Solar-Powered Community Under Construction In Southern California

California has been gradually making inroads into adding solar panels onto homes but it has been slow going. One developer, Comstock Homes, may change all that, developing what they call the nation's first single-builder, solar-powered community. The Villages at Heritage Springs will be located on 54 acres in Sante Fe Springs, California. There will be over 500 homes which will be available from styles ranging from two-story townhouses to three-story free-standing homes.

Homes will have double-pane windows, energy-efficient lighting, heating and air-conditioning, cool roof tiles and a tankless water heater. SunPower solar roof tiles will power their lights, appliances, TV and other electronic devices and can save owners up to 60 percent on their electric bills. Move Trends reported last month that five models of the Villages at Heritage Springs are listed from $534,000 to $569,000. The project should be completed within three years.

Ritz-Carlton Gets the Nod to Build in Paradise Valley

The massive $1.5 billion development planned by the Ritz-Carlton in Paradise Valley, Arizona has received approval to build, making it the first luxury resort master-planned community of its kind in the world under The Ritz-Carlton brand. The approved 110 acres of the 123-acre development includes a 225-room Ritz-Carlton hotel surrounded by a residential community of single-family homes which will include villas, estate homes and one-acre estate homesites all under the Ritz-Carlton name. Community residents will get membership in The Ritz-Carlton Residences Program, including access to the hotel's services and amenities including the day spa, fitness center, private chef service, an around-the-clock concierge team, room service and valet parking.

An adjoining mixed-use component along the Scottsdale portion of the site is planned to include high-end retail, restaurants, residential and a proposed "Edition" hotel, the new boutique hotel brand by Ian Schrager and Marriott International. Prices for the whole-ownership residences will start in the low $2 millions and they are currently taking expressions of interest to purchase in advance of sales expected in early June. As we mentioned yesterday, Paradise Valley remains the hottest area of Arizona real estate.

Ameya Preserve

I like the idea behind the Ameya Preserve. The property is designed to be an eco-friendly community in Paradise Valley, Montana. The Ameya Preserve will draw 100 percent of its energy from a wind farm and will use a water recycling system to irrigate the property. The preserve will also be part of a program where greenhouse gas emissions are offset by planned tree-planting on other property owned by the developer.

What sets this development apart is a unique program involving "cultural directors" who will provide residents with learning experiences ranging from fine cuisine to music to archaeological digs. Leaders in astronomy, archeology, biology, environmentalism, literature and visual arts will spend months at a time at Ameya as part of its Discoveries-in-residence program to study and share their work with residents and the world. There will also be a master guide program where residents can experience world class fly-fishing, hiking, horseback riding and wildlife photography, among many other pursuits. The development will be home to pre-designed homes, custom and estate lots. The goal is to build a small amount of homes on less than 500 acres and keep most of the 11,000 acres of land as open space.

Frederica, A New Community in Georgia

The Sea Island area of Georgia is home to a variety of luxury planned communities. One of the newest is Frederica, a golf complex spread out over 3,000 acres. The community will contain 400 homes and is a maze of waterways, wooded lands and bass lakes. The members-only golf course is designed by Tom Fazio and Sir Michael Bonallack. There is a clubhouse and a boathouse with ELCO boats. Other amenities include a guesthouse for out-of-town guests, a pool and poolhouse, tennis courts, stables and a cultural arts center. Buying at Frederica is not cheap, a two-acre lot is listed at $1,450,000.

Flint Hills National Residences

Another golf community for those who want to live life on the links has been created in Andover, Kansas just outside Wichita. The residences are surrounded by the Tom Fazio-designed Flint Hills National Golf Course. The large residences are either club estates or park estates and are all designed to create a harmonious neighborhood. Golf memberships sell from around $27,000 and the course has been chosen as one of the 100 best in the country by Golf Digest. The golf course also has five lodges available for members and their guests for overnight accommodations. Available homes remaining cost over $1 million, making them (according to the MLS) by far the priciest homes in the area.

Southern Hills Plantation

The Southern Hills Plantation complex offers golf lovers in the Tampa area of Florida a chance to play on a Pete Dye golf course. Southern HIlls Plantation offers a variety of different communities, some for families and some for seniors. The 1,400 acre development includes the recently-completed Southern Hills Plantation Club clubhouse. The clubhouse has an antebellum facade and offers views of the golf course below. The community has more of an old South than New Florida feel with homes that have a Colonial design. Prices in the community range from the high $300,000s to over $1 million. and associate memberships for nonresidents start at $10,000.

Martha Stewart Model Homes Open

The latest enterprise from Martha Stewart, Martha-branded homes, are finally being unveiled in North Carolina. The community, known as KB Home Twin Lakes: Homes Created with Martha Stewart (catchy) will open to the public this Sunday. Twin Lakes is the first of several communities that the two companies will create across the United States. The homes were designed to bear a resemblance to homes lived in by Martha Stewart in New York and Maine (only much smaller of course).   There are currently eight model homes and the community will eventually be home to 650 homes ranging from 1,500 to 4,100 square feet.  They are priced low $200s to the mid $400s.
