Manny's Condo Part Of Boston Ritz Condo Glut

Just what is going on at the Ritz in Boston? The Boston Herald reports on the condo glut at the Ritz Carlton Towers. The towers aren't part of the esteemed Ritz-Carlton hotel on Boston Common but are located in a steel and glass tower in Downtown Crossing. The complex currently has 40 listings on the market in a complex that is home to around 300 units. The listings are priced from $479,000 for a one-bedroom to $8.5 million for a penthouse with sweeping views of the city. That would be the condo owned by former Boston Red Sox hitter Manny Ramirez. It's already May and not a single unit priced over a $1 million has sold. The Herald article quotes a buyer's agent who says that the expensive condo units face competition from the W Hotel and 45 Province in a top-heavy Boston condo market with more million-plus condos than buyers. Right now banks are making it hard to get a "jumbo loan" which means that those who wants these units have to fork over a significant amount of cash up front. Ramirez has only had his condo unit on the market for a short while this time but it seems a price cut might be in order.

manny ramirezSay what you like about eccentric baseball player Manny Ramirez, the man knows how to make a deal. Ramirez, who just signed a two-year, $45 million deal with the Los Angeles Dodgers, is determined to get a good price for his apartment in his former city of Boston. He put his Ritz-Carlton penthouse officially back on the market this week.

We first heard about this condo back in 2005 when Ramirez put it up for sale for $6.9 million. He had bought the 37th floor unit back in 2001 for $5.8 million. When the condo didn't sell in 2005 he decided to stay but now it seems he is ready to fully cut his ties with Boston. Ramirez's condo has four bedrooms and a wraparound terrace with stunning views of the city skyline and the Charles River. It's tastefully decorated by decorator Dennis Duffy with just a sprinkling of well-placed Red Sox memorabilia for authenticity. The penthouse comes with three valet parking spaces. It is now listed at $8.5 million. Will Manny get his price? If his real estate agent is as tenacious as his sports agent he just might.

UPDATE: As of November 2009, this home is listed at $7.9 million.
