This home is DOOMED in a Nor'easter, and forget it if they get the tail end of a hurricane.  I heard from a Realtor friend of mine the house has been for sale for a long time, and nobody will buy it (the asking price is VERY reasonable, considering you could buy a 2 bedroom condo for nearly $1M three blocks from the water in the same city!) but the home and land is UNINSURABLE and if you cannot afford to buy this place with cash, no mortgage company will give you a loan for it, regardless of your credit and collateral, if you cannot get insurance on it.  Insurance WOULD cost about $25K per year IF you could find it!! In fact, the island itself is spectacular. The property has been on the market for a long while and nobody can dispute the fact that it is a high risk investment.
