$40 Million Estate on Broad Beach, Estate of the Day

Malibu has many homes on the beach. What it doesn't have is many beachfront compounds and one of the prettiest just came on the market at $39,995,000. This gated estate consists of two separate -- and equally beautiful -- beachfront cottage-style homes. Both have been remodeled to the nines and sit on a combined 175 feet of choice Broad Beach beachfront.
The home on the east has four bedrooms, four bathrooms; there is a guest suite with its own kitchenette. The interior has walls of glass with bamboo floors that open to a landscaped center courtyard and a PebbleTec pool. The home's master suite has high vaulted ceilings and French doors opening toward the ocean.
The second home has four bedrooms and five bathrooms with custom tile work and cabinetry throughout. The master suite has his-and-her bathrooms. Combined, there is 5,887 square feet of living space. Both properties were constructed in 1961 and have been completely updated. The ocean views, of course, need no updating and remain breath-taking.
What makes this property even rarer is its location. Broad Beach, the 1.1-mile stretch of sand near the northern border of Malibu, is a quieter beachfront scene than either Carbon Beach or Malibu Colony. The Broad Beach neighborhood has about 108 beachfront homes and some undeveloped lots. It's had its share of celebrity residents through the years -- Goldie Hawn, Dustin Hoffman, Danny DeVito and Steven Spielberg -- but does a better job of managing the paparazzi than other parts of Malibu.
Wailani O'Herlihy of Sotheby's International Realty, Malibu, has the listing.

This is nice, but still in need of some serious updating.
I think the selling price will be in the $25-30M range.
I have seen plenty of oceanfront properties in Malibu with 175' frontage in the $15-20M range.
Don't see the extra value here just because of two dated homes.

ITA, the location is incredible, but the house(s) are definitely teardowns.

Where do you park?

There is a road behind the house (uphill). There is probably a garage up there somewhere.
I'm with everyone else. These house are teardowns and I sure hope those pictures were taken at high tide.
Now all you is a tsunami barrier of some sort. I don't see one.
