Think about it....who really has a second kitchen? A full second kitchen? They're rare indeed, but the new trend in luxury housing is to start changing that.

People with money to spend want kitchens for both themselves and for their personal chefs and caterers, and they don't want to be bumping around together in the same space. But it's not just about whether or not you can afford it, as the building has to be approved and depending on the rules and regulations in the area an additional full kitchen may or may not be allowed. But in the areas where it does work houses generally run in the $5 million range and higher when they include 2 kitchens.

Are Observatories The New Must-Have?


Now here's a trend in luxury home design that I really get: observatories. For some people a beautiful view of the stars is becoming just as important (if not more so) than a view of the ocean or the beach. And thanks to technology observatories are more fun in places they never used to be, and people are putting them in as additions to their home and taking up astronomy as a regular hobby. But they aren't cheap, obviously, because in addition to the space involved the telescope alone can cost several hundred thousand dollars.

I would love to have an observatory in my home! Forget waiting for the weatherman to say there's a certain star or planet that might be visible at 3am on a random Monday, I'll just pop upstairs and see the stars whenever the mood strikes.

Following the spending trends of the wealthy is big business, obviously, and it seems one of the places all their money is going is into filling up their huge homes with loads of pricey decor and expensive gadgets. The rich are looking to make their environments beautiful and comfortable and their lifestyles convenient, and they've got the money to do it right. LeBron James Plans A Massive Home

The word "massive" really has its work cut out when it comes to describing the new house basketball player LeBron James is building himself and plans to move into next summer. In addition to absolutely "massive" living spaces like a two-story walk-in closet off the master suite, and not only a huge "great room" but an even bigger "grand room" as well, James really outdoes himself (and the rest of the neighborhood) with a casino, a bowling alley, and a barbershop included in the over 35,000 sq feet of house plans.

Throw in a Starbucks and a gas station and he can upgrade from "massive home" to "small town."

More Presley and Cash Homes Hit The Market


We've seen an Elvis house and a Johnny Cash home sell for big bucks before, now the Honky-Tonk Hall of Fame is representing three homes with a connection to Elvis and Johnny Cash. On eBay right now there are listings for both a 270 acre farm that belonged to Elvis and a home that Johnny Cash lived in from 1957 to 1960. The 270-acre Nashville farm was owned by Elvis and his father, Vernon. It has five ponds and a cabin that was built in the 1940s. The Honky-Tonk Hall of Fame is also representing the Ft. Hood, Texas home that Elvis and his family lived when Elvis joined the Army.

The Elvis farm is advertised at $3.7 million and the Cash home is listed at $975,000.

World's Most Expensive Homes 2007

After a global search spanning six continents, Forbes has put together their list of the World's Most Expensive Homes for 2007. $100 million will get you more in - for example - South Africa than it will in New York, but the international ultra-luxury market is growing so fast, say real estate agents who deal with clients in the market for such homes, that the price gap is diminishing and soon all of these houses could be closer to the high-end of the pricing spectrum and a list like this one might look very different in 5 years. For now, top priced homes (in USD) include:

  • Updown Court in Windlesham, Surrey ($138 million) is a 103-room home on 58 acres of lush grounds, with an indoor squash court, bowling alley, 50-seat cinema, helipads and a heated marble driveway.
  • Hala Ranch in Aspen, Colo. ( $135 million, pictured) has 95-acres and a 56,000-sq. ft. mansion, with multiple outbuildings and guest houses, stables, a tennis court and an indoor swimming pool.
  • Waterfront Estate in Istanbul, Turkey ($100 million) is on only .75 acres of land, but has 30,000 square feet of ultra-luxe space divided into 64 rooms, most of which look out onto the water.

Can Zillow Be Trusted?

Free online real estate estimates, such as the Zestimates provided by Zillow.com, are a boon to many home buyers. They provide fast, hassle-free estimates of homes all over, with the intention of giving shoppers an idea of what's available before they even head out to look in person. According to the Wall Street Journal, however, Zillow isn't quite as reliable as it seems to be, given the fact that it gives prices down to the dollar, not just round-number estimates. For instance, it listed a 7,600-sq. ft. home in Fall City, WA at $661,756, but the home sold in January for over $2.5 million. The Northbrook, Il. house pictured was pegged at $450,000, but sold for nearly double. And the errors can go the other way, as well, with an El Cerrito, CA house selling for $80,000, though its estimate was over $500,000.

Zillow tries to keep things as accurate as possible, of course, but the bottom line is that it is best to take their estimates with more than a grain of salt just in case the 5% error you are expecting turns out to be 50%.

--The apartment belonging to late author Rona Jaffe has sold for $1.72 million.
--Judd Hirsch has bought a two-bedroom apartment on the East Side for $925,000.
--A townhouse once rented by Will Smith is on the market for $12.5 million. The listing for this gorgeous home is here.
--The seller of Susan Soros' Philippe Starck-designed duplex, David Mimran, is paying $65,000 a month in rent at Trump Park Avenue.

--Robert F. Fairchild, a Burgundy expert, has paid $2.95 million for a high-floor apartment on West 56th Street condo.
--Recently on-trial Washington, D.C., developer Norman Jemal has closed on a six and-a-half-room apartment at Trump Palace for $3.25 million. The apartment is for his parents.
--The Silk Building, which has been home to Keith Richards and Britney Spears, is now home to a member of a Japanese fashion dynasty. Adam Taki, part of a dynasty that founded the textile and retail group Takihyo back in 1751 and more recently owned the Anne Klein label, has bought a 1,831-square-foot duplex for $2.1 million.

--Johnny Damon and his wife, Michelle, have agreed to sell their Boston-area home for more than $5 million. The Damons paid $4.75 million for the six-bedroom house in late 2004. Former Red Sox pitcher Pedro Martinez recently cut the asking price for his Brookline house for the second time and former Red Sox shortstop Nomar Garciaparra has yet to find a buyer for his two-bedroom Boston-waterfront condo.
--San Francisco Giants outfielder Moisés Alou and his wife, Austria, have put their San Francisco home on the market for $1.949 million. The home was rebuilt in 2005 and is our estate of the day later today.
--Democratic activist and businesswoman Bren Simon, wife of shopping-mall magnate and Indiana Pacers co-owner Melvin Simon, is looking to sell a mansion in Los Angeles's Bel-Air neighborhood for $17.5 million, a whopping $4.5 million more than she paid for it last year. The listing for the 18,000-square-foot home which was modeled after the Petit Trianon at Versailles, is here.

--Producer Brian Grazer and his wife, novelist Gigi Levangie Grazer listed their 8,800-square-foot Pacific Palisades home of nine years at $27.5 million. It was unlisted last week. The listing still seems to be up here.
--More Manhattan Beach sports real estate. L.A. Clippers forward Yaroslav Korolev is the latest athlete who has lived in this five-bedroom, Mediterranean-style home in Manhattan Beach.
--Kenneth Brown, the decorator who is host of HGTV's "reDesign," has sold his loft in West Hollywood for slightly more than $1 million.
--Five years ago, former KTLA and KCBS anchor Terry Anzur put her Pasadena home on the market for $600,000 and went to Florida. She's now returning and has put her West Palm Beach home on the market. The listing for the four bedroom home is here.

The summer camp where the movie Dirty Dancing was filmed will now be a new development of homes. Firefly Cove in Lake Lure, North Carolina will include 41 homes on 54 acres. The homes will range from $600,000 to $1.5 million. Amenities will include concierge service, a community lodge, fitness center and the learning cottage which will host local and regional artisans and experts.

Record-setting Real Estate in Hawaii


A new real estate record has been set on Oahu. A double lot at the upper end of beachfront Kailua has sold for $24 million. The two houses on Kailuana Loop provide a total of 255 linear feet of beach frontage and a total of 15,000 square feet of living space in two separate houses. The main home includes staff quarters and a pool and the second house has its own gym, sauna and tennis court. Is the real estate worth it? Check out the website for the two estates which is full of gorgeous pictures of both homes. I can definitely understand why these homes went fairly quickly.

Forbes Most Expensive US Homes 2006

Forbes Magazine just released their picks of the most expensive homes in the US for 2006. The real estate market may be slowing somewhat, but that fact didn't stop the average price of a home on this list from jumping up to $71 million from $58 million. In a change from last year's list, the $75 million asking price of the top home from 2005 - the Three Ponds, in Bridgehampton - was surpassed by two houses: Donald Trump's Maison de L'Amitie in Florida, with an asking price of $125 million, and the Portabello Estate in California, also listed at $75 million. Other picks include Martin Zweig's apartment and a limestone mansion in San Francisco.

Reality Real Estate

A marketing director in Santa Clarita, California has a new take on how to sell a house. To give the houses in a new development a "lived-in" feel, she has hired a group of actors to play house while prospective buyers come out and tour the property. "Mom," "Dad" and their two "kids" bake scones, celebrate a birthday party and play games, interacting with each other and with any guests who wish to play along or ask questions. It's "reality" real estate and the program has been dubbed "Home Life." Many of the guests who toured the house when it opened were actual realtors, not looking to buy the house, but to see how appealing having a "family" would be to clients.

As one visitor from USC's business school put it, "You imagine yourself in this situation. If you have a beautiful experience, that gets people to think, oh, I want to live like that!" The model family was as appealing, if not more so, than the home itself. It's easy to see how clients, perhaps used to watching reality shows on television, could relate quickly to a similar scenario that confronts them in real life.

Since the setup had immediate appeal to buyers and realtors alike. This could be the start of a new real estate trend, particularly with upmarket estates and in new developments, where houses might look less lived in because of their newness or their size.

Lion's Gate, Estate of the Day


California? Nope, it just looks that way. Lion's Gate is a 20-acre estate in Brookville, New York. Currently listed by Daniel Gale, the agent who has listed so many of our faves including Northwood and Kenjockety, this relatively new mansion has Napa style in an East Coast setting. The house was finished in 2000 and has six bedrooms over 9,600 square feet. The property also has a pool, barn and paddock. The land with plenty of open fields and woodlands, has "partitioning potential" for the would-be developer.  It's got a great looking wine cellar but otherwise the design is a bit ordinary. It is listed at at $11.5 million. Interior shots after the jump including what looks to be a strangely forbidding all-wood office.
