Shawn Marion Offers Superbowl Tickets To The Buyer Of His Miami Home

NBA player Shawn Marion is taking a proactive approach when it comes to selling his Miami home. The Dallas Mavericks player is offering round-trip private jet service (Miami-Dallas-Miami) and four club level tickets to the Superbowl to be held at Cowboys Stadium in Arlington, Texas on February 6, 2011 to anyone who buys his six-bedroom home in the waterfront guard-gated community of Cloisters on the Bay. The deal applies to a buyer who closes by 5:00 PM EST on December 31, 2010 for the asking price of $2,000,000. The listing can be found by visiting http://www.ShawnMarionHome.com

The home is the largest and one of the newest (built in 2008), in Cloisters on the Bay. It has a rooftop terrace that measures more than 2,300 sq. ft.; an outdoor hot tub; two barbeque grills; plunge pool and spa; formal dining room and an entertainment level.

"This villa is more than just a house. It's truly an amazing home for a celebrity, professional athlete, or any other party who seeks the best Miami has to offer," said listing broker Darren Weiner of Antigen Realty.
This isn't the first time we've seen a sports star make a bold move to sell a house. Last year Atlanta Falcons tight end Tony Gonzalez and his wife, October threw in the offer of a Porsche to try and sell their Manhattan Beach, California home when it was listed for $3.6 million. Since then the price has dropped to $3.112 million.

Trump Hollywood Project Foreclosed

It's time for me to eat my words. Back in March I referred to the Trump Hollywood project in Hollywood, Florida as the "only Trump project thriving in South Florida." I was wrong on two counts: the first being that it was yet another Trump-licensed project rather than a direct Donald Trump build and the second, on the building's overall health. Bloomberg reports this week that lenders foreclosed on Trump Hollywood ending a protracted restructuring battle by developer Jorge Perez's Related Group of Florida.

The project opened in 2009 and the 41-story tower includes 200 condos at current prices from $900,000 to $7 million. The $225 million mortgage on the project was part of $2 billion in troubled loans at Related Group as of early last year.

According to the Bloomberg article, sales have closed on just 25 units. Given what we've seen on other similar projects, I'm predicting we'll see a condo auction to raise interest and quick cash on units not already spoken for by buyers. Trump is facing lawsuits on other licensed projects including his failed Baja Mexico project and the Fort Lauderdale project that until recently bore his name, it's not clear if Trump Hollywood has any disgruntled buyers yet.

$84 Million Dollar Spec House On The Market In Palm Beach

We've seen plenty of houses sell for exorbitant prices in Palm Beach, Florida but 1220 South Ocean stretches the boundaries of spec construction. The Wall Street Journal reports that the French Chateau-style waterfront home was built by Dan Swanson, a high-end developer. The eight-bedroom home has a lakeside dining room, a massive wine cellar, separate guest house, boat dock and a 60-foot heated pool.

The property website says the home is a total of 27,355 square feet (20,129 square feet of air conditioned space). All the finishes are exquisite including marble, antique stone and European oak flooring. The home has a commercial elevator and both a family staircase and a grand marble staircase. The kitchen isn't just a kitchen, it's a complex with a butler's pantry, , walk-in pantry/chef's office, and dedicated staff powder room. The hem has six juice bars, a main service bar and an oak sit-down bar in the garden room. At 4,000 square feet the master suite is larger than most homes and has separate sitting rooms, dressing rooms, bathrooms and multiple balconies.

This home however has lake, not ocean views, making $84 million a bit of an ambitious price in my opinion. Check out the property website here.

Trump Pulls His Name Off Fort Lauderdale Project

Earlier this year we mentioned another Donald Trump-affiliated project facing trouble, now Trump has taken his name off what was to be the Trump International Hotel & Tower in Fort Lauderdale, Florida. The 298-unit project has already been hit with lawsuits from buyers seeking refunds and faces foreclosure.

The Sun Sentinel quotes Trump as saying that he's not involved with the foreclosure, he added: "we have nothing to do with the building. We had a licensing deal, and we terminated the licensing deal a long time ago." The timing on this is a bit odd. As the Sun Sentinel points out, this statement is coming nearly eight months after all the trouble began back in March and the new loan holder filed to foreclose on the $200 million project.

Over 100 people have put down deposits to buy condos in the building, reserving studios and one- and two-bedroom units priced from about $500,000 to more than $3 million each. Many of those buyers now want their money back and some claim that the developers misrepresented or overstated Trump's involvement with the project. This isn't the first time we've seen this type of claim involving a Trump-licensed real estate project gone sour. He's fighting a similar claim in regards to a failed project in Baja Mexico.

it may take a while to resolve this one. The local courts are clogged with foreclosures and this case's complicated financial dealings-- a series of developers, lenders and a host of far-flung buyers-- also make this one a tough one to sort out.The current loan-holder group is Corus Construction Venture, led by Starwood Capital. It filed for foreclosure March 11 against the developers, SB Hotel Associates. Lawyers for condo buyers are trying to make sure that their clients receive their deposit money owed because those buyers advanced money to the developers before they could borrow from a bank, and that the bank relied on those deposits to make the construction loan.

Antoine Walker Facing Foreclosure

Another former athlete is facing foreclosure. Housing Watch reported that former NBA star Antoine Walker, who has been trying to sell his Miami home since late last year, filed Chapter 7 bankruptcy in a Miami court. At that time he listed liabilities of $12.7 million including his Coconut Grove home. Mortgage lender SunTrust Bank was granted a relief from stay from a May Chapter 7 bankruptcy protection filing Walker made in Miami so that it could file a foreclosure lawsuit which it did in September.

Last year we wrote about Walker's debt situation after we learned that he had been arrested in a Lake Tahoe casino for writing bad checks to satisfy over $1 million in casino markers in Las Vegas. Walker is a known gambler who reportedly once played $15,000 hands with another known gambler, basketball great Michael Jordan.
J.P. Morgan Chase Bank, Wachovia Bank, and American Express Centurion Bank all won decisions against Walker for failing to pay off promissory notes. Over a decade ago when Boston signed him to a six-year, $71 million deal he was, at just 22 years old, instantly insanely wealthy. During the Boston Celtics season Walker stayed at the Bishops Forest condominium complex in Waltham and was known to have a variety of luxury cars including customized Bentleys, Mercedes and more. He also had a taste for expensive watches by Rolex and Cartier and enjoyed wearing custom-tailored suits. In 2007 Walker was robbed at gunpoint in his Chicago home. He bought the home for $4.1 million but put it on the market for $3.9 million after the robbery. In 2007 he also sold a townhouse in the same neighborhood for $1.39 million, he had bought the home for $1.3 million in 2004.

Walker bought the Florida home for $3.1 million in 2005 and signed the $2.15 million mortgage in March 2007, when he was still playing for the Miami Heat but like many players, he was traded around, first to Minnesota and later to Memphis. He retired in from the NBA in 2008. The five-bedroom home is now listed at an even $3 million with real estate agent Andre Shambley of the ERA Herman Group. The Coconut Grove home has a lap pool, Zen garden, a mother in law suite, separate maids quarters, walk in closets and more.

A Crain's Chicago Business article from last May says that Walker was hit with a $2.3-million foreclosure lawsuit on a mansion in south suburban Tinley Park that he bought for his mother. That article also goes into Walker's Chapter 7 filing which lists his other assets including his 2006 NBA championship ring, valued at $6,000 two Range Rovers and a $20,000 designer watch.The article also mentions gambling losses including $770,000 owed to Harrah's in Las Vegas and $500,000 owed to Ameristar Casino.

Jim Palmer Cuts The Price Of His Florida Home

The Wall Street Journal reported on another former athlete selling his Florida home. Retired Major League Baseball pitcher Jim Palmer spends most of his time in California so he is trying to unload his home in Palm Beach, Florida. The home slipped onto the market under our radar around a year ago for $3.4 million but is now listed for $2.85 million through Corcoran.

Palmer spent 19 years playing for the Baltimore Orioles. His wife Susan is an interior designer which explains the blandly perfect decor of the home. The pair purchased the 1940-built home in 2001 for $1.6 million and renovated it. The 4,100-square-foot, three bedroom home is about a block from the beach and also has a swimming pool in the back yard which is visible from the glass-surrounded family room.

Oasis Condos Up For Auction

A total of 125 condos from a single building will hit the market in Fort Meyers, Florida. Oasis Associates, LLC, the new owner of luxury condominium Oasis building, announced a public auction of 125 brand new waterfront condominiums to be held November 20 in the Harborside Convention Center,Fort Myers, Florida.

The units in the 32-story high-rise condominium building will be offered at up to a 60 percent discount off of the original price. Oasis condos were once priced as high as $700,000 but now pre-auction prices start at $160,000. At least 40 of the units will be sold at "absolute auction," wherein the condos will go to the highest bidders regardless of price.

Oasis is located in a gated community and amenities include an on-site marina, a one and a half acre waterfront pool deck with heated pools and spas, fitness center, clubroom, etc. Units have waterfront views, floor-to-ceiling windows and expansive private terraces. Interior details include eat-in kitchens with italian cabinetry, granite countertops and a master bath with Kohler fixtures.

The Related Group, the original developer of Oasis, will manage the project.

AC/DC Bassist Cliff Williams Lists Two Homes

AC/DC bassist Cliff Williams is selling two of his properties. The Wall Street Journal reports that Williams has listed his Savannah, Georgia townhouse and a Fort Myers, Florida home. The Georgia townhouse is a restored home that was originally built in 1872. Williams and his wife bought the home in 2006 for $1.5 million to stay there while they visited their son who attended college in the area. They spent over a year renovating the four-bedroom home and added an English pub-style bar. The three-story townhouse has a side garden and a carriage house with two bedrooms. There are five garage spaces. This home is listed at $1.95 million.

The couple is also selling a four-bedroom home in Fort Myers, Florida. That home is a two-story Mediterranean-style home with a courtyard in Edgewater of Gulf Harbour. This home has a outdoor kitchen with gas grill and bonus soundproof music studio/exercise/hobby room over garage. The courtyard lanai includes a woodburning fireplace with a gas starter and the pool is screened in. The home is prepared for storm season with a whole house backup generator with 500 gallon propane tank, as well as new impact windows. It is listed at $1.375 million and the listing says that the furniture can also be purchased.


Nick Buoniconti in Coral Gables, Estate of the Day

It's football season and today we are looking at the rather fancy home of one of the greats of the game. Nick Buoniconti is a member of the NFL Hall of Fame and was a legendary linebacker playing for both the New England Patriots and Miami Dolphins as well as Notre Dame. He is also a former host for HBO's "Inside the NFL" and is part of the Miami Project to Cure Paralysis, a group he joined after his son suffered a paralyzing spinal cord injury in a football game.

They renovated the home planning to move their from their home at the Grand Bay Residences in Key Biscayne, Florida but as they told the Wall Street Journal, they decided they couldn't leave the water. The Coral Gables home has views of the 16th green of the Riviera Country Club golf course. The home features inlaid parquet floors in a cross hatch pattern, wood-burning fireplace, grand salon, formal dining room, library/sitting room, a gourmey kitchen with an adjacent prep kitchen and butler's pantry and a master bedroom with a sitting area. "Larry the Cable Guy" Lists In Florida

Our sibling blog Housing Watch led us to the listing for comedian Dan Whitney's Florida home. Whitney is better known as "Larry the Cable Guy" and is famous for his sleeveless shirts and the phrase "Git-R-Done." The Sanford, Florida home is on 18.79 acres. Housing Watch says that Whitney bought the home in 2001 back in his bachelor days and handle the renovations but he and his family have outgrown the home. There are four-bedrooms in the main house. Chris Tucker's Short Sale Situation

It's been a rough year for Chris Tucker. Not only does he owe over $11 million in back taxes but the comedian is also set to lose a lot of money on his home in Monteverde, Florida. The Real Estalker reports that Tucker bought the five-bedroom home for $6 million in 2007 but he won't be getting anything near that now, it is currently listed as a short sale.

Tucker's home is on around an acre of in the gated community of Bella Collina. The community has clubhouses, a fitness center, lakes, vineyards and a golf course. His lakefront faux Mediterranean was a former "Street of Dreams" model home and has over 8,800 square feet of space spread out over two floors. The home has some unique touches including a pirate-ship-themed home theatre complete with a mast.
