Sep 23rd 2009 9:11PM This development Icon Brickell by Jorge Perez has many empty units so I am sure that they got a great price.
However, as a real estate broker I would have recommended a better building like 900 Biscayne, or even better EPIC. EPIC would have been the best choice, and it is facing Icon Brickell actually.

May 20th 2008 9:12PM I disagree Henry. We do have many high-end properties also on La Gorce Island.
And when you see this particular one from the water, it is truly a beautiful piece. Even in this market, it takes more time but eventually it will be sold with a discount.

Miami Real Estate Flounders On Sinking Prices {Luxist}

As a real estate broker I will like to add something about the fact that real estate is local.

When somebody tells me that Miami real estate market is in crisis, I like to ask which part of Miami he is referring too.

You have some condos in Downtown, and even more Brickell which will greatly suffer from this crisis. I will not be surprised to see them down by 50% or even 60%.

But other places like the luxury condos in South Beach will not suffer that much and 10% to 15% discount is already a great deal.

My criteria will be the Ocean or Bay view, and then the quality of construction. I think that many buildings not in a prime location right in the water will loose a lot. But the nice buildings in a good location on the water will suffer but will come back quickly. We have so many people coming in Miami from other cities, other states, and other countries, with cash money, and they all want to live on the water.

So crisis yes, but with different intensities.

Good luck to all the deal hunters. They are some great deals out there.

Delicious during the hot days, and we have plenty of them in Miami Beach. However, I've ate this cold version first in Paris, in a very avant-garde restaurant named l'Avant-Gout in the 13 Arrondissement.

Mortgage Man Decides To Sell Yacht and House {Luxist}

Jul 29th 2007 10:56PM I love these tiny houses lost in the water in the Florida Keys. They are just so romantic, and I will like to see them rebuild after a hurricane.

Yes they will have to be rebuilt many times, but it is almost like a historical monument, a proof that life can be utterly romantic. A place for a dream.

Sunday Real Estate Round-Up {Luxist}

However, I don't know how is the real estate market in other cities, but here in Miami, they aren't that many luxury houses at more than $5 million who are sold.

I think that in 2006 only 3 houses were sold in this price range, and believe me, many more are for sale.

Setai San Diego, Condo-Hotel Or No Go? {Luxist}

However, I can tell you that the Setai South Beach is actually one of the best condo-hotel, the best hotel, and the best condominiums you can find in South Beach.

We will have to wait until 2009 to see if the W South Beach Residences will take the lead.
