Mt. Paran, Estate of the Day

In the October 2009 issue of Atlanta Homes & Lifestyles, homeowner Judith Schindler showed off the interior design of her Buckhead area home, saying proudly that the home she refurbished with her friend and fellow designer Sudi Cecil was her dream home and that she hoped never to move again. And yet just a few months later the home is on the market. The design style of the six-bedroom home is a melding of Southern style with something more "West Coast-like." The style is meant to represent Old Hollywood glamour but how well this succeeds is a matter of some debate (there are notes that remind me a little of the Kardashian view of glamour, all animal prints, shiny curtains and mirrors). The home has a gourmet kitchen with an island and an eat-in breakfast bar. There is a formal dining room, formal living room and a more casual room. Zebra-printed rug livens up an office and there is a comfortable home theater and a game room. Outside a large covered terrace offers room for dining alfresco with a view of the pool. This home is listed at $6.75 million.

Mansion At Peachtree Foreclosed

Last month I mentioned that Atlanta's one of Atlanta's priciest condo projects, Mansion on Peachtree, was in deep financial trouble. The project was reportedly carrying a total debt of $187.4 million, a number above the original $165 million projected for the building. The Atlanta Business Chronicle reports that the project was sold in a foreclosure auction this week for $66.1 million to an affiliate of the lead lender, iStar Financial.

The 42-story hotel/condo project is home to luxury condos and a five-star hotel operated by Rosewood Hotels & Resorts. The building also includes NEO, a contemporary Italian restaurant, the fourth location of Craft from restaurateur Tom Colicchio. Craft Atlanta and the 29 Spa. The project was announced to great fanfare back in 2006 but by the time it opened in 2008 the Atlanta real estate market was already mid-slump. Some people who wanted to get into the project couldn't sell the homes they already owned and the high prices of the condos dwarfed the prices of some homes in the area. Last June a penthouse in the mansion sold for $4 million but it was originally listed at $10.2 million. The hotel and related businesses remain open.

It is one of Atlanta's grandest new developments but the Mansion on Peachtree may be in deep financial trouble. According to the Atlanta Business Chronicle, the project is facing foreclosure. The project developer has said that a 30-day foreclosure notice is expected tomorrow unless something else happens. Last week Clark Butler, president of City Centre Properties LLC and Mansion Centre Development LLC said that he was in discussion with lenders to work out a deal. If no deal is reached iStar Financial, the primary lender, would receive the property. First Citizens Bank is a secondary lender holding the mezzanine debt. The Atlanta Business Chronicle article reports a total debt of $187.4 million which is above the original estimated price of the project, $165 million.

You might think that the most expensive listing in Atlanta was some sprawling estate but today's glamourous apartment costs over twice as much as many large estates in the area. The two-bedroom penthouse has floor-to-ceiling windows which offer long views in all directions. The home is decorated with modern flair. Three private elevators open to long picture-lined marble galleries, silk-upholstered walls and a grand salon which has doors to the terrace and music room. The expansive dining room can entertain 30 guests and a state-of-the-art Siematic kitchen with gleaming stainless steel appliances. The home includes a wine room, billiard room, media room, fitness room, library and terraces with jaw-dropping views. It is listed at $17 million.

Arthur Blank In Atlanta, Estate of the Day

Atlanta Falcons owner Arthur Blank isn't planning to leave the city his team plays for but he is trying to sell his Atlanta home so he can move to another one. The co-founder of Home Depot has had his Buckhead area home on the market for a year with no sale and the Wall Street Journal's Private Properties reports that Blank has now cut the price by 18 percent to $8.9 million. Blank bought the home in 1993 for $3.38 million so he will still make a tidy profit on the deal. The home was built in the early 1950s and is located in the Tuxedo Park neighborhood. The seven-bedroom home is on four acres with a three-car garage and a pool.

This home is located near another mansion which has had a price cut. Windcrofte, the former mansion of the former head of Coca-Cola, Robert Woodruff. It was listed at $13.9 million last year and is now listed at $10.9 million.

Also in the area, the Atlanta Journal-Constitution reports that Rossdhu, the 91-year-old mansion we covered as an estate of the day last December has had a price cut. It was $14.5 million and is now listed at $11.75 million.

Kenny Rogers in Atlanta, Estate of the Day

Country star Kenny Rogers considers himself quite the house fixer-upper. The Wall Street Journal reports that the house he recently put on the market in Atlanta is the 10th property he has fixed up and resold. Last summer we told you about his work with designer Jim Weinberg on an Atlanta show house. Rogers house is a different kind of show house. The six-bedroom home has 9,000 square feet of space. Rogers bought in 2006 for $2.8 million and reportedly spent another $3 million on the renovation. I could definitely think of better ways to spend $3 million. It's not that it's terrible in any way that I can put my finger on, it's just got that overblown and bland look that seems to pop up in the South a lot. The home has an African-themed guest room, which as Rogers says in the Atlanta Journal-Constitution is something he likes to have in each of his homes Rogers seems pretty proud of the home and the design work saying that everything in the house is different from when he bought the house two years ago and that he "touched every inch" of the house.

The 1.5 acre estate includes a pool and spa and a three-car garage. It is listed at $7.95 million which includes all that furniture. But look out , Kenny, AOL Real Estate's home valuation tool puts it as being worth just over $2 million.

Rogers and his wife are also selling a nearby five acre lot for $2.9 million. The couple bought the land in 2007 for $2 million so their twin boys would have a place to play. The couple is moving to a 150-acre estate in Nicholson, Georgia.


The Mansion at Peachtree Set To Open

The Mansion on Peachtree joins the ranks of Atlanta, Georgia condo projects in the Buckhead area (check out our growing list of Atlanta condo projects in the gallery below). It is A Rosewood Hotel and Residence located in the heart of Atlanta. The hotel is set to open next month and has 96 rooms and 31 suites as well as 45 residences. Hotel amenities include a personal butler to assist guests during their stay, a chauffer service, a GPS pocket navigator and professional in-house auto detailing. The hotel also has Atlanta's first complete Technogym Fitness Suite, a15,000 sq. ft. a 29 Spa and an expansive lap and leisure pool. The guest rooms range in size from 480 to 600 square feet and the suites are 680 to 2,350 square feet. Rooms have lush carpeting, generous draperies and furniture finished in dramatic high-gloss macassar ebony with polished chrome detailing. The bathrooms have marble top vanities, dual wash basins, walk-in shower and a deep-soak tub with wall-mounted LCD television. There will be two restaurants, . NEO, a contemporary Italian restaurant and the fourth location of Craft from restaurateur Tom Colicchio. Craft Atlanta will front Peachtree Road and be separate from the main tower. Units start at $2.6 million and go up towards $12 million to buy the penthouse.

The Pink Palace, Estate of the Day

The Pink Palace isn't pink any more but the mansion in Atlanta's Buckhead area retains the name from the time when it was pink. The mansion was built in 1926 for the Rhodes Furniture family and is a six-bedroom stucco Italian Baroque-style home on four acres at the corner of West Paces Ferry and Tuxedo roads. The home was designed by Atlanta architects Neel Reid and Philip Schutze and has huge public rooms designed for grand entertaining. The murals are absolutely dazzling. What makes this one even more interesting is the renovation. it has been remodeled so that it runs on geothermal energy (turning a $6500 a month energy bill into an apartment-sized $150). They removed 18 layers of lead paint from the doors, windows and walls and all doors and door frames were removed, made square, and put back in. The attic on top of the sun room and family room was changed turning the ceilings/roofs into floors. The servants quarters were transformed into larger living space. It's an odd mix, you have rooms that are typically old South, grand and ornate, but you also have light-filled modern spaces with clean lines. The graceful renovation made the home modern and sustainable but managed to maintain its original style in the original rooms. At $20 million it's the most expensive listing in Atlanta.

1 Hotels Announced For Streets of Buckhead Project

We covered the first 1 Hotel and Residences project in Seattle, now a second 1 has been announced, for the Buckhead area of Atlanta. Barry Hotel Partners and Starwood Capital Group Global LLC will be developing the 1 Hotel & Residences which will be part of The Streets of Buckhead, Ben Carter Properties's plans to turn eight acres of Buckhead Village into a luxury mixed-use district. The 1 hotel will be two towers with a spa in the middle and will be going for an LEED green certification. One tower will hold 175 hotel rooms and 48 condos and the other will have 50 condos. The Streets of Buckhead will also feature over 500,000 square feet of retail and restaurant space, additional hotels and office space all arranged in a walkable cityscape area. The entire project is set to open in Fall 2009.


The Gallery Condominiums

Today's condominium watch has us in the Buckhead area of Atlanta checking out the Gallery. The Gallery is a 203-unit, 27-story building that is home to one-, two- and three-bedroom luxury condominium homes at 2795 Peachtree. The design is meant to marry classic and modern architecture by combining glass walls with an almost castle-like crenelation. It has floor-to-ceiling glass, large balconies, 10-foot ceilings, kitchens with granite and Viking and Sub-Zero stainless steel appliances. Community amenities will include a large pool deck with outdoor fireplace and grilling areas, traditional and "virtual" art galleries, fitness center with aerobic and weight areas, two club rooms with high-definition plasma TVs, guest suites and a tennis court. Prices range from the low $400,000's to over $1 million.

Regents Park at Peachtree Battle

The Buckhead area of Atlanta has always been an area for pricey real estate but a new development of townhouses is even more expensive than usual. Regents Park at Peachtree Battle is a collection of 23 flats and townhouses that will cost up to $4 million a unit. The flats range from 4,200 to 4,600 square feet and the townhouses are 5,000 to almost 7,000 of space. The units have garages and private elevators and there will be a 24-hour security guard and some concierge services. The complex is yet another in a line of luxury complexes we have seen meant to offer empty nesters a fancy home without the worries of the upkeep of an estate. Eight of the units have already been sold and construction has just begun.
