Tyler Christopher In Studio City, Estate of the Day

A few weeks ago we mentioned the Hollywood Hills home of soap opera star Maurice Bernard, now we've got the listing for his "General Hospital" castmate Tyler Christopher's home in Studio City. The LA Times reported that Christopher, who plays Nikolas Cassidine on the long-running show, has listed the home for $1.399 million with Rodeo Realty. The home appears to have been on the market for a while (Redfin says 192 days) and the listing carries the words "huge price reduction." A peek at the property records on Property Shark indicate that he bought the home in 2006 for $1.355 million.
The home is located on a quiet street and was built in 1960. It has hardwood floors, a gourmet kitchen, dining room, and a living room which opens out onto a backyard with a barbecue center, pool with spa and a five-hole putting green. The master suite has a bathroom with a stall shower and spa tub. The garage is currently outfitted as a gym.

I know that $1.4M doesn't get you much in this area, but the photos look like it was taken by a 10 year old with their cell phone camera.

Amateurish photos and the owners horrid taste are the perfect combination,
(Have they ever heard of Tilex?)
Nice kitchen and pool but anywhere other than California, this house would command 300K at best.
susanmarie Oct 15th 2010 1:55PM
I agree with Monet. I am a Realtor in another state and this home would look better with nicer more professional photos. That being said, even though I live in another state, it appears to be a tract home with tons of upgrades. For the price of this home, in my state the home would be alot more upscale. But that is California!

This is not a mansion but IS a gorgeous home with an upgraded cool look. It's a bargain at this price and yes! I am a Californian. What these other posters state is obviously drawing off of their own area. You can't compare some place in the Midwest or Texas to that of our market here in CA.
JLS Oct 15th 2010 2:43PM
Pics are fine. I looked a second time. That's just nit picking and petty. Digital pics - depending on the size - are often times grainy. It's NO big deal since this article isn't on a realtor's website. I think we've all gotten to pick at everything these days.
beanspants Oct 15th 2010 5:31PM
JLS, the pics come straight from the realtor's site in most cases, and yes they are terrible.
The closeups of a covered up grill and a sad looking put-put course really helps sell the place. That one of the fridge is great too.
It's also obviously not a bargain at this price as it has been on the market for a while.

When I see the word estate, this is in no way what I expect to see. This to me looks like a junky middle class home, just my opinion.
lonestarry Oct 18th 2010 2:08AM
I agree, Lune. This is a nasty little cracker box and even in California prices can't be that far out of wack, in the Midwest, this mwould sell for under 100K

Slow day at Luxist? Not sure why you bothered with this one.... Bad little house for your site....
cml622 Oct 15th 2010 11:49PM
It looks like the house needs a lot of work for that price.
jai Oct 17th 2010 8:56AM
I don't understand why the seller has the same picture over two different couches in what appears to be two different rooms; seems really odd (Is the seller the subject of the artwork? If so, that's too egotistical even for an actor!)
These pictures look so bad because there was no attempt at staging. They need to clean off the kitchen counters and put away the overabundance of personal items. The way this place looks, you get the feeling that several real estate agents have told the seller to stage the place but he has resisted all efforts because he's living there and still has "it's my house" syndrome. Doesn't he watch any of the house selling shows?
The wall paint is 'bachelor pad era 1993" especially that horrific red in the gym -- all that equipment needs to go unless it conveys with the house. The patio furniture also needs to go. I'd like a better picture of the mirror and vanity in the bedroom - they look kind of orange which doesn't match anything else in the bedroom.
Those heavy brown curtains in the bedroom seem to be hiding something - a bad view? Nasty windows? Whatever the problem is, the room would photograph better with some natural lighting -- as it is, it looks like a the set for a bad porn movie.

Lets talk about the staging. Why are Realtors afraid to tell clients to make their most expensive asset look good? I am sure the people over at General Hospital tell Mr. Christopher that he can't wear inappropriate clothes or outdated hair when on set. Why, because they want to protect their investment. Hey Tyler email me and I will walk you through how you should stage your home. Then fire your agent and get one that is invested in selling your investment. It's the right thing to do.

Deidre, Does this sour economy have you and Luxist reduced to this?
Bds6543 Oct 17th 2010 8:34PM
That house is certainly nice, but not at that price. It's sort of generic looking. I certainly wouldn't buy it.
Sondra Oct 17th 2010 8:37PM
I have spent time in California and live in Maryland. It always amazes me in California the price of the properties and what the inside of the homes look like; sort of like anything goes. Keeping in mind that the inside of this home might work in a very very low priced middle class on the East Coast, I would say keep the yard and tear down the house.
Kevin Oct 17th 2010 9:41PM
I agree with Sondra. Live in NJ, highest property taxes in nation. This place wouldn't rate 300 to 400k in better neighborhoods. Definitely is a tear down if the location is a good one, otherwise rental unit.
JUDY Oct 17th 2010 10:44PM
I live in Ca outside of SF and let me tell you there is NO way I would pay that money for that dump. I have a 4 br 3 bath home with a bigger yard and the house is larger then the one shown here. There has been hardly any up grades done to that house. The tile in that bath room in from the 40's. WHo paints the bathroom brown? The garage red? The kitches has had new cabinetts installed but the hardwood floors do nothing for that house they are ugly dark brown and I bet the kitchen has them too and that does not go with the cabinetts. That bedroom with that bed crammed in it tells you how small that room is, Nope maybe 650,000 but not 1.4 mikllion lol

I live in southern California and own a couple of houses that I have remodeled. I'm not a professional designer but one only has to look at design magazines for inspiration. This house is not what I'd call turnkey. Looks like some cosmetic changes have been done but nothing really worth the price in this market. Kitchen cabinets look stock from Lowe's or Home Depot. Bathrooms the same. I saw the same tile in bathroom on sale for about $3.00 a square foot. Nothing looks high end. I agree a good stager would do wonders. Who chose those colors? At least in the pictures the wall color in the kitchen do not do anything to show off the cabinets nor the granite back splash.

Can't swim laps in the pool?
Converted garage (illegal?) No covered offstreet parking as required?
Yes, simply a tract home with a lot of "gingerbread" & over-priced - That's why it hasn't sold.
