For a while Tusculum was the most expensive property listed in Princeton, New Jersey. It's lingered on the market for two years and is now down to $9.75 million from a high of $12 million when it was our estate of the day. On top now is this charming Georgian manor house on 22 acres. This is a charming place except for one thing. What is it with these ugly media rooms. Why not get some nice furniture. Some nice couches. Anything but chairs lined up like your in a theater. Does no one know how to make a nice cozy media room?

I love this. From the graceful stairway to the conservatory to the wisteria. I have to agree with Zoey's comment about the media room, however. It looks unfinished compared to the rest of the house.

Fugly, from the giant parking lot at the entrance to the hideous 1980s "french country" decor.
I hope the person who buys this makes the effort to fix it up.

To each her own, Kate. I think this is one of the most gracious and beautiful homes/estates inside and outside, ever posted on Luxist.
Makes me wonder why it's for sale at all.
