I see wine storage even within self storage facilities where you have NO idea what the guy storing beside you has in his locker.  We considered this when we formed Iron Gate Cellarage and have the building completely seperate. In fact, we will allow NO mechanical equipment in the vault that could possibly short and start a fire and all wiring is encased.
