Savage Island, Estate of the Day

It's private island time again. This time we are headed to Savage Island, a 413-acre private island adjacent to Hilton Head, South Carolina. The island can be reached in five minutes from a private residence, dock and boat landing on the mainland in Bluffton, SC. The Island and mainland properties are protected by the nature conservancy and the island is a private nature preserve with deer, quail, ducks, heron, wood stork, ibis and shore birds. At the center of the island there is a ten-acre saltwater pond that is home to large spot tail bass and flounder for fly fishing. And big game fishing opportunities for mahi mahi, tuna, marlin and sailfish is within easy reach.
You aren't really buying for the house in this case but the three-bedroom home is a series of pavilions. One is the master suite with his and her baths. A second pavilion is home to a great room that is surrounded by expansive screened porches for outdoor dining. The third pavilion contains the two additional bedrooms and a bath. The compound also includes stables, paddock, dog kennels and a caretaker home. It is listed at $15 million. After the jump, you are going to need a boat or maybe several boats.

Looks like a nice muddy, mosquito infested place to me.

Call me selfish, but for my 15 million I'd like a house that didn't look like Ma Kettle just had her cold dead body removed.....

I dunno. Looks like this place has been run over by a couple hurricanes in the big picture. I think that's a very ambitious price.

I had not heard of this place and then to my surprise the house and island are right ehre next to Hilton Head! I am in Hilton Head right now and I must say my accomodations (a small but manicured 2 br/2 ba condo are nicer than the house in the picture. But since I don't own an island (only my condo) I would still take the island - but for less than $15MM.....real estate sales are a bit slow in Hilton Head this season!

$32K per acre for unbuildable land? I suspect 1/2 of it is probably not truly above high tide - if you step on it then it probably drops 5 feet!
I guess the contract with the Nature Conservancy must not be very tight so they expect someone to pony up the money and be able to get out of that contract to be able to build. ?

yeah, that's excessive. It is to the immediate west of Bull Island and largely surrounded (existing of?) sand bars. In a free world one could simply add a bridge and build a road out to it. Not sure the sound is deep enough for any large vessels.

Comparables: Belizean dive resort island at $51K/acre. http://www.caribbeanislandbrokers.com/Turneffe-Atoll-Dive-Resort/
Beachfront resort at $26K/acre.
Clearly some people in the world have more money than sense. I guess as long as the Federal Reserve keeps printing money then their consorts will be able to keep spending it.
