The Private Residences at the Chase Park Plaza

The Private Residences at the Chase Park Plaza in St. Louis, Missouri are now complete. These 86 custom-designed luxury condominiums are St. Louis' first living spaces atop a world-class hotel and are in a landmark building that's listed in the National Register of Historic Places. The project took four years and cost $80 million. Many units contain fireplaces, coffered ceilings, and private terraces overlooking the Central West End, Forest Park, and downtown St. Louis.

Amenities include the new Garden Terrace on the third floor rooftop, with an outdoor fireplace, two large gas grills, a dog-walking area, and a community garden that is shared by all residents. Other amenities are the Savoy Room gathering area, membership to Santé Fitness & Wellness, the on-site health club, 24-hour valet and security and private concierge services as well as access to The Chase Hotel's heated swimming pool, five-screen movie theater, salon and spa, five restaurants, catering, and housekeeping services.

Floors nine through 26 contain one-, two-, three-, and four-bedroom condominiums ranging from 1,200 to 4,200 square feet. Floor 27 contains the 7,000-square-foot penthouse, the highest living space available in a St. Louis landmark. Prices range from $499,000 to $4.5 million.

Houston Area Condos Up For Auction

Some of the Houston area's most expensive luxury condos are set to go up for auction next month. Wonmore Ltd. will sell all 35 of its remaining Endeavour Clear Lake residences on August 21, 2010 at the Intercontinental Hotel in Houston. Units that have been listed from $450,000 to $3,500,000 will be priced at auction from $200,000 to $1,500,000.

The 30-story condominium tower was designed by Houston-based EDI Architects and completed in 2007. It was created with a unique lighting system that can make it look like it is glowing from inside. The LED light system is capable of producing many different color combinations. The lights on the building went out in 2008 when the original developer went in bankruptcy but Wonmore brought the lighting back and held a special light show last month to celebrate the relaunch of the building. Wonmore bought the remaining 44 condos in the building last year and spent $2 million on renovations and upgrades.

The building has a total of 80 units ranging between 1,278 and 7,533 square feet. The development has views over Clear Lake and the Gulf of Mexico and amenities include an infinity-edge pool and private boat slips. Inside the building there is a fitness center, private movie theater, indoor resistance pool, sauna, library, a residents' business center and indoor parking. Units have tall 12-foot ceilings, walk-in closets and balconies and terraces.

Edgemere, Canada's Most Expensive Estate Now Luxury Condos

Back in 2006 we covered the Edgemere Estate which was, at $45 million, the most expensive residential property ever to be listed for sale in Canada. Now the Edgemere property on Lake Ontario along the Oakville gold coast has a new life as a condo project. The Edgemere Private Residences will be 30 ultra-luxurious condominiums in 10 different buildings. Units will be one-level and range from 2,000 to upwards of 5,400 square feet.

Edgemere is a storied property dating back from the Arts and Crafts Architectural Movement and featuring many historical remnants that date back to the turn of the century. These include a stone wall that defines the northern border of the property, the estate's original boathouse and lighthouse, and a carriage house and stable. As the estate is transformed over the next few years, little touches will ensure that the original feeling of the property lives on. The elegant arches from the original greenhouse will be incorporated into a new greenhouse and the keeper's lodge will become a three-bedroom guest cottage.

Each home will offer direct access to either a large private lakeside garden or landscaped terrace and entryways are private with manicured gardens and stone walls. Inside homes have large principal rooms, multiple fireplaces, custom-designed kitchens, a library, wine cellar and spa style master bathroom. Ten inch thick steel reinforced concrete floors with acoustical separation between adjacent residences and ten foot ceilings offer a sense of privacy and spaciousness. The heated private underground garage has two parking spaces and is connected to the residence with a private stairway and personal elevator. Groundbreaking is scheduled for Fall 2010. Residences range in price from $2,595,000 to over $6,000,000.

Seattle Four Seasons Project Faces Massive Liens

More woes for the Four Seasons Hotel and Private Residences in downtown Seattle. The Seattle Times reports that the project is now facing a total of $34 million in liens filed by contractors. The $120 million Four Seasons opened in Fall 2008 but as we mentioned last summer the project, which houses some of Seattle's most expensive condo units, has been a bit of a slow seller. There are 36 condos spread out over 11 stories above the 10-story Four Seasons Hotel.

A lien for $23.7 million, was filed in August by Lease Crutcher Lewis, the project's general contractor. Other liens have been filed by subcontractors who weren't paid by Lease Crutcher Lewis. Rumor has it that the project has been experiencing some financial pressures. Overall hotel revenues in Seattle have been down. A quick spin through the MLS shows a two-bedroom condo at the project listed at $6.306 million.

The hotel remains open for business as usual. Lien judgments can result in foreclosure but often liens like this are satisfied before things go to far. Of course in the past year we've also seen things go the other way, with several posh properties being returned to their lenders.

1 Hotels Announced For Streets of Buckhead Project

We covered the first 1 Hotel and Residences project in Seattle, now a second 1 has been announced, for the Buckhead area of Atlanta. Barry Hotel Partners and Starwood Capital Group Global LLC will be developing the 1 Hotel & Residences which will be part of The Streets of Buckhead, Ben Carter Properties's plans to turn eight acres of Buckhead Village into a luxury mixed-use district. The 1 hotel will be two towers with a spa in the middle and will be going for an LEED green certification. One tower will hold 175 hotel rooms and 48 condos and the other will have 50 condos. The Streets of Buckhead will also feature over 500,000 square feet of retail and restaurant space, additional hotels and office space all arranged in a walkable cityscape area. The entire project is set to open in Fall 2009.


Millennium Residence @ Sukhumvit

Condo residences are really starting to take off in Thailand. We keep seeing more and more urban complexes. The latest to be announced is the Millennium Residence @ Sukhumvit, a set of four towers in Bangkok. The new condos are designed for both Thais and foreigners and have panoramic views of Bangkok's skyline. The four 51 to 53-story "orchid petal-shaped" towers have 604 units in total. Amenities include a clubhouse, swimming pool, tennis court, jogging track, gymnasium, a sauna and steam room, games room and a playground for the children. Prices range from 6.6 million Baht (around $173,000) to as much as 90 million Baht 9($2.37 million) for a penthouse. The project is expected to be completed by November 2009.
