Nouvelle at Natick

Condominiums attached to retail space are becoming more and more popular. I recently wrote about a California development within a mall and I just came across an article in the MetroWest Daily News about a New England high-rise condominium which is attached to a mall. Nouvelle at Natick is a 215-unit development that is attached to the former Natick Mall, now renamed the Natick Collection. The mall now includes Neiman Marcus , Louis Vuitton , Tiffany, BCBG , and will also include Burberry , Juicy Couture , Michael Kors , and the first Nordstrom in Massachusetts. It will also be home to upscale eateries including Boston's dessert-centric Finale.
There are one, two and three-bedroom units including penthouses. Amenities include a 1.2-acre rooftop garden, Parc Nouvelle, which is the largest of its kind in New England, Club Nouvelle, a private club with a dining area and a library and the Bosse Fitness Center. Prices start at $425,000 and go up to $1.6 million for a penthouse.

I've seen similar "lifestyle developments" and have yet to figure out why anyone would be interested. The desire to live above a GAP is so strong? P.F. Changs cravings at 6pm when you're just too blitzed to drive? If you have to live above your shopping, put down the credit card and seek help.

Are you kidding? It's not about the "mall." Although the clientelle traipsing through a mall full of first-rate, upper-edge, well-secured stores is less likely to mug you on you way home than in some rundown retail areas of high rent districts of many major cities. Living in modest luxury, near major highways, 3 minutes from an airport shuttle, 90 minutes from Cape Cod sailing/Newport Jazz/New England Ski Resorts is fine. Living in a busy area with active/productive people is great. Being 2 minutes from a commuter rail to downtown Boston is nice. Never having to shovel,plant,paint, rake leaves, or walk to a car in rain/snow is excellent. Having an excellent collection of stores/restaurants nearby is handy--especially during a 2 day Nor'easter . . . but stores are not the deciding factors in living "mall-side." If you prefer to spend most of your time sitting poolside and planning early-bird discount dinners hundreds of miles away from cosmopolitan life--this may not be for you. But, for others, it's Nervana.
