North Hampton, Estate of the Day

A huge home in New Hampshire will be auctioned off on November 9. Grand Estates Auction Co., is selling this home on 15 acres in North Hampton, New Hampshire. This property was once owned by infamous former Tyco International CEO Dennis Kozlowski. The current owner has been rebuilding the estate virtually from the foundation up for the last six years. The home has been redone on a grand scale. An artist spent two years hand-painting walls and murals throughout the home's more than 10,000 square feet. There is a 1,600-plus-square-foot master suite that fills the entire third floor and has views of the ocean and marsh, complete with octagonal meditation room, en suite kitchen and laundry room, sitting room, and massive master bathroom featuring a handmade Egyptian chandelier.

The huge home has indoor and outdoor pools, spa, steam and sauna, fitness center, tennis court and cabana, massage and game rooms, and a home-theater wing with 13 oversized chairs and a concession stand. A smart home system controls all electronics, including indoor and outdoor security cameras and a dozen flat-screen televisions, at home or remotely. Geothermal heating and cooling, a heat recovery system, underground storage tanks to collect rainfall, and backup generators keep the home going, come what may. There are nine fireplaces, an elevator to all levels, gourmet kitchen with 14-foot, bi-level island and three guest suites including one with a nursery.

"The seller has determined that an absolute auction is the most cost-effective method to sell this magnificent property, avoiding months or years on the market with mounting carrying costs," said Scott Kirk, executive vice president of Grand Estates. "Sellers in this market are able to capture the true market value for their properties."

The auction begins at 2 p.m. at the North Hampton estate. Prospective bidders may tour the property starting at 11 a.m. on Friday, November 5, and continuing until auction day. Grand Estates auctions are open only to registered bidders, who are required to submit a $50,000 refundable cashier's or certified check prior to the auction. Prospective bidders and sellers should contact Grand Estates Auction Co. at 877 427-6568 or 704 529-0026 for bid registration requirements and to inquire about the showing schedule before the auction. Boulevard Place, Estate of the Day

We've seen many a pricey home on Washington's Mercer Island but today's new build has to be one of the most impressive. It uses some techniques out of the classical architecture playbook including columns and pediments. The home is on a 1.66 acre site with a beach and a boathouse. The seven-bedroom home has a three-level limestone terrace and a massive 20x48ft resort-style pool with a barbecue pavilion and a 120" plasma screen rising from the edge of the pool. Public records show that this property was last sold for $5.375 million back in 2004. It is on the market with what appears to be a brand new home on the property for $28 million.

Kenai River Estate, Estate of the Day

Our quest for luxury real estate auctions doesn't generally take us this far north. This home is on nearly 12 acres and has around 815 feet of beachfront property. The Victorian home is four stories and provides sights of Tustamena, Mt. Lilliamna, Mt. Redoubt, and Mt. Spur mountains. The four-bedroom home has oak and marble flooring throughout and four fireplaces. Other details include a formal dining room, gourmet kitchen and a cozy circular entertainment room. The land also includes a three-car garage, two outbuildings, and an airplane hangar and landing strip. It is being auctioned off through J.P. King.

3 New Ways to Luxuriate in Tasmania

Filed under: Luxury Travel & Hotels, Spas

Tasmania
, Australia's southernmost island state, is positioning itself for a luxury tourism boom -- at least judging by the number of new projects in the works.

I've already told you about two of Tassie's most prominent new projects: Saffire, a new boutique hotel and resort on the Freycinet Peninsula, and MONA, a new art museum that will be the largest private art collection in the southern hemisphere.

Another newcomer to put on your radar: Harmony Hill, a spa that's opening in Margate, which is just about 15 miles south of Hobart. Harmony Hill aims to be a wellness spa with a distinctive Asian flair. (Amie Nakamura, the owner is Japanese.) The spa relies exclusively on organic products, manufactured by Nakamura, and its eco-foot print will be small -- it uses solar energy, rain water, recycles grey water, and so on.

Kanye West Lists Hollywood Home

kanye west and amber roseEven had the Real Estalker not revealed the fact that this Hollywood home belonged to Kanye West the listing pictures might have been enough to clue me in. Few people share West's unique love of both stark beige minimalism and candy-colored Pop Art and combine them with as much unfettered enthusiasm.

As the Real Estalker wisely posits, West is a man of intriguing contradictions sometimes fronting as a deeply serious artiste and sometimes displaying a humble, childlike delight. His three-bedroom home is over 4,200 square feet of space tucked high above the city and it's got some very interesting features not the least of which is a fishtank in the bath tub and a mural on the dining room ceiling.

More traditional Hollywood luxe details include a large dressing room, large windows showcasing city views and travertine marble in bathroom. West's aesthetic loves are in evidence. A whole room feautures multi-colored Jetsons art. One room has a full-sized Buzz Lightyear and what appears to be some sort of chair with Takashi Murakami's colorful flowers. Three Campbell soup can pictures sit above a vintage Louis Vuitton trunk. The home does not have a pool but does have room for one and would probably sell better with that addition, positioning it as a more traditional Hollywood celeb lair. It is listed at $3.995 million.

Blogging From the American Express Publishing Luxury Summit: What Do Consumers Want?

As the American Express Publishing Luxury Summit got underway all old was new again. This is a crowd much shaken by the fickle consumer but also ready to focus on the future. They want your dollars, luxury consumer, and they are tentatively certain you might be ready to spend them again. But they also know that you've changed.

Cynthia McFarlane, President, Saatchi & Saatchi Latin America, broke down the results of her survey of luxury consumers around the world and found some core points of global connection. Customers want what is classic, quality and a known quantity. And yet, they want to be surprised, they want to be dazzled, they want thrills. They want choice, but not too much choice, deals but not discounts. It's all a bit confusing for brands trying to maintain consistency while creating the excitement luxury consumers need to see.

One things interesting to note across the panels was that when it came to discussions of successful luxury one name kept coming up, Hermes. Luxury advisor Michel Gutsatz praised the brand for its integration of ad campaigns, website and stores to create a distinctive unified brand. William S. Taubman, the Chief Operating Officer of the Taubman Centers chain of shopping centers also highlighted the brand for its commitment to quality and authenticity. Time and again the distinctive orange brand received accolades. Louis Vuitton also got approving nods for focusing on core values of craftsmanship, a message neatly shown off in their recent ad campaign featuring everyone from famous astronauts to Baryshnikov. Pretty amazing that the future of luxury branding is being shown by luxury brands with very long histories. Another brand often discussed was Apple. Why Apple? Because nobody gets Apple discounts and that itself is a form of luxury and a little bit of magic that other brands would love to emulate.

Round Hill, Estate of the Day

Now that Mel Gibson's Old Mill Farm finally sold we need a new Greenwich, Connecticut classic to obsess over. Presented for your consideration is this great estate, a pre-war French Normandy with views of the New York City skyline and Long Island Sound. The home has two double-gated driveways that lead you through the 22 acre property passing by rolling lawns, boxwood gardens, rose and flower gardens and even a stone lion on the way to the large main house. But here alas is where our journey ends, that's right, this $33 million listing doesn't have a single inside picture. The listing description tells of classically scaled rooms, leaded glass, French doors, carved motifs and a circular stairway. The eight bedroom home has a master suite with dual bedrooms and dressing rooms, a kitchen with breakfast room, butler and service pantries, billiard, exercise and media rooms. The property has both indoor and outdoor pools, gazebos and a greenhouse with a fireplace. The listing calls it "a must see for anyone who wants the best." I just want to see inside!

[Thanks, James!]

Sotheby's First Home Auction in 20 Years

On May 31 antiques lovers and voyeurs can step inside Virginia billionaire-cum-winemaker Patricia Kluge's 45-room estate in Albermarle County, Va., for a peek at what could be theirs. Kluge's grand estate, Albermarle House, is on the market and she plans to sell off its contents during a two-day auction conducted by Sotheby's on June 8 and 9. Those who buy an auction catalog are welcome to the preview the auction items on-site in May.

"Albemarle House, [Kluge's] collaboration with designer David Easton, rejuvenated high-style country living in the United States in the English tradition, which had declined since the early 20th century," says Sotheby's Worldwide head of French, Continental and English furniture, Alistair Clarke.

Sotheby's will auction Kluge's entire collection within the house, much of which came from top dealers in the U.K. and private collections around the world, including Chinese paintings and works of art, books, sporting guns, jewels, lighting and decorative objects as well as designer gowns by Christian Lacroix and Givenchy. The Kluges' gilded life will be on the auction block.

The home itself is for sale, too. Kluge hasn't had any luck selling the 300-acre estate, which she originally listed for $100 million in October 2009. It's a wonder why she hasn't been more patient with the mansion and its 23,538-square-feet, eight-bedrooms and 13 baths. She recently reduced the price to $48 million after less than a year.

Beverly Grove, Estate of the Day

Israeli-born architect-builder Yechiel "Eli" Yogev, who built the CalTrans building in downtown Los Angeles, constructed this beauty. Yogev, the owner and co-founder of Maya Steel Fabrications, has listed the 9,000-square-foot home in Beverly Hills at $12.1 million. Hard-pressed to define its style? I'd go with Trophy Modern and let the boys at the AIA come after me.

However you define the style, it's a definite one-of-a-kind home, a megalith tour de force with seemingly larger-than-life expansive spaces. The liberal use of steel caissons and cement contribute to the fortress. The home has a rooftop pool and deck, an elevator, a glass-floored 500-bottle wine cellar, towering ceilings and massive 20-foot glass walls.

There are illuminated waterways, imported Jerusalem stone, sand stone, mahogany walls and basaltic stone flooring. There is a 40-foot interior waterfall in the atrium and a stainless steel and mahogany tread sculpted staircase spans the three stories. Steel-encased bridges connect the main house with the 4,700 square foot roof top deck and pool. The home has four bedrooms and six bathrooms, including those in the guesthouse. The kitchen comes equipped with three Caesarstone islands with built-in Viking, Bofi, and Gaggenau appliances and stainless steel cabinetry. The home is equipped with a screening room and a top-of-the-line Crestron electronics system. The master suite includes custom glass doors, mirrored TV, private deck and a spa-like bathroom with steam room and walk-in closet.

Ben Bacal of Homeology LA, Keller-Williams Hollywood Hills, and Aaron Kirman of Hilton & Hyland, Beverly Hills, share the listing.

Mount Pleasant, Estate of the Day

mount pleasant
Today's home has a tough road ahead, its $10 million price tag is the highest asking price ever sought for a home in Mount Pleasant, South Carolina. The five-bedroom home was built in 2003 and sits at the mouth of Shem Creek, positioned for lovely tranquil views of Ravenel bridge, the Charleston skyline, Sullivan's Island, and Fort Sumter. The saltwater pool shown above spans the length of the house and faces the water.

The State reports
that the most expensive home sale on record in the area was in Old Village and went for $3.25 million in 2007. The home sits on 1.32 acres and has a deep water-covered dock on Shem Creek. It was built in 2003 but has the look of an older home complete with that beautiful plantation style porch. Inside there are high ceilings and wide planked reclaimed antique heart of pine flooring on all three floors. On the first floor the foyer hall runs from the entrance to the rear double French doors leading out to the pool. The kitchen opens to a family room with a fireplace and there is also a formal dining room. A large wood-paneled gathering room has built-in cabinets with gun cases and the adjacent media room has a large drop down projector screen and LCD projector. What should be a den or a study with wood paneling, shelves and a fireplace has been pressed into service as a gym. The second floor has the master bedroom suite which has a private porch for enjoying the views. There are two other bedrooms and a home office on this floor. The third floor serves as a combination den, recreational room, built-in beds and full bath. An elevator connects all three stories. Think it will get the asking price?

Tulip Hill, Estate of the Day

Often we see newer homes going up for auction but today's estate, Tulip Hill in Anne Arundel County, Maryland dates back to before the Revolutionary War. Tulip Hill is a Georgian plantation house built by Samuel Galloway circa 1756. It is on nearly 52 acres that includes water frontage and pier and includes terraced gardens and manicured grounds.

Wings were added to the house between 1787-1790 enlarging Tulip Hill into its final and present five-part form by appending the two end wings and a pair of connecting hypens. The plantation house remained in the possession of the Galloway family until 1886. The five-part composition has a full stone basement under the entire structure. The central block is two full stories with a high unfinished attic and double hipped roof. The two brick end wings, built at right angles to the main axis are two stories of lower height than the main house. Both have gabled roofs with a single chimney located in the center of the outer side walls. The two brick connecting hyphens are one story with very low attic space and are covered with gable roofs that have small dormers. A whimsical note can be found on the pediment of the porch which is supported by four columns and contains a carved figure of Cupid. The fireplaces in the central block are faced with either Dutch tile or marble and are framed with wood paneling. The doors, paneling, floorboards, and stair treads are of pine and most of the hardware is original. The house was little altered during the nineteenth century and has never undergone extensive restoration. You don't get much more American authentic than this beauty.

It is being auctioned off on April 10 by Concierge Auctions. It was previously offered for $7.5 million and will have a suggested opening bid of $1.65 million.

Larry Hagman's Heaven, Estate of the Day

It takes a certain kind of guy to name his home Heaven. Maybe the kind of guy who walks around town in a cowboy hat and is famous for being one of television's most notorious villains. As Hagman tells it in a video (after the jump) it was love at first sight for him and his wife Maj when they saw the hilltop estate in Ojai, California. They bought the property in 1991 and built the Mediterranean-style house with nine bedrooms the following year.

The home is designed for entertaining, there is a guest house and an open but covered space fits more than 200 guests with a lap pool and retractable roof. Hagman may have played an oil tycoon on television but the home is equipped with a huge solar polar system which sliced his electric bill to pennies and enabled him to sell back electricity to the town. The home also has its own helipad.

The property is designed to take advantage of views of the Pacific ocean, Channel Islands, mountains and valley and sliding glass walls offering unobstructed views. This home hit the market last November for $11 million but as the Wall Street Journal reports it is now listed at $9.5 million.

French Countryside Style In Montecito, Estate of the Day

If you love the charming look of the French countryside but aren't ready to move abroad, this estate in Montecito, California offers a chance to experience a more European style while safely ensconced in the land of blue skies and celebrity neighbors. The garden is surrounded by a 45-acre nature preserve and 45 acre estate for added privacy and the house belongs to the association of Ennisbrook which means that the owners have access to amenities that include clubhouses, pools and tennis courts.

The house is only ten years old but was designed with an eye toward creating a slice of the French countryside. The two acre property includes a large single-level main house, a separate guest house and garage that create a courtyard. The main house and guest house have high ceilings, lime washed walls and handmade tile floors updated with one comfort you usually won't find in Provence, radiant heat. The gourmet kitchen has an attached loggia for indoor-outdoor living. Listing pictures reveal a magical landscape with bridges, ponds, cottages and what appears to be a rather fancy aviary. Another thing that sets this one apart is vines. Vines crawl the outside of the structures which isn't that unusual but in this case it looks like the vines have come inside sprawling across the ceiling in . The effect is charming but you still might want to bring your pruning shears or have a gardener on staff. This home is listed at $7.5 million with Sotheby's.
