15 Central Park West, Estate of the Day

NYC seems to be surviving the housing market's slow decline better than most cities. Case in point: This $80,000,000 condo at 15 Central Park West. Located on the 40th floor, the home, built in 2007, is 5,276 square feet and has unobstructed views over Central Park West and the Hudson River. Of the 9.5 rooms, there are 4 bedrooms and 5.5 baths, and the major rooms have 14-foot ceilings. There's a library and a fireplace (only one?). The ground floor suite is 1,222 square feet with private street access that would work for owner staff offices. There's also the usual building amenities: doorman, courtyard, health club, pool, and garage. As with most condos and with many homes in NYC, you pay way more than the purchase price. This home requires monthly maintenance/CC of $5,425 and monthly real estate tax of $2,081. Too bad the photos only show you the view -- I'd love to see the kitchen and bathrooms in a home like this!

I don't get this 80 million business. There are way prettier places in NYC right now for less. I would be willing to bet this is going to take a while to sell or they will have to lower the price. There is a 75 million place in NYC right now . Its bigger than this and its been on the market for quite awhile!

The difference is that this is a condo, and most of the other "best" apartments in NYC right now are coops..like The Pierre, and both apartments for sale at 740 Park right now, and basically 99% of the best buildings along Fifth and Park. The reason they stay for sale for so long is the coop boards. They can veto whomever for whatever.

how do you get away with only $24k in tax on something that's $80mm? That's below the taxes on a $1 mm residence.

i agree. you can buy something much nicer elsewhere for less than $80 million. views aren't everything.

LOL! $80,000,000?????....for a VIEW????? I guess if you can afford that, you have no concerns about transportation.... or claustrophobia when you go out on the street! No, thanks! My home is less than 2,000 sq.ft. out here in the "sticks" of Long Island, but we're more than content in our decidedly low-budget "palace". This obscenity just illustrates again that poverty can, indeed, be a virtue; and a painless one at that.

Everyone is talking as though this price is totally normal. It's astronomical and actually disgusting to think that a home can cost so much money. No wonder there are people living in poverty, going hungry, whatever-it's because there are actually people who can afford to pay that much money for a home

This again is the way of keeping the middle classed and undesirables out of certain areas. What else is new?
Bill Cosby, Oprah Winfrey, and Will Smith might be considered for those type of condos...but would they even look at it?
I dunno! I can barely put food on the table after I pay $1600.00 for a RENTAL for myself, my mother and my son! My Mom is 78 years old. I lost my husband to a illness, and my son is15 years old. I rent the two main floor and 2nd floor to a lovely home in Queens Village. I have full access usage to the back yard. I have a front entrance and a back entrance. Total cement yard with yard chairs and I can have cook outs when I want. I just have to notify the landlord. Problem? I pay full utility bills....I live on a fixed income...so it is a major struggle. But I like the place for my son's sake. He needs his own space....so I gave him the master bedroom. It is approximately 13x 17 size. My bedroom is a little bit smaller but has very nice closet space. Area is quiet and I have a multicultural blend of neighbors....My mother loves the community!----So I scarifice for a little home based comfort....but it is still a struggle for the working class folk. I do not own....I just rent....so no taxe rightoffs or anything! Boo Hoo!

I don't understand how average people can afford these high dollar homes. I have noticed that in some of these cityies a small 1400sq ft home can cost half a million dollars. Do people just make more money per hour in these cities?

I know this is a few weeks too late, but I thought the views shown in a recent Vanity Fair article (http://www.vanityfair.com/culture/features/2008/09/centralparkwest200809?currentPage=2) help explain the price. The top penthouse's "patio" is absolutely phenomenal.
