Carmel's Butterfly House, Estate of the Day

Although I've seen thousands of houses during my days writing the estate of the day posts there are always a few that are memorable. Today's revisit is definitely one of them. The Butterfly house is one of just five truly oceanfront properties in Carmel, California. The front of the home does look a bit like a butterfly perched on the point. The home has stunning views and you are practically directly involved with the ocean. The three-bedroom home has an interior courtyard with a swimming pool that still has ocean views thanks to the home's walls of glass. The home has been restored and renovated. We only had a couple of interior pictures last time but it looks like there have definitely been some upgrades. When we saw it back in 2007 it was on the market for the first time in 50 years. Back then it was listed at $19.995 million, now it's at $22 million.

Nice, but overpriced and needs some major updating.
I have always found that a strange marketing ploy -- when a house doesn't sell for several years ... raise the price to increase interest.
This one is $9.5M less (after several intermediate price reductions) and is MUCH nicer (and larger).

This is remarkable but Eric's right -- the one he links to is spectacular and a better value. I guess the distinction is this one is in town, the other's south of Carmel heading towards Big Sur.

Last time I said that the Butterfly house I said that it looked like a trailer park set upon the rocks. It is much nicer now but still tiny. That other house you link to, however, that's a real house with everything you could want to live there all year round, even a home theater. Nice!

Nice, but I've seen far nicer properties for less than $22MM.

I agree, $22 million is way too much. A big downside is that you have a neighbor right smack next door. For that kind of money, I'd expect a bigger lot and more privacy. If you look at the map and do a bird's-eye view, it looks like they sold off some of the original lot and squeezed in two other houses. Too bad, because without those other houses it would have been a nice piece of land.

Ditto Eric's property is a much better value. The butterfly house needs major upgrading. There are a few cool features.
