Developmental Visions: Tom Hix, The Pronghorn Golf Resort, And The Future Of Community


This image is of the 13th hole of the Jack Nicklaus Signature course at Pronghorn, near Bend Oregon. It is near the end of the 18th hole course, and near it, is the Tom Fazio Signature course, twins of sorts, but different in texture and play. These side by side courses are just one of the unusual attractions that attracted many golfers and others to this area after it launched in 2004-5.

Pronghorn is in a unique location, on 640 acres of land, surrounded by 20,000 acres of protected federal land, a few miles outside of the town of Bend, Oregon, population about 80,000. Those of us who know Oregon, know what it's near and what it offers, realize the distinct nature of Pronghorn and it's locale. On a clear day, you can see The Three Sisters mountain range, Mt Bachelor, and Mt. Jefferson, and probably a few others in the Cascade Range. For those who are not golfers and still find themselves at this resort, there is much else to do: river rafting and fly fishing on the nearby Deschutes River; skiing and snowboarding at Mt. Bachelor, there is also horseback riding, caving, mountain biking, and hiking. And, if you have never been caving before, an unusual taste of it can be acquired while playing golf!. Pronghorn's Fazio course is home to one of the most unique holes in the world--a par three, eighth hole that includes a 45-foot canyon and exposed lava tube. The story is, no one knew about the subterranean lava tube until the golf course was being built -- as construction went along, suddenly the land entropized -- fell into itself, and revealed a large lava tube. In June of 2010, Troon took over the golf management component of Pronghorn, and for the first time, Pronghorn is now offering golf memberships to non-property owners providing access to the Nicklaus and Fazio courses. Two memberships are currently being offered – the Invitational Premier Golf Membership ($990/month) allows golf members to access both Fazio and Nicklaus courses while the Invitational Signature Golf Membership ($495/month) allows members to utilize the Nicklaus course. Pronghorn is offering early sign-up incentives to the first 25 members that join by December 31st, 2010.

The strength of Pronghorn's variety of golf and sports experiences moves not only from outdoor activities, but also to the variety of available residence types, with a wide range of pricing options. The Tesana homes and homesites are located between the Nicklaus and Fazio courses and near the heart of the development, ranging from $300k to $600k. Membership included in the price of real estate. Also, the The Residence Club at Pronghorn is situated along the 18th hole of the Jack Nicklaus Signature Course. Members own an undivided interest of the Residence Club with purchase options of 1/4th, 1/6th and 1/12th fractions. Units range in size from 2000 to 2600 square feet. The 1/12 fractions ( 4 weeks) range from $95,000 to $130,000. The Pronghorn Villas range from $825K to $1.7M. Many of the home sites, range from $900,000 to $4M.

Scotch Hall Preserve, Second Homes For Golfers In North Carolina

Golfers and boaters alike would be very happy at Scotch Hall Preserve, a new 900-acre second home waterfront club community located on North Carolina's scenic Inner Banks, about 20 minutes from Edenton, North Carolina.

Recently they hired Nick Cassini, who was the top amateur golfer in the world in 2001 and went on to play in the PGA and European tours. Cassini is now the Director of Golf, overseeing Scotch Hall Preserve's Arnold Palmer Signature course, which opened in the spring of 2008 and was named to Golf Digest's Top 10 Best New Private Courses in 2009. Cassini has the happy task of organizing member events, helping to keep the course in top shape and introducing new owners to the course. It's a job with some pretty great views like the one from the 17th hole shown above.

Scotch Hall Preserve has also broken ground on its family retreat complex. The first phase includes a pool with cabanas, golf starter pavilion, an events and sports lawn, and will be surrounded by nine family retreat cottages. The cottages average 2,600 square feet, with double master suites and two guest rooms, and come fully furnished. Each cottage has a view of the golf course, and the water is less than a five-minute golf cart ride away. Two cottages are already underway, with a completed model to open this summer. Prices begin at $540,000.

Donald Trump Buys Two Golf Courses

Donald Trump has been snapping up golf courses recently. Trump recently picked up the Pine Hill Golf Club in South New Jersey. The semipublic course designed by Tom Fazio will be renamed the Trump National Golf Club-- Philadelphia. Trump is planning to turn the 10-year-old course into an ultra exclusive, high-priced course like the rest in his portfolio.

Trump also picked up the Branton Woods Golf Club in New York. Both clubs were bought from Empire Golf Management and were reportedly two of Empire's least profitable courses. The golf course industry has been lagging in recent months and we've seen some courses face foreclosure. According to the Philadelphia Inquirer, Empire still owns its four most profitable golf courses. The plan is to make Pine HIll one of the more affordable of the clubs owned and managed by Trump. Both courses will receive multimillion dollar Trump makeovers. Other Trump courses include the hotly contested Scotland project in Aberdeenshire.

Rainmakers Golf Community

The Rainmakers Golf and Recreational Community is located at 7,000 feet up in Ruidoso, New Mexico. The $30 million community will include an 18-hole Robert Trent Jones II championship golf course, a theater for the performing arts, walking trails, a trailhead center with spa, fitness and swimming facilities, a clubhouse with a restaurant and lounge and a 135-acre wildlife habitat and conservation easement. The grounds include ponderosas, pinon pines and juniper and views of Sierra Blanca and the Sacramento and Capitan mountains.

Real estate options include townhouses, patio homes and estate home sites. The development is also making a green effort with energy-saving construction, environmentally-friendly soil technology and property-wide water conservation initiatives. The golf course is the only Audubon Signature Member golf course in New Mexico. In order to be an Audubon Signature course the management had to demonstrate environmental management practices in areas like water conservation and wildlife habitat management. Townhouses will be priced from the mid-$300,000's to the low $500,000's and 186 building lots have an average price of $110,000.
