DuPont Circle, Estate of the Day

I saw this one on Curbed a few weeks back and decided it deserved the estate of the day treatment over here if only for the rather unique decorative touches. As Curbed pointed out, this one has a variety of interesting features, not the least of which is a quote from Homer's Odyssey on the risers in the entrance gallery. This over 10,000 square foot Dupont Circle mansion has a total of eight bedrooms and was used as a bed and breakfast. The Artists Inn Residence Bed and Breakfast had six theme rooms: Da Vinci, Dali, Hepburn, Ellington, Mozart and Shakespeare. There are a total of 13 fireplaces and the building has an elevator, five-car parking and a private outdoor terrace. It's a little quirky but it's great space that could be turned back into a family home once some of the theme details were removed. This one is listed at $15.5 million.

I think there are several nice features (facade is outstanding; corner location, floors are nice, etc.). The fact that very different personalities share the home makes it come across as wonky. And in fact, some rooms and features are wonky. If it flowed together better, used the space a little better and didn't have some bizarre (to me) amenities/details, it could a hot property.

I hope the land alone is worth $15.5M

I live down the street and can tell you there is no way on earth they are getting $15 million for that place, it's absurd. The land is worth maybe $3 million but the fact that it is a unique/large lot pushes it to $4 or $5 million, tops. The house is hideous, anybody with that kind of money will want to completely gut it. I think they get $6 million at most. If they get any more than that... well then me and my neighbor would gladly sell to you for $5 million, our location is better and the lot would be roughly the same size.
