Spindrift Cove, Estate of the Day

Today's estate takes us back to the incredibly scenic town of Carmel California. We looked at a home very close to this one in December in the Carmel Highlands area which is between Carmel-by-the-Sea and Big Sur. This area boasts some of the country's priciest real estate. Today's home, a stone manor house on 4.25 acres, dates back to 1921. The area's famous Cypress trees surround the home which is set high on a hill overlooking the water. The home has beamed ceilings, large fireplaces, hardwood floors and wide windows with white water and Point Lobos views. One nice detail is the stone porch with glass windows and a wood stove for chilly evenings. A separate guest house is tucked away from the main house. This home is listed at $9.95 million with Mike Canning. Check out the property website for additional pictures.

Sure, the view is astoundingly beautiful, but the house itself is an outdated mess. The new owners will either do a complete tear down or a complete remodel. The windows need to be replaced, the wall heaters need to go (and a new heating and cooling system installed), the shower enclosure is ridiculous, and then there are the plywood walls and plaid carpeting. And yet, they want $10 million dollars???
Someone will come along and fall in love with the view, but still, is it worth $10 million if you have to completely tear it down and start over? I won't be writing any checks for this one.

This home is incredibly dated and needs a major reno. The kitchen floor is vintage 1973. I believe the structure is not sound either. I'd tear it down completely and rebuild something spectacular BUT not for this price tag. It's severely overpriced.
The most valuable thing here is the land, but then all who see it know that much.
