Chiofaro and Luxury Building Cut Down to Size

The next luxury condo building in Boston is going to be closer to the ground than expected. Local windbag controversial real estate developer Don Chiofaro has been fighting a losing battle over the new building and is finally yielding to pressure from the community. The $1 billion plan involves two towers, with commercial space in the shorter sibling of the residential tower.

A decorative arch atop the residential building (which would also include a hotel) would push the building from 690 feet to 780 feet. Removing the arch and cutting the size brings it down by 155 feet – to the 625 feet that the Massachusetts Port Authority will allow. Anything higher, Massport says, would get in the way of nearby Logan International Airport's air traffic.

Chiofaro tells the Boston Globe, "I have no problem with 625 feet, if that's where [we] end up," leaving room for a small victory that would put this Icarus a touch closer to the sun. Given how scarce his friends were when he nearly lost his International Place towers a few years ago, I'm betting he isn't likely to get much above the Massport cutoff.

When the building is finally finished, residents will get fantastic views of the Rose Fitzgerald Kennedy Greenway, along with unbeatable bragging rights.

Trump Reaches A Real Estate Record in Hawaii

We knew that Hawaii was hot but Donald Trump proved just how toasty the real estate market really is there when it comes to condos. The Trump International Hotel & Tower Waikiki Beach Walk has set a world record for the amount of residential property (by dollar and unit volume) sold in one development on a single day. The total was over $700 million and by the end of the first day of a planned two-day sales event, all of the 464 hotel suites and residences were sold.

Buyers came from around the world but Japanese buyers made up the largest group of buyers, picking up units priced from the mid-$400,000's for a studio suite, to over $9 million for a three bedroom penthouse. Purchasers will have to wait until 2009 to take ownership of their new condos which will also have access to a library, wine cellar, lobby bar, infinity edge pool and 24-hour maid and concierge services.

Check out the striking Daniel Libeskind design for a new condo complex. Where do you think this one is going up? New York? Miami? Chicago? No, this project is coming to Sacramento, California's capital, an area not known for radical design. BCN Development is planning the 38 story tower which is conveniently located near the state Capitol building. The modern condos feature Bulthaup kitchens with Miele applicances. Amenities include a pool and hot tub with a lounging area, a roof garden, massage and steam rooms, a gym, concierge and climate-controlled wine and cigar lockers. The building will have 258 condos and prices will range between $400,000 and $1.5 million.
