hang some drywall and paint some of it a dang different color and it'll be fine.

That is a great price, especially for the area. Some new furniture, new painting, some minor renovation and you have a very serene nice home.
Ironically when walking today I was looking at homes for sale, out of curiosity, that are in the flat areas of west hollywood, and they have little to no yards, and they go from around 1 million-3 million but are brand new. So since it will probably sell for 3.5 that's a bargain!
