Osterville, Estate of the Day

This summer is one of the first in my life that I won't be visiting Cape Cod so I have a tender spot for Cape real estate at the moment. This home in the quaint village of Osterville in the middle of the Cape offers a few key features prized in a Cape home. This Pine Island estate is surrounded by water and has over two acres of space, much of it is unspoiled marsh. A deepwater dock provides quick access to the ocean. The house itself was built in the 1930s and has a charming shingled exterior. Because it is an older Cape home the ceilings seem a bit low and some of the rooms have been updated while others look like they haven't been touched in a while. Still, the bones are good and the charm is intact. The home is listed at $9.9 million. After the jump, an upstairs in desperate need of an overhaul.

Scratching my head, wondering just what $9.9 million is paying for?

To Cathy's remark (posting #1) I'd have to *guess* it is location first and foremost as Osterville is one of the wealthier seasonal enclaves in MA.
However, it simply isn't a "wow" residence nor would it be without a great deal of $$ improvements. The only big thing it has going for it is that lovely shingle style exterior and its 70 + years of age.
Otherwise the interior is dated, bland if not fully absent of expected architectural details, and those poor color choices - whats with the Mary Kay pink/coral everywhere? This isn't Bemuda and even then it would be overkill.
Note to listing agent: at lest stage that house for a photo shoot before you swing for north of $9 million.
