at $75 is a requirement for bidding, as well as a certified or cashier's check totaling five percent of the total bid.

Cher's Home And Others Sell Big In Hawaiian Auction

It seems to be a good week for luxury real estate auctions. Concierge Auctions has announced the results of the January 18 auction of Cher's home in the exclusive Hualalai Resort in Hawaii along with a bunch of other home sales. Cher's home, which she did not live in, was sold to a buyer from Arizona for $8.72 million (it was expected to fetch between $8 and $12 million). The January 18 auction included the successful sale of five properties in Kona, Hawaii, for a total of more than $19.4 million.

In addition to Cher's home, a property at 72-3209 Ka Nehe Place in the Kuki'o Golf and Beach Club and Residences, shown above, which was selling absolute was purchased by a buyer from Beverly Hills for $4.95 million. We profiled this one as an estate of the day and it is a beauty. It was previously offered for $8.45 million so someone got a great deal. A second home selling absolute in Kuki'o, at 72-3205 Punaloa Place, was purchased for $3.85 million. Collectively, the prices achieved for the homes in Kuki'o were $10 per square foot higher than the average price per square foot for other homes sold in the Maniniowali section of Kuki'o over the past six months. Two other home sites in Kuk'io sold for $990,000 and $962,000.

Rockin' S Ranch, Estate of the Day

Today's estate in Teton Valley, Idaho has a deadline, September 12. That is when Concierge Auctions will be holding a luxury real estate auction of the Rockin S Ranch, a 57-acre property. The sale is being conducted in cooperation with the Lewis, Lewis & Kleiman team at Sotheby's International Realty in Jackson Hole and there is no reserve or minimum bid but a $100,000 deposit is required.

The ranch is located along a scenic half-mile stretch of the Teton River and has a total of nine structures, including the main residence, guest house, horse barn, angler's house and caretaker's house. The 6,400-square-foot main house is constructed of hand-peeled natural logs, native river rock, and massive timbers reclaimed from trestles built by the Southern Pacific Railroad. The great room has a floor-to-ceiling rock fireplace, dining area and adjoining game room with beamed ceilings and a built-in stereo sound system, an open kitchen with high-end appliances and custom wood cabinets. A private master suite is connected to the main house by a covered walkway and has a kitchenette, sitting area, private deck and a bathroom that includes a rock-walled shower.

Outside a covered veranda offers a place to enjoy views of the Teton and Big Hole Mountain ranges. The log-constructed barn contains seven individual horse stalls, a veterinary and breeding area, office and large tack room. There is also a second-story, two-bedroom apartment with a kitchen, dining and living area and a balcony with a separate entrance. The angler's house offers fast access to the Teton River. There are several spring-fed stocked trout ponds on the ranch, including one with a gazebo and deck located just steps from the main house. A fully lit and fenced sports court is ideal for tennis, volleyball, basketball and shuffle board. The ranch was previously listed at $8.9 million.
