Bell Ranch Finally Sold After Years On The Market

Some big properties take a long time to sell but finally after years on the market the Bell Ranch in northeastern New Mexico has finally sold. Bates Sanders Swan represented the seller and RMA Brokers represented the sellers. The sale and purchase of the Bell Ranch was closed on August 17, 2010. The Bates Sanders Swan announcement says that the sale was comprised of 290,100 acres of contiguous deeded land most of which is situated in San Miguel County about 40 miles north of Tucumcari and 150 miles east of Santa Fe. It is believed that this is the largest single block of deeded land to sell in the Western United States during the past 60 years. The announcement says that the buyer has interest in maintaining and enhancing the Bell Ranch, which was established in 1824, as one of the most historic and admired cattle operations in the nation.

The Bell Ranch features Bell Mountain and a a 10,832-square feet hacienda with swimming pool and tennis courts The property includes a general manager residence and lake house, ranch offices, stables, barns, garage and storage facilities. Cowboy camps are located throughout the property. The Bell Ranch airfield (8,200' x 75' lighted dirt airstrip) has a large hangar. It was listed for $115 million back in 2007 and then was at $103 million in 2009. It was most recently at $83 million. The final selling price hasn't been revealed.

Six Top Luxury Ranches For Sale

Is this the time to indulge your hankering' and buy yourself a not-so-modest spread in Wyoming, Montana, or Colorado? After all, just three months ago, Texas billionaire Kelcy Warren picked up the Boot Jack Ranch in southwest Colorado for a mere $46.5 million; the ranch was originally listed two years before at $88 million. At the time, it was the highest price residential sale in the country for 2010 -- a short-lived record surpassed by a Bel-Air home a few weeks later.

But if a guy like Warren can get half off the price of a ranch with of 3,000 pristine wilderness acres, 6 lakes and 7 miles of world-class fly fishing on the West Fork of the San Juan River -- not to mention the 14,000-square-foot home -- might now not be the time for the rest of us to get in touch with our inner cowboy?

Lest you think Warren got the only real deal out there: A Bozeman-area ranch, once listed at $39 million, just closed escrow at $11.5 million. Another ranch in southwest Montana, which at its peak listed for $60 million, just sold for below $30 million. In southern Colorado, a ranch that once sported a price tag of $100 million, has a new owner who paid about $46 million for it.

But before you jump in the saddle, you might want to hold your horses, literally. There's more than meets the eye about what constitutes value in ranch land and it's not just acreage alone.

(First, let's eliminate those ranches that Luxist readers likely wouldn't consider: The ones that are in the middle of nowhere, have no pretty views, and their value is based on things like the dependability of the precipitation, the strength of the grass and the quality of livestock water. i think we can safely eliminate most of Western Nebraska and Eastern Montana, maybe even Eastern Colorado.)

--The Hollywood Hills home built for actress Beverly Garland and constructed by Garland's husband, Fillmore Crank is on the market for $1.765 million. The listing with Michael Tunick is here.

--Actress Missi Pyle and her husband, grizzly bear expert Casey Anderson, have listed their Beachwood Canyon home for sale at $669,000.
--Kim Kardashian has bought a furnished estate in the Beverly Hills Post Office area for about $3.5 million.
--Actor Malcolm McDowell and his wife, Kelley, have listed their 1922 home in Ojai at $3.55 million. The listing for the three-bedroom home is here.

--One of the three East 80th Street townhouses Frank Winfield Woolworth created for his daughters is up for sale. The home at 2 E. 80th St. built in 1915 for his eldest daughter, Edna Woolworth Hutton is now up for sale at $19.99 million.
--Blake Lively has been spotted apartment hunting in TriBeCa. She was seen looking at apartments at 55 Vestry St., also known as the Fairchild building, a development we profiled recently.
--Real estate developer Aby Rosen has re-listed a six-story limestone townhouse at 3 E. 94th St. for $24.75 million. It was listed at $23.75 million when we checked it out as an estate of the day last year but has been listed as high as $29.5 million. Rosen bought it for $8.8 million in 2005 and gave it a gorgeous renovation.

The Loews Regency Hotel is catering to long-term residents. A one-bedroom suite costs around $12,450 per month, a two-bedroom unit goes for around $18,000 per month.

--James Preston, who ran Avon Products from 1988 to 1998, has sold his 398-acre property in Kent, Connecticut for $8.5 million, it had previously been offered for around $14 million.
--The late Walter Cronkite's apartment in New York City has sold for $2.5 million, which is about 17 percent less than the original asking price of just under $3 million in December. The buyer is a Citibank executive.
--Bell Ranch, a 250,000-acre ranch in New Mexico first listed in 2007 for $115 million is now for sale for $83 million. It was listed at $103 million with an additional 40,000 acres thrown in when we last covered it in April 2009. Bell Ranch Expands Land, Cuts Price

I first covered the offering of the Bell Ranch in 2007. The New Mexico ranch is still on the market and the deal has gotten better. The Bell Ranch, which was assembled by William N. Lane nearly 40 years ago, is now being offered with an additional 40,100 acres of canyon country and productive pastureland. The additional acreage contains abundant habitat for deer, turkey, bear, and an emerging population of elk, plus water features unique in the region. This brings the Bell Ranch total to 290,100 +/- contiguous fully-deeded acres, or over 453 square miles.

The Bell Ranch features Bell Mountain and a a 10,832-square feet hacienda with swimming pool and tennis courts The property includes a general manager residence and lake house, ranch offices, stables, barns, garage and storage facilities. Cowboy camps are located throughout the property. The Bell Ranch airfield (8,200' x 75' lighted dirt airstrip) has a large hangar.

The ranch is now listed a per-acre price that is 22 percent below its original listing price. At $99 million or $341 per acre for the land, and $4 million for the livestock and equipment, The Bell Ranch offers a lot of room to roam for your $103 million. The property was listed at $115 million when I covered it in 2007.
