Seems overpriced to me but the land (64 acres) is probably why it is listing at 7.6 mil.

But it's in the middle of nowhere. I agree- way overpriced.

"middle of nowhere" - that remark suggest the locale is something less than desirable. Millbrook is the Hudson Valley's hunt country region. A more low-key version (but almost as wealthy) of Bedford with less pretentious residents. It's not about a trophy home for all to see, but rather in many cases historic farmhouses hidden away.
It is exactly where I'd expect to find a sprawling country property like this one. If a buyer wanted to live on top of another neighbor then I'd suggest a house in Harrison, NY. I think they've done a great job in the restoration mostly by exercising restraint with going too modern and losing the older details. Rooms feel large, ceilings tall, yet there is an absence of rooms expanded to be big for the sake of being big.
All that said the price is however out of line with the area. Comparable homes from this leading realtor in the area ( http://www.hwguernsey.com/millbrook/ ) will show the sellers are overly optimistic.

You eventually made my point. I was referring to the price with regards to the location.
