Edgardo Alfonzo in Little Neck, New York

Former New York Mets baseball player Edgardo Alfonzo would really like to sell his home. Alfonzo has reduced the price on his home in Little Neck, New York multiple times. It went on the market in late 2006 for $8 million and has now been lowered at least four times since then and as Newsday's Real LI column reports, is now listed at $5.1 million. Alfonzo paid $900,000 for the property in 1999 and has spent nearly as much in remodeling. The five-bedroom home includes a theater room and the lower level includes a batting/golf cage. The small backyard includes a pool. Can he sell at $5.1 million or is he going to have to lower the price again?

It isn't horrible the way I expected it to be, but of course, it's empty also. It does look to be a very narrow lot, close neighbors.

Staging this home to tap one's senses is a must do to highten the appeal for the buyer. The target market for this property requires the highest level of furnishings and smart accessories to stimulate a sale. Let's talk,

I live a block away from this house in Little Neck and this house was a small expanded ranch when Mr. Alfonso purchased it for $900,000. The home was built from scratch, at a cost of much more than "close to what he paid to purchase it". The master bathroom alone cost over $750,000. It's a 10,000 square foot house, and building in Little Neck costs about $800,000 per 3,000 square feet. So do the math. Insiders in the real estate business say he has reduced it to his cost in order to move it immediately.

its still overpriced IMO. $3.5mio MAX would be a more reasonable price considering its location, the economy, and lack of land.
