The New Most Expensive Zip Codes in America

Forbes has just released its annual ranking of the 100 most expensive zip codes in America, and what with fluctuating real estate markets some of the results may surprise you. Beverly Hills for example, the famous 90210, barely makes it into the top 10 nowadays with a median home price of $2.41 million, while Bel Air (90077) lags way back at No. 29 with a median price of $1.72 million. New York City doesn't rate an appearance at all until Tribeca zip 10013 clocks in at No. 14 with a median price of $2.2 million.

That famous province of the rich, Greenwich, Conn. (zip 06870 in Old Greenwich) is way down at No. 26 with a median price of $1.75 million. The most expensive zip code in the country? 33109, the tiny private enclave of Miami Beach known as Fisher Island (above), where sales prices rose by $525,000 over the last year and which has an unbeatable median price of $3.85 million. For the next couple of weeks we will be checking out some homes in the most expensive zip codes in the United States, up today, 83353 . This zip code includes Sun Valley, Idaho, a popular resort community for hiking, skiing and other nature activities. This zip code has a median price of $1,630,000 with an appreciation rate of 266% since 1990. The area is a popular spot for second homes, especially for those on the West Coast. The area gets its fair share of celebrity attention and casino mogul Steve Wynn, John Kerry, Demi Moore and self-help guru Tony Robbins have all spent time here. Ernest Hemingway was a part time resident in the area for many years.

Today's home has some of the rustic touches such as rough hewn logs that often mark the luxury homes in the area. This Sun Valley lodge has four bedrooms and the master bedroom/office is located on the main level. There is a separate guest/children's wing. This isn't the most expensive home in the area by a long shot but it earns points for combining Western style with contemporary design (although the lady-painted bathroom is a bit off-putting) It's a lot more character than some other homes I've seen in the area.. For the next couple of weeks we will be checking out some homes in the most expensive zip codes in the United States, up today, 81611 . This zip code encompasses the perennially fashionable ski town of Aspen, Colorado and has a median price of $1,630,000 with an appreciation rate of 184% since 1990. This scenic town caters to the some of the wealthiest snowbunnies in the world. It was in the real estate spotlight in 2006 when a Saudi prince put his home on the market for $135 million (he sold off smaller homes and later pulled his Hala Ranch off the market).

Today's home is listed at less than half of that estate and is still one of the most expensive in the nation. Elk Song Ranch is 67 acres of property that offers the ultimate in a quiet mountain getaway.The property includes a large pond and trails for horseback riding, snowmobiles and cross-country skiing. This town is located opposite Seattle and is home to Bill Gates who as you might expect has a huge house. This area is mostly full of single family homes and embraces a wide variety of architectural styles from the traditional to more modern homes like today's example. This home was built by Washington firm Bender Chaffey which has created many of the contemporary homes in the area. The five-bedroom home has beautiful wood details and features like moveable walls. The home's large windows highlight views of Lake Washington. For the next couple of weeks we will be checking out some homes in the most expensive zip codes in the United States, up today, 85253 . This zip code refers to Paradise Valley, Arizona. This small town in the Phoenix metropolitan area is home to a number of golf resorts and hotels and has become a popular warm weather destination for the affluent.

This particular area with a bumper crop of new lavish homes has a median price of $1,980,000 and an appreciation rate of 266% since 1990. We've featured a variety of homes in the area. One of the most intriguing in the area is the McCune mansion, the heir to the Hormel fortune recently owned this massive home which is over 50,000 square feet total. The property is a fantastic white elephant, it was originally listed at $25 million and now sits at $17 million. Much of the real estate in the area is given over to faux Spanish haciendas with lots of beige and stone arches. There is also a smattering of contemporary architecture like this beauty by Bud Fonce,

Today's home is less extravagant and seems more charmingly livable than others I've seen in the area. It is located in Invergordon Heights which sits between the Mummy and Camelback mountains. It has a more traditional feel with warm woodwork, wainscotting, crown and baseboard moldings, wrapped columns and a floating staircase, There are six-bedrooms total including a master bedroom with a exercise room.The children's wing features a bonus area and the downstairs theater easily seats 20. There is also a pool and a guest house. This home is listed at $6 million.

This zip code is the only one we will feature outside of the continental 48 states, it is located in Honolulu, Hawaii. This particular area with plenty of waterfront property has a median price of $2,090,000 and an appreciation rate of 250% since 1990.

Hawaii is an expensive place to live but views like the ones from this home are part of the reason people are willing to spend the money. Today's home is in the Kahala neighborhood which we have covered before in estate of the days because it is a particularly lovely place to live. This home is a 2004 restoration and remodel of a past celebrity-owned residence. The home has prized Koa wood trim and Ohia flooring and a dramatic rock fireplace. The most alluring part of this home are the glass walls facing the dramatic ocean vistas. The home has only two bedrooms but over 4,000 square feet of space including one of the most fantastic views from a bathtub I have ever seen. This home is listed at $10.8 million.

This zip code encompasses the Brentwood area of Los Angeles, CA. This zip code has a median price of $3,114,000 with a sky-high appreciation rate of 440% since 1990.

The ritzy area of Brentwood has been a celebrity magnet over the years from Marilyn Monroe and Judy Garland to Britney Spears and Jim Carrey. The governor of California, Arnold Schwarzenegger lives in the hills above Mandeville Canyon in Brentwood. The most infamous resident of Brentwood is perhaps O.J.Simpson who lived in the area just a few miles away from his wife at the time of her murder.

Today's home is located between San Vicente and Sunset in the heart of Brentwood. The property has around 6000 square feet under roof in two contemporary homes, each with their own personality. This zip code has a median price of $1,180,000 with an appreciation rate of 113% since 1990. Bloomfield Hills was recently in the news when one of the homes that Aretha Franklin owns in the Detroit suburb was slated for foreclosure due to failure to pay back taxes.

A while back I mentioned a $14.75 million home in Bloomfield Hills that was being built by Sally Russell Building Company. Today's home is another lavish Sally Russell build. The work on this project began in 2002. The home is a Tudor on steroids, an impressive build that has turrets, leaded glass windows, and details like walnut and oak floors hand scraped to appear aged and marble and stone floors that have also been treated to have the patina of age.

Originally, a 1917 Spanish-style house occupied the lot, it was torn down but two crystal chandeliers, wrought iron pieces, the original front door, a pine cabinet and Pewabic tiles were all salvaged and incorporated into the new home. This property has six bedrooms, a gourmet kitchen, lower level wet bar, elevator, exercise room, sauna, steam shower, guest quarters, au pair suite, theater, game room, an outside fountain, hot tub, pool and a heated storage room under the terrace for winter furniture storage. Glencoe is a small, highly affluent community on Lake Michigan that is part of the Chicago metropolitan area.

Today's estate is definitely not a representative sample of the real estate in the area. Glencoe homes tend to run to the traditional and this home is definitely not that. Winnetka is one of the North Shore of Chicago's older communities and is known as being one of the best places to raise a family in the area. This zip code has a median price of $1,790,000 with an appreciation rate of 207% since 1990. We've covered Winnetka as recently as last summer as an estate of the day.

Today's home has the type of wide green lawns and Tudor facade that make up many homes in Winnetka neighborhoods. The home is over 80 years old but has been through a major renovation. This zip code has a median price of $1,900,000 with an appreciation rate of 226% since 1990. Kenilworth is a planned community. In 1889, Joseph Sears purchased 223.6 acres for $150,300 to develop into an exclusive community. Over the years, Kenilworth has remained one of the wealthiest communities in the U.S.

Today's home isn't the most expensive in the region but it does demonstrate the large scale of homes in the area. This Prarie-style home has large open rooms with dramatic windows and arches and a stark contemporary black and white palette. There is a large indoor pool an a lower level great room. This zip code has a median price of $1,950,000 with an appreciation rate of 380% since 1990. One of the most charming areas in this zip code is Astor Street. Astor Street is a slice of Old Chicago, it began in 1880 and is home to 19th Century and 20th Century townhouses in a variety of styles. This zip code is in the area of Highland Park, Texas, part of Dallas, and is one of the wealthiest cities in the nation. It has a median price of $1,470,000 with an appreciation rate of 149% since 1990.

The area has been known for exclusive housing since the early 1900s and gets its name from the fact that it is on high land that overlooks Dallas. According to Wikipedia, a a 2007 estimate reported that Highland Park has a median family income of $373,327. Celebrities in the area include Dallas Cowboys owner Jerry Jones and former Cowboys quarterback Troy Aikman.

The top house currently for sale in this prestigious area is this home on Lakeside Drive facing Lakeside Park. The home was built in 1918 but was taken down to the studs and completely rebuilt a few years ago. The home is nearly 10,000 square feet but sits on just a half acre of land (with a small pool tucked in between the house and the garage). This home is listed at $14,995,000.

For the next couple of weeks we will be checking out some homes in the most expensive zip codes in the United States, up today, 33480. This zip code is is in the exclusive town of Palm Beach in South Florida and has a median price of $2,910,000 with an appreciation rate of 426% since 1990.

Palm Beach has been a place for the wealthy to wait out the winter since Henry Flagler, a founder of Standard Oil, made the Atlantic coast barrier island accessible through his Florida East Coast Railway. The town was incorporated in 1911 and way by then home to many beautiful mansions. Over the years the building has continued and Palm Beach is one of the most affluent areas in the U.S. and is host to a variety of luxury events. Over the past couple of years there have been many homes in the $30-$40 million range in Palm Beach and since 2005 Donald Trump has been trying to sell a home in the area for the astronomical price of $125 million.

Today's home is nowhere near that expensive but it is still a display of Palm Beach wealth. The home is located on directly on the Atlantic and has a fantastic beachside pool and cabana. There are five bedrooms total and the scale of the home, include what looks to be a large marble art gallery, all continue the legend that is Palm Beach. This home is listed at $25.75 million.

Most Expensive Zip Codes: 02554, Estate of the Day

For the next couple of weeks we will be checking out some homes in the most expensive zip codes in the United States, up today, 02554. This zip code is is on the island of Nantucket off the coast of Cape Cod in Massachusetts. While not the best place to wait out a long winter (it's a 30-mile ferry ride from the Cape) it is a very popular place to spend the summer months. This zip code has a median price of $1,550,000 and an appreciation rate of 321% since 1990.

Today's home is a newer build but it has many of the qualities associated with Nantucket homes includes a shingled exterior, plenty of clean white walls and blue accents, a widow's walk and views of long sandy beaches and the Atlantic Ocean. This nearly two-acre property is located in the Squam area of the island and is actually two houses on one property, a four-bedroom main house, and a two-bedroom guest house with a pool and spa. This property is listed at $11.75 million.
